While specific active promotions are not provided in the given information, prospective residents could inquire about the following typical offerings often found in manufactured home communities:

  • Competitive Lot Rent: The primary ongoing "offer" is often the competitive pricing of the monthly lot rent. This rent covers the lease of the land and usually includes various community services, making the overall cost of living potentially lower than traditional homeownership.

  • Inclusion of Basic Services: The standard services bundled into the lot rent (such as waste management, common area maintenance, and road upkeep) can be considered a form of ongoing value or "offer," as they simplify budgeting and reduce out-of-pocket expenses for residents.

  • Affordable Entry Point to Homeownership: For many, the most significant "promotion" is the ability to achieve homeownership at a lower initial cost compared to purchasing a traditional stick-built house. This accessibility can be a major draw for individuals and families in Pennsylvania.

  • New Home Purchase Incentives: If the community also sells new manufactured homes directly or through preferred partners, they might occasionally offer incentives such as closing cost assistance, upgrades, or special financing terms for new home purchases within the community. These are typically short-term and depend on market conditions.

  • Referral Programs: Some communities have referral programs where existing residents receive a credit or bonus for referring new residents who sign a lease.

Don't move into this community. It's owned by an investment company in NYC and they keep raising the rent so they look good to their investors. It's far from the good community that it was when I moved in and it was owned and managed by people that cared for the residents.

My trailer is fine and could be comfortable except for the OUTRAGEOUS NOISE produced somewhere underground and making sleep impossible. Anyone else have this problem?

Owner let's anyone move in without a background check and this Moblie Home Park isn't like it used to be when I moved in (neighbors are no longer friendly), In the 26year I've lived here this mobile park still doesn't have an second emergency exit and it been like this since I've moved in July 1999.

The manager has been very unpleasant over the years. His interactions with me has been borderline harassment and slander. I keep to myself and never bother anyone. My rent is paid every month. I have been here for six years and finally decided I just wanted to sell my trailer and move. After notifying the park, they stated they will refuse to provide any new owner with a lease for my trailer and it will be required to move. This trailer was built in 1980. The likelihood of finding a company who will move a trailer of that age is not possible. Not to mention it will cost the amount the home is worth. This prevents me from selling my trailer. This is after forcing me to make almost $1000 in improvements to the outside of the trailer just to continue to reside here. I question the legality of this request and encourage others to speak up if you have experienced similar unfair treatment at this park.
