Lamplighter East Mobile Home Park is situated in Pasadena, a significant city within the sprawling Houston metropolitan area, offering residents access to a broad range of urban amenities and employment opportunities.

When evaluating a mobile home park for your next home, it is crucial to review all available information, including direct feedback from current or past residents. Reviews for Lamplighter East Mobile Home Park offer a mixed perspective that prospective residents should be aware of. Some comments highlight strict park rules regarding vehicle limits and prohibited items like trampolines, alongside concerns about the condition of internal roads and reported instances of flooding after rain. There were also remarks about perceived high lot rent relative to other costs, and challenging interactions with front office staff. It's important to understand that mobile home parks, by their nature, have rules to maintain community standards, and the perceived value of lot rent can vary. While these specific points raise questions for potential residents, the park nonetheless represents an established presence in Pasadena's housing landscape. Thorough direct inquiry with park management and a clear understanding of all terms and conditions are highly recommended before making any long-term commitments.

Services Offered

Based on the nature of mobile home parks and the provided customer feedback, specific detailed services at Lamplighter East Mobile Home Park are not extensively outlined. However, residents would generally expect the following core services in a mobile home park setting:

  • Mobile Home Lot Rentals: The primary service is providing designated lots for residents to place their manufactured homes. These lots typically come with utility hookups.
  • Utility Hookups: Residents can expect access to essential utility connections at each lot, including water, sewer, and electricity. It is crucial to confirm with park management whether utilities are included in the lot rent or are billed separately.
  • Road Maintenance (Implied): While reviews mention issues with potholes and flooding on internal roads, the existence of a road network within the park implies a responsibility for maintenance, even if it's perceived as insufficient by some residents.
  • Trash Service (Implied): One review mentioned being "given a trash can," suggesting some form of trash collection service is provided, though specifics on frequency or cost should be verified.
  • On-Site Office/Management: The mention of a "lady at the front office" indicates that there is an on-site or accessible management presence to handle inquiries, payments, and enforce park rules.

Given the customer feedback, it is particularly important for prospective residents to gain absolute clarity on which services are included in the lot rent, what additional fees may apply (e.g., for utilities, trash), and the park's approach to road maintenance and flood mitigation.

Features / Highlights

Based on the provided reviews, the features and highlights of Lamplighter East Mobile Home Park are perceived differently by various residents.

  • Established Pasadena Location: The park is an existing mobile home community in Pasadena, offering residents the opportunity to live in an established area with access to city amenities.
  • Potential for Affordable Living: Mobile home parks are often sought out as a more budget-friendly housing alternative compared to traditional homeownership in the Houston metro area. The park's structure involves paying for the mobile home itself and then renting the lot.
  • Community Rules and Regulations: The park operates with a set of rules governing aspects like vehicle limits (e.g., no more than 2 vehicles) and property items (e.g., no trampolines). While some residents find these restrictive, they are intended to maintain community standards and appearance.

However, it is important to acknowledge reported challenges:

  • Road Conditions: Residents have noted issues with potholes and ineffective patching on internal roads, which can be a daily inconvenience.
  • Flooding Concerns: The park is reported to experience flooding with "any type of rain," potentially impacting accessibility to and from the property. This is a significant consideration for residents, especially in a region prone to heavy rainfall.
  • Limited Parking Options: Strict limits on vehicles and no permits for extra parking may pose challenges for residents with more than two vehicles, requiring them to find off-property solutions.
  • Perceived Value of Lot Rent: One reviewer suggested that the total costs (lot rent plus taxes and fees) could be comparable to or even more than owning a traditional house, indicating a perception of high cost for the value received.
  • Customer Service Interactions: A review mentioned a "lady at the front office" being "no help at all," suggesting potential difficulties in receiving assistance or clear information.

You can't do anything unless they approve, cannot own a trampoline at all, can't have more than 2 vehicles if you do the third will constantly be towed unless parked off the property at a friend or family members and no you can't get a permit to park in the extra parking. Road is full of potholes that they just patch making the road worse. Gets flooded with any type of rain where you can barely even drive in or out. Lady at the front office is no help at all either.

It's cool neighborhood just that if ur buying a mobile home ur gonna have to pay for it then rent the lot witch is about the same amount or more and on top of that you have to pay taxes on ur home and taxes on ur lot plus fees if they give you a trash can to put on the side they make you get it no obligations. What you pay is to much buy a house it's cheaper better and you pay ur own taxes.

These aparments are trash, the people who run them only care about their money and not the residents, and finally almost every house or apartment nearby have electricity but the people in the office dont want to fix the electricity.
