Introduction / Overview
Greenbriar Village, located in the charming community of Bath, PA 18014, presents itself as an all-ages mobile home community in the desirable Northampton County region of the Lehigh Valley. For Pennsylvania residents exploring affordable avenues to homeownership, manufactured home communities like Greenbriar Village often provide a significant financial entry point compared to traditional real estate in the area. The community’s location in Bath is a major draw, offering residents a quieter, more suburban environment while maintaining convenient access to the greater Allentown metro area.
Historically, and according to promotional materials, Greenbriar Village has been marketed as a family-friendly, pet-friendly development featuring on-site management and a range of recreational amenities intended to foster a positive, active community atmosphere. These amenities are typical of well-developed mobile home parks and include facilities designed for children and social gatherings. The community consists primarily of doublewide manufactured homes and was built around 1992, making it an established part of the local housing landscape. It is situated in the desirable Northampton School District, a strong selling point for local families.
However, it is vital for any prospective Pennsylvania resident to be fully informed about the current state of the community. Resident feedback from recent years highlights significant concerns, particularly since the acquisition by corporate ownership. Complaints often center on annual land rent increases—which residents feel lack justification—and a perceived deterioration of property conditions, specifically citing issues like poor road maintenance (potholes), insufficient staffing, and a lack of upkeep for common areas. This contrast between the stated amenities and the reported lived experience of residents underscores the need for thorough, on-site investigation by anyone considering moving here.
Location and Accessibility
Greenbriar Village boasts an excellent location at 63A Greenbriar Dr N, Bath, PA 18014, a position that is highly advantageous for Lehigh Valley residents. Bath is a small borough nestled in Northampton County, offering a balance of peaceful suburban living and access to major regional hubs.
The community’s prime accessibility feature is its proximity to the Allentown metro area. Greenbriar Village is conveniently located within approximately seven miles of the local shopping and dining centers surrounding Allentown and Bethlehem. This means residents have a short drive to comprehensive retail, employment centers (especially industrial parks off Route 222), and various healthcare facilities, including Coordinated Health Orthopedic Hospital.
Travel is facilitated by quick access to major roads connecting the Lehigh Valley, including Route 22 and Route 33. This connectivity is crucial for residents who commute or frequently travel across Eastern Pennsylvania. Furthermore, the community is only about a 14-minute drive from the Lehigh Valley International Airport (LVIA), offering a distinct benefit for those with frequent air travel needs. The location also allows easy exploration of local natural attractions, such as the Jacobsburg Environmental Education Center and Graver Arboretum, making it suitable for locals who enjoy the outdoors. While the neighborhood is described as 'Car-Dependent,' as is common in suburban Pennsylvania, its strategic position near highways compensates for the lack of walkability for most residents.
Services Offered
Based on the general model of manufactured home communities and historical promotional materials, the lot rent at Greenbriar Village typically covers several key services necessary for community living. However, potential residents must verify the current availability and quality of these services with management before committing, given the negative feedback regarding maintenance and upkeep.

• Since Equity Lifestyle Properties bought the property, conditions have deteriorated, with rising land rent, no amenities, potholed roads, a large stray cat population, and no landscaping. The community has one maintenance worker, and requests for more staff have been denied by corporate. Land rent increases annually without corresponding improvements or justification. I do not recommend moving here. There are much nicer developments in the area who actually care about their residents as well as the upkeep and appearance of the property. ELS is a corporate slumlord.
Jun 27, 2025 · Jillian HeymachExpensive and rent keeps getting raised for no reason! Nothing gets fixed such as potholes that they just fill in with sand. Don’t move here. Between the high rent and real estate taxes, it’s ridiculous!
Aug 01, 2025 · Sherry MollThese people hiked our up rent for a 2 bedroom trailer after living there for a year a never missing a payment . They sky rocketed it up to 2000 dollars a month before utilities , trying to force us to buy a structure right next to a steel foundry . My fiancés father was dying from cancer these people had no remorse forced us to leave and took our security deposit . They’ll bait you into renting then hike your rent up a year later upon a new lease to try to force you to buy. They also tried to con us into buying a shed so when they kick us out in a year they get to keep it . Purchasing that home would have been financial suicide. Scam Artist!
