Features / Highlights

Merrimac Manor Mobile Home Community, based on available public feedback, presents a nuanced set of features and highlights that prospective residents in Alabama should be aware of:

  • Affordable Housing in a Growing Market: Positioned in Huntsville, a rapidly expanding city with an influx of jobs (e.g., Meta, Amazon, Toyota, FBI), Merrimac Manor offers an "attractive affordable housing opportunity." Its lot rents have been noted as "below market rents" compared to competing communities, making it a financially appealing option for many.
  • Individual Home Ownership: The community primarily offers homes for sale (not just rent), allowing residents to own their manufactured home while leasing the lot. This provides a sense of property ownership.
  • Recent Capital Improvements: Public data from sales listings indicates that current management has completed "extensive projects in the last few years to enhance the quality of the community which included improvements to the office, playground, roads, and landscaping." This suggests a commitment to maintaining and improving the physical aspects of the community.
  • Public Utilities with Direct Billing: The community benefits from "public water, sewer, and electric utilities that are direct billed to their residents," which can be beneficial by cutting down on costly utility expenses that might otherwise be absorbed into lot rent.
  • Pet-Friendly Environment: Merrimac Manor is noted as an "all-age, pet-friendly community," which is a significant highlight for pet owners looking for a place to live.
  • On-Site Amenities: The community boasts amenities such as an "on-site community office, playground," and "additional storage."
  • Concerns with New Management/Ownership: A significant highlight, though negative, comes from multiple resident reviews. There appears to have been an ownership/management change, with residents expressing concerns that the "new owners" got "rid of the manager who actually cared." The current manager is described as "very rude," "never there where you can speak to her," and prone to "evict you over anything," with "no talking to her about issues."
  • Eviction and Payment Resolution Issues: Reviews highlight frustrating experiences where management was unwilling to work with residents on payment issues, even when residents offered to make things right and cover legal fees, leading to eviction threats and the loss of homes. This indicates a perceived lack of empathy and flexibility from the current management.

These highlights collectively suggest that while the community offers strong physical and financial advantages, the management aspect, particularly under the newer ownership, has been a significant point of contention for some residents.

Promotions or Special Offers

Based on the publicly available information, there are no specific promotions or special offers for Merrimac Manor Mobile Home Community explicitly advertised in the provided customer reviews or general public data.

However, it is common for mobile home communities to offer various incentives related to home sales or lot rentals, especially for new residents. These might include:

  • Move-in specials for new manufactured home purchases.
  • Reduced lot rent for an initial period.
  • Incentives for referring new residents.

Prospective residents are strongly encouraged to directly contact Merrimac Manor Mobile Home Community management to inquire about current lot availability, the terms of home sales or rentals, monthly lot rent, and any potential promotions they might have. Given the concerns raised in reviews, it would be particularly important to clarify all financial obligations, lease terms, and the process for addressing any unforeseen payment issues or disputes directly with the current management.

Conclusion: Why this place is suitable for locals

Merrimac Manor Mobile Home Community in Huntsville, AL, presents a complex profile for locals considering their housing options. On one hand, its strategic location and inherent affordability make it potentially suitable for Alabamians seeking a budget-friendly way to live in the thriving Rocket City.

For locals prioritizing access to Huntsville's robust job market, particularly areas like Cummings Research Park and Redstone Arsenal, Merrimac Manor's location on Triana Boulevard SW offers excellent connectivity. This makes daily commutes manageable and ensures residents are within reach of diverse shopping, dining, and entertainment options. The community also benefits from public utilities, with direct billing to residents, which can contribute to transparent and potentially lower utility costs. The fact that it is an "all-age, pet-friendly community" with amenities like a playground and updated landscaping (from recent capital improvements) caters to families and pet owners looking for a comfortable living environment. The below-market lot rents also offer a significant financial advantage in a competitive housing market.

However, the suitability of Merrimac Manor for locals is significantly tempered by the serious concerns raised in recent resident reviews regarding management practices. The consistent feedback about a "rude" and often "unavailable" manager, an alleged unwillingness to "work with you" on payment issues, and the threat of home confiscation, even when residents try to "make things right," are critical red flags. The experience of long-term residents noting a decline in care after a change in ownership, leading to forced departures, indicates a potential lack of resident stability and a challenging management dynamic.

Therefore, while Merrimac Manor offers compelling advantages in terms of location and affordability within Huntsville, prospective local residents must approach it with extreme caution and undertake extensive due diligence. It is highly recommended to:

  • Visit the community in person multiple times and at different times of the day.
  • Attempt to speak with current residents directly, if possible, to get an up-to-date and unfiltered perspective on the living experience and current management.
  • Engage in very detailed and direct conversations with the current management, specifically clarifying all terms of the lease agreement, policies on late payments, eviction procedures, lot rent increase policies, and management's approach to resident issues.
  • Seek legal advice regarding any contract terms if there are concerns about the ownership of the mobile home versus the leased land, especially in light of the eviction experiences highlighted.

For Alabamians who are prepared to navigate these potential challenges and are primarily driven by the need for affordable housing in Huntsville, Merrimac Manor could still be a consideration. However, understanding the full scope of potential issues related to management and resident relations is paramount to making a suitable and stable long-term housing choice.

Be aware of this place the manger will not work with you and will take your mobile home away. We had a payment that didn’t go through and are in the process of getting evicted we have tried to make the payment and have been trying to make thinks right but the manager is a very rude person even after explaining to her the situation that we where not aware of the payment not going through and having the money to pay she didnt care to get to a resolution even after offering to pay lawyer fee as well she told us she would be taking our mobile home away. So save you the headache and choose another place this company that didn’t care about the tenets. It is very disappointing that you try to make things right but they take advantage of people the way they does especially when you have worked so hard to buy your own place and they just take it away not care or trying to resolve the issues.

I've been living here for a little over 2 years now and love it here. This was my original feelings here. They were bought by another company and got rid of the manager who actually cared because they wanted a bilingual manager. The manager is never there where you can speak to her. She will evict you over anything there is no talking to her about issues. She will say she is working with you then not. As a result I will be leaving here as soon as I can find another place. My rating went from a 5 to a 1 star.

Been here over 4 years and since the new owners and management took over it's been nothing short of amazing. Gina and Frank stay on top of things when you go tell them something is wrong. I'm grateful for them. So many changes have been made out here.. and it's becoming beautiful and a nice place to live

I'm going to edit this review because my roof has been leaking EPICLY since ive gotten here, causing my whole rental to smell horrible and cause everyone here to feel I'll and sick. Nasty stagnant water has leaked onto all my clothing and belongings and when I informed the manager,he sent maintenance out and actually made it WORSE! I tried to inform maintenance again and they told me they dont do repairs or anything else unless "the boss " tells them to do so. Unbelievable.
