Introduction / Overview: Your Opportunity for Peaceful, Affordable Homeownership in Northern Lehigh County
Glencrest Mobile Home Park, managed by the experienced Valley Community Management, offers a compelling solution for Pennsylvanians seeking affordable homeownership in a beautiful, scenic corner of the Lehigh Valley. Located in Slatington, the community is an all-ages park designed to provide a blend of tranquil living and convenient recreational amenities, stretching over a mile with tree-lined streets and well-maintained cul-de-sacs.
Manufactured home living at Glencrest provides an attractive financial alternative to the high cost of site-built homes in the region. Residents own their home, building equity, while leasing the lot, which significantly reduces the initial investment and ongoing property tax burden. The community features a mix of both new and older single and double-wide homes, catering to a variety of budgets and needs. The core lifestyle offered here is one of peaceful community living, complete with dedicated recreational spaces and essential services.
However, prospective residents must be aware that the community has undergone recent changes in ownership, which has led to significant adjustments in the operational model. Long-time residents report a noticeable shift toward a more profit-driven business structure. This has been characterized by substantial increases in monthly lot rent—often multiple times within a single year—and the introduction of new fees for services, such as well water, that were previously included. Additionally, the park has implemented changes to mandatory insurance requirements and, in some cases, has mandated changes to home heating sources. While the new management team is described by some as professionally pleasant, the financial pressures and reduction of certain services, such as garbage collection frequency, are key considerations for anyone contemplating a move to Glencrest, particularly those on a fixed income.
Location and Accessibility: Scenic Views and Lehigh Valley Proximity
Glencrest Mobile Home Park is conveniently situated on Glencrest Rd in Slatington, PA 18080. This location places it in Northern Lehigh County, providing residents with stunning views and a countryside ambiance, yet remains highly accessible to the wider Lehigh Valley area.
The park’s position is ideal for regional commuters, as it is located off Route 873 and is close to the entrance of the Pennsylvania Turnpike. This allows for an easy commute to larger employment and cultural hubs; for instance, the drive to Allentown and Route 22 is typically around 15 minutes. This accessibility makes it possible for residents to work in the city while returning to the peace of a quiet community each evening.
In terms of practical convenience, the community is minutes away from shopping centers and other essential services in both Slatington and the neighboring Neffs/Rising Sun areas. The local school district for children in the community is the Northern Lehigh School District. This combination of serene location, accessibility to major roadways, and proximity to local conveniences makes Glencrest a well-positioned choice for local Pennsylvanians seeking both tranquility and ease of access.
Services Offered (Community Management and Utilities)
As a professionally managed community, Glencrest includes several key services within the monthly lot rent to maintain the neighborhood standards and simplify residents' lives, although the nature of these services has recently changed.
Features / Highlights (Recreational Amenities and Lifestyle)
Glencrest is distinguished by its commitment to recreational amenities and a peaceful, homeowner-occupied environment, which is spread across a large, well-treed property.

Conclusion: Why This Place is Suitable for Pennsylvania Locals
Glencrest Mobile Home Park offers a unique and suitable opportunity for Pennsylvania locals, particularly those in the Lehigh Valley, by balancing affordable homeownership with a high level of community amenities and natural beauty. The serene, countryside setting is ideal for residents seeking to escape the congestion of nearby cities, while the easy access to the PA Turnpike and Allentown ensures that work, shopping, and entertainment are never far away.
The community's extensive recreational features—including courts, a playground, and the new dog park—promote an active and engaged lifestyle that appeals to both families and single residents. The core benefit remains the affordable cost of entry to homeownership, a critical consideration for many working-class and fixed-income individuals and families across the Commonwealth.
However, local users must be prepared for the reality of the community’s recent business trajectory. The frequent and substantial increases in lot rent and new fees for previously bundled services are a significant factor that must be weighed against the affordability of the home itself. While the park is peaceful and the management is actively updating some features, the ongoing financial cost is the central point for due diligence. For the informed buyer who values the community's location, amenities, and affordable path to home equity, and who can factor in the rising lot fees, Glencrest offers a stable and beautiful place to live in the heart of Northern Lehigh County.
Glencrest Rd, Slatington, PA 18080, USA
This place has gone downhill since the new ownership has taken over. The rent has gone way up, while the amount of services the park provides has gone way down. Garbage collection has gone from twice a week to once a week. On top of that, the new garbage company leaves half your trash sitting each week. 2 rent increases this year already. A traditional increase, and now they found a way to charge us for well water that has always been included in the rent before. Forced residents to change their heating source. Making residents carry insurances they don't want or need..... I could keep going, but there's no point. Now, if only my pay would go up at the same rate that Glencrest increases your living expenses, it wouldn't be a problem, but that's simply not reality. It's a beautiful peaceful park, but it's not like it used to be. It's been turned into a profit driven business where they're reaching in your wallet every chance they get. All my neighbors feel the same way, as most are on a fixed income and suffer each time they hit us for more money. The new management team is nice at least, at least the ones I've dealt with, I'll give them that. That's the saving grace of this review, and what kept this at 3 stars.
Sep 14, 2025 · Bone SnapperMy daughter and her bf just moved in here. Cute place, close to the Interstate, very quiet with stunning views. They just put a dog park in..
Oct 15, 2024 · Patti HujsaReally nice mobile home park. They even have storage for larger items (boats, trailers, RVs, extra vehicles, etc) available. The residents are almost all very friendly and the front office does what it can to take care of problems. Lot rent is on the higher side (over $500) but does include amenities like tennis and basketball courts and playgrounds for the kids. Occasional and random issues with maintenance (bee nests by mailboxes handled very slowly, that sort of thing) but overall a really nice place to live.
May 16, 2019 · Crystil MurchNice mobile home park. I wish they would have better up keep with the basketball courts. Also, the hours the office people say they will be there does not mean they will be there. And they don't plow that well in the winter. The one big plus is that cable is included in the rent, along with water/sewage. And for that they get 4/5 stars.
Jan 30, 2018 · Val KosaThe community is nice enough. My friend lives here and wants me to lease a place near him. I don't know if I want to or not. There's been a bunch of lights out on the main strip since April. Considering what they rake in you would think they would fix the lights. Huge safety and security concern for me.
