Green Acres Manufactured Home Park About
For Texans seeking housing alternatives in the expansive Houston metropolitan area, mobile home parks like Green Acres Manufactured Home Park often represent a segment of the affordable housing market. Located at 13501 Hooper Rd, Houston, TX 77047, these communities typically offer residents the opportunity to rent a lot for their manufactured home, providing a different pathway to home living compared to traditional apartments or site-built houses.
When considering any long-term residential community, especially one that involves bringing your own home, it is crucial for prospective residents to gather comprehensive information and understand the experiences of current or past applicants. Public feedback for Green Acres Manufactured Home Park, unfortunately, highlights significant concerns regarding the application process, communication from management, and perceived fairness in tenant selection. One detailed review describes a frustrating experience where an applicant felt unfairly treated and discriminated against, citing inconsistent requirements for mobile home approval, lack of follow-up on applications and inspections, and alleged favoritism.
The review specifically mentions issues with the mobile home inspection process, where requirements seemed to shift, and the applicant's well-maintained home was rejected while another, reportedly in worse condition, was approved. Another review broadly criticizes "Bad service" and a lack of professionalism and empathy from management. These accounts suggest that while the park may offer available lots, the process of securing one could be challenging and potentially inconsistent.
Prospective residents should approach Green Acres Manufactured Home Park with a clear understanding of these reported challenges. It is highly advisable to clarify all application requirements upfront, obtain all commitments in writing, and perhaps speak with multiple staff members if possible. Thoroughly documenting all interactions and requirements, including property inspection criteria, would be a prudent step.
Green Acres Manufactured Home Park serves the housing needs of a segment of the Houston population. For those exploring options in the 77047 zip code, careful and diligent investigation into the application process and current resident experiences is paramount to making an informed housing decision.
Green Acres Manufactured Home Park is situated at 13501 Hooper Rd, Houston, TX 77047, USA. This address places the park within the sprawling Houston metropolitan area, specifically in the southern part of the city. For Texans, this location offers a blend of suburban living with relatively convenient access to the vast amenities and opportunities that Houston provides.
Hooper Road is typically a local thoroughfare, connecting to larger arterial roads and ultimately to Houston's extensive freeway system. Residents of Green Acres Manufactured Home Park would likely find themselves within a reasonable driving distance to major highways such as US-288, and perhaps Interstate 45, which are key routes for commuting throughout Houston and accessing different parts of the city. This connectivity is crucial in a city as large and spread out as Houston, allowing residents to reach employment centers, commercial districts, and recreational facilities.
The 77047 zip code area is characterized by a mix of residential communities, light commercial businesses, and industrial areas. For daily necessities, residents can expect access to a variety of local services, including grocery stores, pharmacies, and casual dining options, typically within a short drive. Access to public transportation options, if available in this specific vicinity, would be an important consideration for those without personal vehicles.
While the immediate surroundings on Hooper Road might offer a more localized feel, the broader access to Houston means residents are not far from world-class healthcare facilities, diverse cultural attractions (museums, theaters), major sports venues, and extensive shopping and entertainment districts. This proximity to a major urban center is a significant aspect of living in this part of Houston.
The location in Houston, TX 77047, is suitable for individuals and families who seek more affordable housing options within the metropolitan area, while still requiring practical access to the city's widespread resources and job markets.
As a manufactured home park, Green Acres Manufactured Home Park would typically offer fundamental services essential for residents who own their mobile homes and rent the land lot. However, it's crucial to acknowledge the significant concerns raised in public reviews regarding the quality of communication, transparency, and fairness in the application process. The following outlines what would generally be offered by such a park, with the strong caveat that prospective residents should thoroughly verify the current state and reliability of these offerings.
- Mobile Home Lot Rentals: The core service provided is the rental of land lots upon which residents place their own manufactured or mobile homes.
- Utility Hookups: Each rented lot would typically be equipped with connections for essential utilities, including water, sewer, and electrical service. Residents are usually responsible for setting up and paying for their individual utility accounts.
- On-Site Office/Management: The park reportedly has a leasing office with an assistant agent and a manager. Ideally, this office serves as the primary point of contact for inquiries, application processing, and addressing resident concerns. (Note: Reviews highlight significant issues with management responsiveness, transparency, and perceived fairness in application decisions.)
- Application Processing: The park has an application process requiring documents, deposits, and administration fees to qualify potential residents. (Note: Reviews indicate concerns about the consistency and transparency of this process, including requirements for mobile home inspections.)
- Park Maintenance (Common Areas): While not explicitly detailed, a mobile home park is typically responsible for maintaining its common areas, such as internal roads and shared spaces. (Note: One review implied concerns about the condition of some homes already on the property, which can reflect on overall park standards if not addressed by management.)
- Community Guidelines: The park would have established rules and regulations for residents to ensure a harmonious living environment.
Given the serious nature of the concerns raised in public reviews regarding application processing, communication, and perceived discrimination, any prospective resident should exercise extreme diligence. It is highly advisable to obtain all requirements and agreements in writing, thoroughly understand the mobile home inspection criteria, and maintain clear documentation of all interactions and submissions. Direct and persistent follow-up would be necessary to ensure transparency.
When assessing "features" and "highlights" for Green Acres Manufactured Home Park, it's necessary to frame them within the context of the severe concerns raised in public reviews. The primary inherent "features" relate to its nature as a mobile home park and its location in Houston, rather than consistently positive operational highlights.
- Access to Mobile Home Lots: The fundamental feature is the provision of available lots for rent to place manufactured homes. For individuals who already own a mobile home and are seeking a lot in the Houston area, this availability is a core consideration.
- Location in Houston, TX: Situated in the 77047 zip code, the park offers a housing option within the expansive Houston metropolitan area. This provides residents with access to Houston's vast job market, educational institutions, healthcare facilities, and diverse urban amenities, which can be a significant advantage for many Texans.
- Potential for Specific Lot Sizes: As noted in a review, there may be specific lot sizes available (e.g., 16x76), which could be a feature for those with particular mobile home dimensions.
However, it is crucial to juxtapose these inherent features with the significant negative feedback from applicants:
- Inconsistent Application Process: Reviews highlight a lack of clarity and consistency in the application and mobile home approval process, including seemingly arbitrary inspection requirements and lack of communication after submissions.
- Concerns about Fairness and Discrimination: A serious allegation of unfair treatment and discrimination was made, suggesting that the application process may not be transparent or equitable.
- Poor Management Communication: Multiple reviews indicate a severe lack of communication and follow-up from the management, leading to frustration and uncertainty for applicants.
- Perceived Lack of Professionalism and Empathy: General sentiment from reviews points to unprofessional and unsympathetic interactions with management.
- Questions about Mobile Home Standards: The review noting the approval of a seemingly "bad condition" mobile home while a better-maintained one was rejected raises concerns about consistent standards for homes allowed into the park.
Therefore, while the park theoretically offers a housing option in Houston, the reported operational challenges overshadow what would typically be considered "highlights" in a well-managed community. Prospective residents must consider these significant issues as part of the overall "features" of the park experience.
Given the nature of the public reviews for Green Acres Manufactured Home Park, which primarily detail significant challenges with the application process, communication, and perceived unfairness rather than positive resident experiences, it is highly unlikely that the park would actively advertise or offer typical "promotions" or "special offers" in the conventional sense. The feedback suggests that the park's operational focus may not be on attracting new residents through incentives, but rather on its existing processes, however flawed they may be.
Mobile home parks primarily generate revenue through:
- Lot Rental Fees: Residents pay a recurring fee for the use of the land lot upon which their manufactured home is placed. This is the core financial arrangement.
It is improbable that Green Acres Manufactured Home Park would offer incentives such as:
- Reduced Security Deposits or Application Fees: While an application fee and deposit are required, there's no indication of reductions or waivers.
- First Month's Free Rent: This is a common incentive at many rental properties but is not suggested here.
- Referral Bonuses: There's no information to suggest a program to reward existing residents for referring new ones.
- Seasonal Discounts: Pricing is generally stable for mobile home lots, without seasonal fluctuations typical of RV parks.
Instead, any "offer" would simply be the stated price for lot rent. Prospective applicants should focus their inquiries on:
- Current Lot Rental Rates: Obtain a clear, written statement of the monthly lot rent and any other associated fees (e.g., administration fees, utility charges).
- Lease Terms: Fully understand the duration of the lease and any clauses related to maintenance responsibilities, park rules, and conditions for moving in/out a mobile home.
- Application Fees and Deposits: Clarify all upfront costs and their refundability.
Due to the serious concerns about unfair treatment and lack of communication, any discussion of financial terms should be accompanied by extreme caution. Prospective applicants should ensure all requirements are fully transparent and documented before submitting any fees or personal information.
For inquiries regarding Green Acres Manufactured Home Park, based on the provided information, the following contact details are available:
- Address: 13501 Hooper Rd, Houston, TX 77047, USA
- Phone: (713) 433-7788
- Mobile Phone: +1 713-433-7788
Given the public reviews highlighting significant communication issues, including unreturned calls and lack of follow-up, prospective applicants should be prepared for potential challenges when attempting to reach the park or receive timely responses. It is highly advisable to follow up on any applications or inquiries persistently and to document all communications, including dates, times, and the names of individuals spoken to. As one review mentioned, there may be a corporate office; seeking this information could provide an alternative channel for communication if direct contact with the park's local management proves difficult or unsatisfactory.
For Texans in the Houston area, particularly those seeking specific housing solutions, Green Acres Manufactured Home Park presents a complex consideration for its suitability. While mobile home parks often fulfill a vital role in providing affordable housing, the reported experiences from applicants raise significant concerns that directly impact its overall suitability for locals.
The primary reason a local might consider Green Acres is its location within Houston, TX 77047. For residents needing to be within the metropolitan area for work, family, or access to Houston's extensive services, the park offers a potential site for a manufactured home. This provides a detached living option that can be more cost-effective than traditional homes or apartments, appealing to those on a budget who own their mobile homes.
However, the detailed reviews highlight severe issues that greatly diminish its suitability. Concerns about inconsistent and seemingly unfair application processes, a lack of transparency, and poor communication from management are critical barriers. Locals seeking a reliable and fair housing experience will find these reported issues deeply problematic. The allegations of discrimination and favoritism, if true, indicate a fundamentally unsuitable environment for equitable housing access.
Furthermore, issues like homes in seemingly poor condition being accepted while well-maintained ones are rejected, if accurate, point to inconsistent standards that could negatively impact the overall quality of life and appearance of the community for all residents. A community's ability to maintain a decent living standard is paramount for its residents' well-being.
In conclusion, while Green Acres Manufactured Home Park technically offers mobile home lots in Houston, its suitability for locals is severely compromised by the reported operational and ethical challenges. For any Texan considering this park, the utmost caution and diligent investigation are absolutely necessary. They must be prepared to face potential communication difficulties and inconsistent policies. Without significant and demonstrable improvements in management practices, transparency, and fairness, it remains a highly problematic option for locals seeking a secure and respectful living environment.
Customer Reviews
Finally, after 3 months driving around the Southwest area looking for a lot to sit down my 2001 mobile home. I found Green Acres property with 2 spots available to rent and one of them was the size of my mobile home 16x76. I was excited and went inside the leasing office to get information of availability. The assistant agent Maria told me that for a fact that spot #166 was available for rent. So, I requested the application and the list of documents needed in order for me to qualify. Maria, confirmed to me that if the next day, I brought all the required documents, deposit and administration fees to her. She was going to process the application and was going to let me know if I was approved or not. But, she never called me back. So, I decided to make a visit to find out why she didn’t called me back with the results of my application. Maria then told me that the manager Jessy didn’t accept the pictures of my mobile home I had provided them that supposedly it wasn’t enough. Since, in the past future residents had provided them pictures of mobiles that wasn’t theirs. So, as per the manager instructions assistant agent Maria requested the address where my mobile home is currently sitting to take a inspection visit. I never knew, that a previous inspection was required by a mobile home park in order to then process an application. What I know the first step to take is to process an application to find out if that person is approved. Then, if a repair is required right there then you are told what it needs to be done before moving it to the property. Once Again, after the day of the inspection no one call me back. Until, I went to the office to asked what happened with inspection results. Maria, without an explanation return the application untouched, all my documents and fees. I was very sad and hopeless. I believed, I was threatened unfairly and discriminated by the property manager. Because, the same day, there was another lady apparently a friend of hers applying for the same spot and I heard the manager saying to her what repairs need to be done to get the spot. So, that’s why, I believe I was threatened unfairly and discriminated by the manager having favors towards her friends. Finally, I have picture proofs that I will upload along with this review of a recent mobile that was approved, moved to that property and is under remodeling that looks in bad conditions. My mobile home looks 3 times better than that one. It just needs power wash and small details. I also, submitted an online complaint to the corporate office towards the manager at Green Acres Management and no one has contacted me back to apologize and to take action to this matter. Ps: the first 4 photos are for the mobile home in the property that is under remodeling and the last 6 photos are for my mobile home.
Bad service, they are not professional at all nor do they have a little empathy, a shame of person the manager only wants your money and does not help at all is a mrd completely,
I have lived in Green Acres for a few years and I love it here. Sometimes the policies can feel strict, but then you see someone that is taking it to the extreme and it makes it obvious why we have the policies. The office staff is awesome and fair. If they are telling you to clean up your yard, it's because EVERYONE is being told that, and I have seen some of these people's yards, YIKES. If you're doing things correctly, you will be happy here. If you are living foul, changing location won't help the problem.
I’ve been at this location for 12+ years. I’ve seen many managers come and go, and many changes along the way. Under the current management, over the last 4 years, there have been many improvements. The manager, Yesenia, is very kind and patient. Always there to help when needed. *The property has been cleaned up tremendously! There used to be a “dump” right outside the main entrance, it has been cleaned up, and preventions have been taken to keep it from accumulating again. *The pool area has been cleaned up, and new furniture and umbrellas have been provided for the tenants. *Mailboxes have been completely replaced. *Properties that were falling apart/in disrepair have been removed and replaced as tenants have moved. *Properties have been painted and porches have been replaced. My only complaints *People not only dump trash. Unfortunately, our area has become “the spot” to dump animals. This is not the parks fault, but is definitely an issue. *The rent has increased quite a bit over 12 years, but what place hasn’t?
Just had to come here and say how outstanding management is in the property. Very clean and very quiet.I’m unsure why there is a lot of negative reviews. I have been here for three years almost 4 and things have always been great. Sometimes people don’t like to follow rules and it shows. My experience here is a 10/10
