Heritage Acres About
Howdy, folks from East Texas! If you're on the lookout for housing options in the Kilgore area, specifically considering a mobile home park, it’s important to gather all the facts before making a decision. Today, we're going to take a clear, factual look at Heritage Acres Mobile Home Park, located right here in Kilgore, Texas. Our goal is to provide you with an objective overview, based on available public data and real resident experiences, to help you understand what this community offers and what potential considerations you might need to keep in mind.
Mobile home parks, also known as manufactured home communities, represent a distinct segment of the housing market. They can offer a unique living experience, often providing a sense of community and potentially more affordable housing solutions compared to traditional stick-built homes. For many Texans, the appeal of mobile home living lies in its flexibility and the potential for a more relaxed lifestyle. However, like any housing option, it's essential to be well-informed about the specifics of a particular park before committing. This article will delve into the known details of Heritage Acres Mobile Home Park, including its location, reported aspects of its infrastructure, and the direct experiences shared by past residents. We aim to equip you with the information necessary to evaluate if Heritage Acres aligns with your housing needs and expectations in Kilgore.
Heritage Acres Mobile Home Park is located at 400 Shell Camp Rd, Kilgore, TX 75662, USA. This address places it within the city limits of Kilgore, a city rich in history and known as part of the East Texas oil boom region.
Kilgore itself is a charming East Texas town that offers a balance of small-town atmosphere with access to essential services and amenities. Its location provides reasonable accessibility to major roadways, facilitating commutes to work, schools, and local attractions. Shell Camp Road is generally a more localized road, suggesting that the park might offer a relatively quieter setting away from the immediate hustle and bustle of busier commercial areas. However, this also means residents would typically need to drive to access most services. For example, getting to grocery stores, medical facilities, restaurants, or entertainment options in Kilgore would require vehicle transportation. Kilgore is also conveniently located with good access to larger East Texas cities like Longview and Tyler, which expand the range of available services and employment opportunities. While the park's exact positioning on Shell Camp Road would influence direct walkability or public transport access, in general, living at Heritage Acres would mean relying on personal vehicles for daily errands and commuting.
Based on general knowledge of mobile home parks and some publicly available information, Heritage Acres Mobile Home Park would typically offer the following fundamental services to its residents. However, it's crucial to note that the quality and consistency of these services, particularly maintenance, have been a point of significant concern in resident reviews.
- Mobile Home Lot Rentals: The primary service offered by Heritage Acres is the rental of individual plots of land where residents can place their manufactured homes. This allows individuals to own their home structure while leasing the land it sits on.
- Utility Hookups: Essential utility hookups, including water, sewer, and electricity, would be provided to each rented lot. Residents are typically responsible for their utility consumption, often billed separately from lot rent. Some listings indicate 20, 30, and 50 amp hookups, suggesting it may also accommodate RVs.
- Community Infrastructure: The park provides internal roads for access to lots. However, one specific review critically points out issues with the condition of the "acme driveway" and "speed bumps," stating they can cause vehicle damage. This indicates that the maintenance of internal infrastructure is a significant area of concern for residents.
- Basic Maintenance (Common Areas): While residents are responsible for their individual lots, mobile home parks generally maintain common areas. The ability and speed of the park to address maintenance concerns within individual rental homes (if they are park-owned rentals) or common areas, as highlighted by a resident's experience with mold and delayed repairs, appear to be highly problematic.
- Trash Service: Like most residential communities, trash collection services would be provided.
- Pet Friendly (Implied): Many mobile home parks are pet-friendly, allowing residents to live with their animals. While not explicitly stated in reviews, this is a common amenity.
- Laundry Facilities (Implied): Some listings mention laundry facilities, community restrooms, and showers, which are common amenities in RV and mobile home parks. It's advisable to confirm their current availability and condition directly.
When considering Heritage Acres Mobile Home Park, it's important to look at both the intended features and the actual experiences reported by residents.
- Location in Kilgore: The park is situated in Kilgore, a city with its own charm, history, and community feel in East Texas. This provides a local connection for residents.
- Affordable Housing Potential: Mobile home parks generally offer a more accessible price point for housing compared to traditional homes, which can be a primary attraction for potential residents seeking budget-friendly options.
- Community Setting: As a mobile home park, it offers a distinct community environment, potentially fostering neighborly interactions.
- Access to Utility Hookups: Sites are equipped with essential utility connections (water, sewer, electric, including 20, 30, and 50 amps), which are fundamental for manufactured homes and potentially RVs.
However, it is crucial to address the significant negative highlights from direct resident feedback:
- Poor Road Conditions: A major concern is the "wack acme driveway" and "speed bumps" that are reported to cause vehicle damage, suggesting a serious issue with road maintenance and design within the park.
- Delayed and Inadequate Repairs: A resident reported extreme delays in repairs, including a front door needing a crowbar to open twice, and a "serious mold problem." Even when repairs were done, they were described as insufficient (e.g., only replacing the top of a mold-covered counter).
- Poor Living Conditions: The mold issue was severe enough that a resident legally left due to "poor living conditions," highlighting a significant health and safety concern.
- Negative Resident Experience: The strong advice to "Save your money and sanity and do not rent here you will regret it badly" reflects a deeply unsatisfactory experience for at least one long-term resident.
Based on the provided information and the nature of the reviews, there are no promotions or special offers explicitly listed for Heritage Acres Mobile Home Park. In general, mobile home parks might offer:
- Reduced First Month's Rent: To attract new tenants.
- Discounts for Long-Term Leases: Incentives for committing to longer rental periods.
However, given the serious concerns raised in recent public reviews regarding maintenance and living conditions, it would be prudent for any interested parties to prioritize a thorough inspection of any potential lot or park-owned rental, and to carefully review all lease terms before considering any offers. Direct inquiry with management regarding current specials is always the best approach, but it should be accompanied by a detailed personal assessment of the property's condition.
For those who wish to directly inquire about Heritage Acres Mobile Home Park, obtain information on lot availability, or discuss specific concerns, you can use the following contact details:
Address: 400 Shell Camp Rd, Kilgore, TX 75662, USA
Phone: (903) 984-1361
Mobile Phone: +1 903-984-1361
When contacting the park, it is highly recommended to prepare a comprehensive list of questions. Given the feedback, specific inquiries about road conditions, maintenance response times for both common areas and individual units (if park-owned), and how health and safety concerns are addressed should be at the forefront of your discussion. It is also strongly advised to schedule an in-person visit to the park and thoroughly inspect any prospective lot or mobile home before making any commitments. If considering renting a park-owned home, a detailed inspection of its interior condition, including checking for signs of mold or disrepair, is critical. Understanding your tenant rights under Texas law for manufactured home communities is also a wise step.
For locals in Kilgore, Texas, considering a mobile home park, Heritage Acres Mobile Home Park presents an option that requires careful consideration. On the surface, like many mobile home parks, it could offer a potentially more affordable entry into housing in the Kilgore area, an attractive prospect for many Texans. Its location on Shell Camp Road provides a residential setting within the city, allowing for a community feel and proximity to local services, albeit requiring vehicle access for most amenities. The fundamental provision of utility hookups for mobile homes is also a necessary service.
However, it is crucial to address the significant concerns raised by past residents, which directly impact the suitability of this place for locals. Reports of poorly maintained internal roads that cause vehicle damage are a practical and financial concern. More critically, documented experiences of severely delayed and inadequate maintenance, particularly concerning serious issues like mold, point to potential health and safety risks and a challenging living environment. The strong advice from a former tenant to "Save your money and sanity and do not rent here you will regret it badly" cannot be overlooked. While the initial appeal of a mobile home park might be its affordability, persistent issues with living conditions and maintenance can quickly negate any perceived savings through added costs (e.g., vehicle repairs, health issues) and significant stress. Therefore, for locals, while Heritage Acres exists as a housing option, a thorough and critical evaluation, including understanding tenant rights in Texas, is absolutely essential to determine if it is a truly suitable or sustainable choice for their home.

Fix that wack acme driveway already sheesh and those "speed bumps " are gunna end up causing huge lawsuits soon . There is literally no way around them without scraping the bottom of my car I've tried at an angel at all angles and still SSSSKKKKKTTTTT!!!
I lived here for over 2 years and they took forever to fix anything and my front door had to be opened with a crowbar twice and there was a serious mold problem which caused me to throw away curtains and bleach my couch. They only replaced the top of my kitchen counter even though the whole thing was covered in mold and I looked into renter’s law and found that I could leave legally due to such poor living conditions. Save your money and sanity and do not rent here you will regret it badly.

This place is awful. Rent is too expensive for the tiny trailers they rent out. They constantly try to tack on extra fees each month. Anytime we've needed something fixed it took days for the maintenance man to come out. (even though it left us without a light in one room and a leaking toilet for hours and once he never even showed back up to repair our shower head) We were told that the maintenance man would be out to change our air filters and spray our house for bugs and rodents, that was never done the whole year we lived there. Now it's been two months since I've moved out and everytime I call questioning my $400 deposit, I get a run a round about how no one is in the office and a message was left and they'll get back to me when they can. Completely ridiculous. I could pay rent on time every month but when it comes time to give me back my money, no one can even answer a simple question about what's going on. Then after a week, I finally get the number for the main office and I'm told that I left behind a shower curtain and there was writing on a door and the cost to paint it exceeded $400! Don't move here. Save your money and go somewhere else.

This place was terrible to live in its infested with insects and their maintenance man is terrible he was suppose to come cut down a tree that was going to fall soon on my son's room and it took him at least two weeks to get to it. They were suppose to come spray for bugs and rodents and only did once and it didn't work at all our outside light wasn't working and it took them a good three months to get it fixed! And when we decided to move out because they wouldn't do anything about the pests they didn't even evict us they just went in and threw all of our things away they're way too expensive for the tiny trailers I would not recommend this place to anyone ever!!!!

Awful. Wake up to no water. Owner doesn’t pay the electric bill. Park is not maintained. There is no one to call if there is a problem. The main office number is no longer in service. Roads have huge pit holes which are never fixed. Lucky if the trash bids get emptied. The grass is high through out the park, never mowed by the owners but expect the tenants to maintain their yards. Do not move here. Do not rent from these folks. They only want your money!!
