For many residents across the greater Pennsylvania region, finding affordable housing that does not compromise on quality of life or accessibility is a constant challenge. Schweps Mobile Home Park Inc, located in Easton, PA, offers a compelling solution that local users are increasingly recognizing as a genuine path to financial stability and community well-being. This highly-regarded community, now professionally managed by ARX Communities, provides a model where residents own their manufactured home and lease the land (lot) it sits on. This structure often allows for significantly lower overall housing costs compared to purchasing a traditional "brick and mortar" home, especially considering the current market's property tax burdens.
Schweps Mobile Home Park has earned a reputation among locals for being a quiet, friendly, and respectful place to live. Recent updates and a switch to new management have only enhanced the community's appeal. Residents report a noticeable increase in the standard of living, with improved maintenance on roads and essential infrastructure like the water system. This commitment to continuous reinvestment and professional oversight by ARX Communities, noted for its focus on modern, affordable housing solutions, ensures that Schweps remains a top-tier choice for those seeking a tranquil and fiscally solid housing situation in the Lehigh Valley. The limited availability of units here—they go quickly, according to residents—is a strong indicator of the park’s high demand and value proposition.
It is important for prospective buyers to note that, to the best of resident knowledge, all units in this park are purchased manufactured homes; no homes are rented. The rental fee applies to the lot itself, fostering a stable, homeowner-occupied environment where neighbors are invested in their community.
Schweps Mobile Home Park is strategically located at 5200 Freemansburg Ave, Easton, PA 18045, placing it in a prime location within the Northampton County section of the Lehigh Valley. This address is celebrated by residents, especially local contractors and commuters, for its unparalleled convenience to the region's major transit routes and essential retail centers.
The accessibility benefits include:
Major Highway Access: The park is a true hub for those needing to travel across the Lehigh Valley and beyond. It offers easy, rapid access to Route 33, which quickly connects residents to US-22 and I-78. This network makes commuting to Allentown, Bethlehem, or even New Jersey effortless and time-efficient.
Retail and Services Proximity: A major local highlight is the park’s location right by the Madison Farms shopping area. This vibrant complex provides residents with immediate access to a wide variety of dining, retail stores, and daily services, minimizing the need for long-distance driving for errands.
Contractor and Business Hub: For local small business owners and contractors, the location’s proximity to large supply retailers like Lowe's is invaluable. Being centrally located near major routes (33, 22, and 78) makes the park an ideal operational base for work throughout the entire Lehigh Valley region.
Quiet Setting: Despite its outstanding highway and commercial accessibility, the park is described as a "quiet spot." This balance of suburban tranquility with urban convenience is a rare and highly sought-after feature in the Easton area.
The only minor location-related drawback noted by residents is that food delivery and rideshare drivers occasionally struggle to find the park's entrance and specific lot numbers, sometimes requiring a quick phone call for guidance. However, standard delivery services like USPS, UPS, FedEx, and Amazon experience no such issues, affirming the community’s overall strong logistics infrastructure.
The service model at Schweps Mobile Home Park is designed to ensure a clean, modern, and high-quality living experience. Managed by ARX Communities, the services focus on professional property oversight and modernizing essential infrastructure.
Professional Community Management (ARX): The management transition to ARX Communities has been met with high praise from residents, citing a professional approach to community standards and resident needs.
Infrastructure Maintenance and Improvement: The management is committed to regular, impactful maintenance, including general repairs and upkeep of the community's roads and the water system. This ongoing reinvestment is a key factor in the improved "standard of living" noted by long-term residents.
Modernized Payment System: Residents benefit from the convenience of an easy-to-use online payment system for lot rent, which streamlines the monthly financial process and reflects the management’s commitment to modern efficiencies.
Essential Utilities: The lot rental fee structure simplifies budgeting by including certain necessary services. While water and sewer are typically metered, lot rent often covers basic trash collection and the maintenance of the private water and public sewer systems.
24-Hour Emergency Maintenance: The community provides 24-hour emergency maintenance services, offering residents peace of mind that critical issues, such as those related to the water system, will be addressed promptly.
Pet-Friendly Status: Unlike some other mobile home communities in the region, Schweps is explicitly a pet-friendly park, accommodating residents who wish to live with their beloved animals.
Schweps Mobile Home Park stands out in the competitive Lehigh Valley housing market due to its combination of value, community atmosphere, and exceptional management.
Outstanding Financial Value: The lot rent at Schweps is reported by residents to be "below market value" for the area. This low cost of living, compared to the high property taxes of traditional homes, is a primary reason residents feel they are in a "more solid spot" financially.
Strong Sense of Community: The environment is consistently described as a "friendly and respectful environment" with "great neighbors." The homeowner-occupied structure, where units are bought and not rented, contributes to this stability and neighborly investment.
High Security and Safety: Residents feel safe and secure, with one reporting, "Never had a package theft, or a worry about leaving tools or anything out in sight," even after three years—a rare assurance in any area.
Ideal Contractor/Commuter Location: The proximity to Lowes and the immediate access to Routes 33, 22, and 78 creates an "ideal hub" for those who work in contracting, trade, or sales and need to cover the entire Lehigh Valley efficiently.
Quality New Management (ARX): The positive impact of ARX Communities’ management is a significant highlight, with a commitment to maintenance, modern systems, and a fair approach to fee increases that is below the rate of inflation.
High Demand and Low Turnover: The fact that units rarely come up for sale and are quickly purchased underscores the community's desirability and the residents’ satisfaction with their decision to move here.

Go there whenever I get a chance to visit my brother and it's a great lil spot very friendly and respectful environment
May 28, 2025 · Brian MitchellI'd been looking for a spot here in this park particularly for well over a year. Quiet park with great neighbors. Located right by Madison Farms and the shopping area there. As a local small business owner/contractor, being located right by Lowes and route 33 with easy access to both 22 and 78 makes getting to all my jobs easy. The lot rent here is below market value. I had been shopping for a brick and mortar home, yet even buying a home in cash still would leave me paying nearly as much in property taxes as lot rent here. I love my home here, my neighbors are great, and the park owner has been super professional. Fiscally speaking, I am in a more solid spot in my life than ever now, being here. Manufactured homes get a bad reputation for some reason, but I've been absolutely loving thr experience at this park. Units for sale don't often come up for sale, though. In the year I spent awaiting the right vacancy, I only saw 2 units open up for sale. They go quickly. TLDR; I love this park, and moving here was one of my best decisions ever. Update Aug 2021: The new management is outstanding (ARX). They have added an easy online payment system and general repairs/maintanance to the roads, water system, etc have been great. I think I pay ~100 more than I did 3 years ago, but the standard of living increase with the new management has been worth more than that to me. 100 over 3 years isn't even keeping pace with inflation these day. I'm a bit of a hermit so I don't know the community well, but every encounter I do have has been positive. Never had a package theft, or a worry about leaving tools or anything out in sight. 3 years later, this is still the best moving decision I have ever made. It has only gotten better with time. The location is so convenient... as a contractor, being right by Lowes and 33/78/22 all so close makes this area the ideal hub to base work in the Valley out of. To anyone looking to move here, to my knowledge no homes are rented in this park. All are purchased, with the rental being the lot itself. The only drawback here... literally the only thing I can think of... is that food delivery drivers seem to struggle to find the park entrace and the specific lots. No issue with USPS/UPS/Fedex/Amazon, but uber/lyft/food delivery almost always takes a phone call to guide them the final stretch. Maybe a sign at the entrace with a mini map showing lot #'s might help? TLDR; I love this place, never selling unless I move out of the area.
Aug 19, 2021 · Michael BullardMy mother was moving to the area and was looking for a pkace to buy. We found a trailor for sale so we called the office, the realtor, and the realtors office. She was willing to pay cash for the trailer so you would think someone would call us back but no one ever did. I tried several times. But thats ok we found her a much better place and she loves it.
Dec 10, 2019 · Bex C.Home of the "left" turns! More accidents occur near this area than any other on Freemansburg Rd.... drivers beware... two lanes down turn into one and is overrun with vehicles passing on the right!
