Introduction / Overview: Your Path to Affordable Homeownership in the Lehigh Valley
For many residents of Pennsylvania, particularly those in the highly desirable Lehigh Valley region, finding an affordable path to homeownership can be a significant challenge. RiverView Estates, a manufactured home community located in the tranquil setting of Laurys Station, PA, aims to provide a reliable and economically sound solution. Positioned along the banks of the Lehigh River and at the foot of the picturesque Appalachian Mountains, this community offers a blend of convenient access to nature and proximity to the amenities of larger towns.
RiverView Estates is known for featuring both new, state-of-the-art manufactured homes and pre-owned residences, making it accessible to a wide range of budgets and buyers. The community is generally marketed as a family-friendly, all-ages park designed to foster a sense of stability and community. The model of manufactured home living—where residents own their home but lease the land—is a popular option in the Commonwealth, reducing overall housing costs compared to traditional site-built homes.
Prospective residents should note that, as a professionally managed community, RiverView Estates operates under a specific set of rules and regulations. While the management strives to maintain a uniform and well-kept environment, reports from some residents indicate that the enforcement of these rules, particularly regarding property lines, exterior modifications (like fencing or wash lines), certain dog breeds (such as Huskies and German Shepherds, which may be classified as "dangerous" breeds), and the use of gas-powered vehicles, can be stringent. These rules are put in place by park management to manage the density and appearance of the community, but the application and consistency of enforcement may vary.
Location and Accessibility: Lehigh Valley Convenience
RiverView Estates is strategically situated at 5230 Keystone Rd, Laurys Station, PA 18059, USA, placing it in a prime spot within the greater Lehigh Valley area. This location offers the dual benefit of a serene, semi-rural setting combined with easy access to major Pennsylvania routes and urban centers like Allentown, Bethlehem, and Easton.
For the nature lover, the community is a short walk through the woods away from the Lehigh River, offering excellent opportunities for fishing (trout, bass, and catfish are often cited) and enjoying the scenery of Eastern Pennsylvania. Furthermore, the property is close to the Delaware and Lehigh National Heritage Corridor, which features historical sites like Muster's Mill and trails ideal for walking, running, and biking.
The practical accessibility is also a highlight for local Pennsylvanians. Residents benefit from being located in the sought-after Parkland School District, a significant draw for families. RiverView Estates provides a compelling and highly relevant option for Pennsylvania residents, particularly those in the Lehigh Valley, by addressing the critical need for affordable homeownership. It offers the stability and pride of owning a home—often at a significantly lower entry cost than traditional real estate—in a highly attractive area known for its excellent school districts and beautiful natural surroundings.
The community is ideal for Pennsylvanians who value being close to both outdoor recreation (the Lehigh River and Appalachian foothills) and urban centers (Allentown/Bethlehem). For families, the location within the highly regarded Parkland School District is a major practical benefit. By handling core services like water, sewer, and trash removal in the lot rent, the community simplifies the cost of living for residents.
However, locals seeking to join the community must be prepared to adhere strictly to the park’s specific and potentially non-negotiable rules, especially those concerning pets and exterior home modifications. honestly i would never in my life want anyone to live in such a terrible place there’s so much rules that are incredibly stupid that park Manager has favorites. there are rules such as in this park you are not allowed to have any fences even with dogs the only exception is if you have a fence before the new owners bought this place they always mention fixing the road but they have never done that the roads are bad for low cars. the park manager let’s her kids do what ever they want in the park with no consequences i once saw them start a fire in the middle of the road burning stuff and she had done nothing about that her kids go running around the park causing Unacceptable behavior i think it’s very disrespectful how much she favorites certain people their dog rules are not good you can’t have certain dogs and if you do u have 24 hr to get rid of them i find that very unfortunate there’s people that have new fences because she favorites them mainly her kids friends family’s the park manager is Beyond rude and disrespectful to people one park rule is no gas powered vehicle such as mini bikes dirt bikes even tho people ride them around the park with no warning no being yelled at but if certain people were to ride any of that around the park they would be threatened with a write up or eviction. if i could give this park a 0/5 stars i would. the mangers kids destroy the park they go down to the little park/pavilion that we have here and they write Profanity around it but again no Consequences what so ever due to new home being put in we have barely any yard. I have also seen her kids punch and vandalize peoples house's .im not so sure if that’s allowed but i do know if any one else did that there would be consequences. the manger refuses to do anything about property line and Suggests to some Residences to call the cops if ANYONE walks in their yard.
Jul 04, 2024 · Lily RoseIt’s a horrible place, They cram homes as close together as they can, You can’t have certain dog breeds like husky’s because they are labeled as a “dangerous” breed, you can’t have fences or a wash line in your yard, They are trying to poison stray cats to get ride of them because they are “damaging the new homes” and diving new buyers away, you can’t have anything other then a curtain coving your windows or you get a fine for it, One more thing about the dogs if you don’t get ride of your “dangerous dog” they evict you and you only have 24hrs to get rid of said animal, I lived here before the new owners came in and I had a German shepherd the new owners tried to make us put our dog down or we had to move so we had to go through a process of getting are dog papers to become a service dog just so we could keep him and live in this horrible place. The people that work there are also very rude
Dec 31, 2021 · Spooky LunaLakeshore purchased this community in early 2019. they promised residents all new roads. the lot rent went from 500.00 to 675.00 as of 9/1/2023. We still have terrible roads as they never kept their promises—just the facts. Ride through here and destroy your vehicle's front end. At any speed.
Aug 04, 2023 · Charles La FevreThey were very rude when I called to inquire about a rental property. Had to call several times as they never called me back. The pet policy was unbelievable high. I asked about moving in my own trailer. I have an indoor cat that never goes out side, they said I had to pay the same as if they did go out. You cant have a fence, cant plant flowers, cant have a garden cant have a clothes line. Butthere are residents therethat have all the above. Cant hang pictures.i would not recommend this place.
Nov 06, 2020 · Karen CarlsonPlace had a few different names thru the years. The locals know about the bad reputation that's built up. Quiet these days though. The previous owners let it fall into disrepair--20 years of neglect. As of now, 2021, alotta new homes are being installed which has left rock and mud everywhere which makes the already cratered roads more difficult to navigate. The new homes are super tight, no space between. Lot rent currently is $580 (very pricey for the area). I heard that they want to jack up the lot rent to a $1000 a month--good luck. Supposedly the roads are getting resurfaced in 2022.
