Heritage Park represents a significant residential presence in Johnson City, offering a specific type of living experience that often appeals to those seeking a distinct community feel. The concept of a mobile home park, or manufactured home community, provides individual home sites within a managed property, typically with a focus on creating a stable and cohesive environment for its residents. For those in Tennessee exploring their housing choices, understanding the attributes of Heritage Park, including its scale and amenities, can be an important step in making an informed decision about their next home.
This article will delve into the details of Heritage Park, covering its geographical positioning, the services it typically provides, its defining features and highlights, and why it might be a suitable option for local Tennessee users looking for a distinct residential experience in Johnson City. While customer reviews offer a candid glimpse into resident experiences, the primary goal here is to present factual information about the park's offerings and characteristics.
Heritage Park is strategically located at 2701 S Roan St, Johnson City, TN 37601, USA. This address places it on a major thoroughfare in Johnson City, Tennessee, ensuring excellent visibility and accessibility for residents and visitors alike. For locals throughout Tennessee, understanding the geographical context of a housing community is paramount for daily commutes, accessing essential services, and enjoying local amenities.

Being situated on South Roan Street, one of the city's main commercial arteries, means residents have immediate access to a vast array of shopping, dining, and entertainment options. Understanding the services offered at Heritage Park is crucial for prospective residents in Tennessee. Based on customer reviews and the typical operations of a large mobile home park, we can outline the general services provided. However, it's vital to note that some services have received mixed feedback regarding their execution.
Services generally offered or implied at Heritage Park include:
Prospective residents should deeply inquire about the specifics of these services, particularly regarding winter weather preparedness and animal control, and seek clear, written policies on these matters. The owner's unresponsiveness and perceived lack of investment in key services, despite rising lot rent, are significant points of concern highlighted by long-term residents.
Heritage Park in Johnson City, TN, offers several features that define its living experience for Tennessee residents. While some aspects contribute positively to the community, others, as highlighted in customer reviews, present challenges that prospective residents should be aware of.
Key features and highlights of Heritage Park include:
However, it is crucial to also consider the significant concerns raised by long-term residents:
Prospective residents should weigh these positive attributes against the significant concerns regarding management and certain aspects of property maintenance, especially winter preparedness and animal control.
Based on the provided customer reviews and general industry practices for mobile home parks, specific promotions or widely advertised special offers for Heritage Park are not detailed. Mobile home parks, particularly those primarily focused on long-term lot rentals, typically do not engage in broad promotional campaigns like retail businesses. Any incentives would most likely be discussed directly with prospective tenants during the inquiry or application process.
However, it is important to consider the feedback regarding rent increases. One long-term resident noted, "Lot rent has increased again for the second time and I am frustrated with this business." While an initial review mentioned that "owners don’t try to price gouge you over rent," this seems to be a point of contention for longer-term residents.
Therefore, while typical promotions might include:
Given the feedback about unresponsiveness from the owner and rising rent, prospective residents in Tennessee are strongly advised to:
It is crucial to have a clear understanding of the financial commitment beyond the initial quoted rate. Direct communication with the park manager, and thorough review of all lease documents, are essential.

Heritage Park offers a unique living proposition for locals in Tennessee, particularly those in the Johnson City area. Its suitability is best understood by weighing its significant advantages against the challenges highlighted by current and past residents.
For many Tennesseans, Heritage Park's size and location are definite positives. As a "very large park with paved roads," it provides a more substantial and established community feel compared to smaller alternatives. The paved roads are a practical amenity, enhancing safety and ease of navigation within the park. Its prime location on South Roan Street in Johnson City offers unparalleled access to a wealth of shopping centers, diverse dining options, entertainment venues, and essential services, minimizing commute times for daily needs. The presence of a community pool is another strong recreational draw, particularly during Tennessee's warmer months, offering a place for relaxation and socialization. Furthermore, the sentiment that "Everyone is nice and respectful for the most part" points to a generally positive neighborly environment.
However, the park's suitability is significantly impacted by reported issues concerning management and maintenance. The lack of winter preparations, leading to unsafe road conditions during snow and ice, is a major concern, especially for those who need to commute early in the morning. This directly affects residents' safety and livelihoods. The reported unresponsiveness of the distant owner and the frequent changes in local management, coupled with a perceived lack of commitment to addressing issues like stray animals, suggest a challenging environment for tenant support. The fact that lot rent has "increased again for the second time" without a corresponding improvement in critical services raises questions about value for money for long-term residents.
Therefore, Heritage Park is most suitable for Tennessee locals who:
In essence, Heritage Park could be a suitable choice for those who are prepared to appreciate its community features and location, while actively managing the potential downsides related to certain aspects of park maintenance and unresponsive ownership. It offers a tangible housing option in Johnson City, but one that requires an informed and pragmatic approach from prospective residents.

This is a great little community. Everyone is nice and respectful for the most part and the owners don’t try to price gouge you over rent. My only complaint is that it is not a pokestop. Can someone who is a high enough level make it a pokestop please?!? I am disabled and would really appreciate it!
May 26, 2025 · Heather CalhounI currently live in this park. I have lived here for 10 years. It is a very large park with paved roads. There is a park manager who lives on the property. In ten years there have been numerous park managers, each one manages differently. I have never met or spoken to the park owner, who lives in California and does not answer phone calls. I have had two major issues in this park. The first one is that there is no winter preperations for winter storms no ice is ever put down on the roads before the snow. No company truck with a plow and salt spreader on it. You would think this is a low budget operation, there are over 100 houses in here. I have to be to work at 5 in the morning. I currently have lost holiday pay and a day and a half of pay because I could not get out safely. The office is closed and the owner not answering. Lot rent has increased again for the second time and I am frustrated with this business. at noon one person is taking a lawn spredder and using it to put salt out. my shift is almost over. its too late. As for the second problem should you be thinking of moving here is in the last year the park is overrun with stray cats that fight and mate and leave more stray kittens. The park rules state cats must be house cats. Park manager states that is not her job to get rid of stray cats....uuuuuuggggg. But be sure to enjoy the pool.
Dec 24, 2022 · deidre beaudetHorrible place to live, i've lived here for 4 years and it's filled with nothing but theives! the little ones will steal things off your porch then hide behind their parents telling a whole different story! don't even get me started on the poor management, they cut a tree down and didn't have the tree removed until a week later.
Aug 14, 2024 · Demon Gaming wolfLandlord doesn't understand how to run a community and ONLY cares about your money, half of the tenants are illegal and most likely paying her extra also needs new management, current management is toxic and they stole money from my neighbor's car
Aug 14, 2024 · Backpack Lvl1I worked with Eve, the Manager here, on trying to make a purchase. Eve is an honest, trustworthy person and you can tell by looking at the park, she is a very hard worker. The location is great and the park is nice. Eve stays on top of working any issues within the park. I would recommend anyone looking for a home, to check this place out 1st for availability. It is the best ran park in Johnson City.
