Green Cove Manufactured Home Community is located at 325 Green Cove Rd SE, Huntsville, AL 35803, USA. This address places it in the southeastern portion of Huntsville, a significant and rapidly growing city in Alabama. The community's location on Green Cove Road SE offers residents a balance between suburban living and access to Huntsville's extensive amenities.
Residents typically find themselves within a reasonable driving distance of various key areas and services. This includes access to major roadways that connect to downtown Huntsville, the significant employment hub of Redstone Arsenal, and the numerous shopping, dining, and entertainment options available throughout the city. While Green Cove Road itself might have a more residential feel, its connectivity ensures that residents can easily commute to work, access healthcare facilities, and enjoy Huntsville's many attractions, such as the U.S. Space & Rocket Center, Huntsville Botanical Garden, and various parks. The accessibility makes it a practical choice for individuals and families looking for manufactured home living with relative ease of access to urban conveniences, though visitors should note specific internal park rules regarding parking to ensure a smooth experience.
Green Cove Manufactured Home Community, like other mobile home parks, primarily offers essential services related to lot rentals and community management. Based on the standard operations of such communities, residents can expect the following:
-
Lot Rentals: The core service involves the leasing of individual plots of land where residents can place their manufactured or mobile homes. These lots are prepared with the necessary utility connections.
-
Utility Hookups: Each lot typically provides hookups for essential utilities such as water, sewer, and electricity. Residents are generally responsible for setting up and paying for their individual utility accounts with the respective service providers.
-
Community Management: A management team is responsible for overseeing the park's operations, including lot assignments, rule enforcement, and addressing resident inquiries. While office hours might be a consideration (as noted in one review, limited hours), this management oversight is standard.
-
Grounds Maintenance (Common Areas): Management typically handles the upkeep of common areas within the park, such as roads and shared spaces, to ensure a functional environment. However, the cleanliness and maintenance of individual home sites are generally the responsibility of the residents.
-
Rules and Regulations: A significant "service" from the park's perspective is the establishment and enforcement of community rules and regulations. These rules govern various aspects of living within the park, including vehicle policies, which are particularly highlighted in customer feedback regarding visitor parking.
Prospective residents and visitors are strongly advised to familiarize themselves with all park rules, especially those pertaining to parking, to avoid any issues.
Green Cove Manufactured Home Community presents several features relevant to its residents and potential visitors, with some critical points highlighted by past experiences:
-
Community Living Environment: The park fosters a community atmosphere, where residents may experience a sense of neighborhood and interaction. One reviewer noted "good neighbors" and a "welcoming community," where "kids played outdoors all the time."
-
Proximity to Key Huntsville Areas: Its location near Redstone Arsenal makes it particularly convenient for those working on the base, significantly reducing commute times. Additionally, it offers easy access to "great parks and good shopping" in Huntsville, providing residents with ample leisure and essential service options.
-
Sense of Safety: A former resident mentioned feeling "safe" while living there, which is a crucial factor for many individuals and families when choosing a residential community.
-
Management Responsiveness (with caveats): While some experiences highlight issues with towing policies, the sentiment that "maintenance was very helpful" and "office staff were great to deal with" (despite limited hours) suggests an underlying level of responsiveness for certain issues.
-
Visitor Parking Policy: This is a critical feature that guests and residents need to be highly aware of. The park reportedly enforces a strict two-vehicle-per-home policy and actively contracts with a tow company for immediate towing of unauthorized vehicles, including those momentarily parked for brief visits. This policy, described as affecting visitors even for short stops, is a significant operational characteristic and a point of frequent contention for visitors.
-
Rising Lot Rent: One resident noted that "lot rent goes up about 40 dollars every year," indicating a trend of increasing costs. This is an important financial consideration for long-term residents, especially those on fixed incomes.
-
Home Site Upkeep: Feedback also suggests that the park "don't make people clean up their trailers and it's getting very junky" in some areas. While this varies by individual lot, it indicates a potential lack of consistent enforcement regarding the aesthetic maintenance of individual properties, which might affect the overall appearance of parts of the community.
Mobile home communities like Green Cove Manufactured Home Community typically do not offer traditional "promotions" in the commercial sense, such as seasonal discounts or grand opening deals. Their core appeal often rests on competitive lot rental rates compared to other housing market segments. However, potential "offers" are more subtle and relate to the long-term living experience:
-
Access to Affordable Housing: The primary "promotion" is the inherent nature of mobile home living itself, which often provides a more affordable entry point into homeownership or stable long-term renting than traditional stick-built homes or apartments in the Huntsville market. This continuous affordability is a key draw.
-
Community Stability: For those seeking a consistent and predictable living environment over time, the long-term nature of mobile home communities offers a form of stability that can be considered a benefit.
Prospective residents should focus on understanding the base lot rental rates, any included utilities, and the terms of the lease agreement. It is highly recommended to contact Green Cove Manufactured Home Community directly for the most current information on lot availability, exact rental rates, and to inquire about all terms and conditions, especially those related to vehicle and visitor policies, before committing.

Customer Reviews
I WISH I COULD GIVE ZERO. Today I planned to visit my Aunt, Uncle and their small autistic child so we could go to a water park. I live 2 hours away from them. The plan was to meet them at their house and me follow bc I am not familiar with the area. Anyways, They live in the Green Cove Mobile home park. As Im pulling in I see a tow truck in the distance but think nothing of it. Once I arrive I notice they aren't ready just yet. Getting an autistic child ready and yourselves is one heck of a job. I decide to park and go in to see if they needed help. Within 5 minutes including the time of my knocking, I come back out to see a tow truck hooked up to my car. I run out and explain the situation. I even noted that my keys were still in the ignition and that my car was still cool because I had just turned the air off. The driver wasn't having it. I asked if he could call his boss so I could explain the mishaps. The driver did and the boss more or less said oh well. This is ridiculous! I asked what I was supposed to do and the driver tells me that for him to stop hooking my car up I had to pay him $150. Or wait until he took it to the impound yard and pay approximately $275. I was shook! Not to mention, I was not parked in the road. I was not blocking anything. I simply pulled over on the side of my aunts yard to run in and check on them! So, I asked how I could pay. He says oh it's cash only. WHO CARRIES CASH ANYMORE? This is obviously a way for them to screw people over. No one carries cash so it's an easy way for them to make more by taking it to impound. I'm so ashamed of this poor excuse of a company would do such. This tow truck followed me in, waited for me to park and go inside to make a quick buck! You should be sick at yourselves. I hope you have the life and day that you deserve. While this is happening, an elderly man stops to tell me that not long ago his daughter stopped by to drop off his medication and they immediately towed her car as well. Since she didn't carry cash either, she had to pay the wholeprice.. This is obviously a reoccurring thing and I will make sure everyone knows how inconsiderate this company is. I will be sharing my experience on all social media platforms and reaching out to others that have been taken advantage of. Make this right. The main excuse given by the tow company was that the mobile home park contracts them to do so and only two vehicles per home are allowed at any time. How are people supposed to have visitors? It welcomes visitors as you come in but piss on them once they actually enter?in my opinion the trailer park needs to be held accountable for being so inconsiderate as well. Do. Better. Yall.
Lot rent goes up about 40 dollars every year. As soon as I get a raise on my social security, I can expect the lot rent to go up. They don't make people clean up their trailers and it's getting very junky.
Our experience living here has been a nightmare. For starters we ended up with 2 landladies and signed 2 different leases. One for the mobile home, and one for the lot. Within 3 months of living there one of our landladies asked our 19 year old son for sperm to make a baby, literally 4 minutes after declining to donate to them through text message, she texts me and says Sharon in the office needed me purchase $50 per month pet insurance through the trailer park and pay her husband an insane amount of money for mowing grass in the yard that doesn't exist. The yard is a mud pit. I found out they are good friends so I've obtained a lawyer. Sharon is disrespectful, degrades her tenants by talking down to them as if she's better than them and always has an attitude. I'm almost 40 and have been renting since I was old enough and never have I ever been so disrespected and treated with such hatefulness. Repairs were never made. We have a hole rotted on the bottom of the door my German shepherd can stick his head through so we've had to block off that door and use the back door unfortunately. It's a mess. I cannot wait to move.
I thought there was no discrimination in the US, but I was discriminated against by the management here because I am Latino.
Some pissy people stole my dog and took him to the dog park and left him there. Telling people they saw us abandoning him fine if you don't like us but to do something like that and the manager helps and condones it. When its her friends doing it. UN kind of the people UN professional of the manager this trailer park truly holds some trash act tenants. Unbelieve-able.
