This park has been noted by residents for its peaceful atmosphere and friendly neighbors, suggesting a welcoming environment. While some recent feedback has highlighted significant concerns regarding park management, the core appeal of a quiet neighborhood and the potential for a stable, long-term residence remain points of consideration for prospective residents. Hickory Lane aims to provide a space where residents can enjoy a sense of community in Joplin.

Location and Accessibility

Hickory Lane Mobile Home Park is located at 124 Co Rd 173, Joplin, MO 64804, USA. This address places it within the greater Joplin area, a significant economic and cultural hub in Southwest Missouri. Rent and overall housing expenses are often considerably less than in other parts of the country, making mobile home park living in Hickory Lane a financially attractive option for many. Residents can easily access a wide array of services, including grocery stores, retail outlets, healthcare facilities, schools, and various dining and entertainment options, all within a reasonable driving distance. The park's location offers a desirable balance between a peaceful neighborhood atmosphere and the convenience of city access, which is often a priority for those looking to settle in Missouri.

Services Offered

Hickory Lane Mobile Home Park, as a typical mobile home community, would generally provide essential services for its residents. These common offerings in such parks include:

  • Mobile Home Lot Rentals: Designated spaces where residents can place their manufactured homes, usually on a long-term lease basis.
  • Utility Hookups: Each lot is expected to have connections for essential utilities, such as water, sewer, and electricity. Residents are typically responsible for setting up accounts and paying for their individual usage.
  • Trash Services: Regular waste collection is a standard service offered within most mobile home communities.
  • Community Management: A management team or individual oversees the park's operations, including lot assignments, rule enforcement, and addressing resident inquiries and concerns. However, some reviews indicate concerns about the current manager's accessibility and conduct.
  • Maintenance of Common Areas: Upkeep of shared spaces within the park, ensuring the overall appearance and functionality of the community.

Prospective residents are advised to directly inquire about what utilities are included in the lot rent versus those that are billed separately, as practices can vary. It is also crucial to confirm office hours and the best methods for contacting management, given the feedback received.

Features / Highlights

Hickory Lane Mobile Home Park offers several features that contribute to its environment, making it a potential place for residents:

  • Quiet Neighborhood: A significant highlight noted by residents is the "quite neighborhood," which provides a peaceful living environment away from excessive noise and traffic. This is a considerable advantage for those seeking tranquility.
  • Friendly Residents: The people who live in the park are described as "nice" and friendly, contributing to a welcoming and neighborly atmosphere. This sense of community can greatly enhance the living experience.
  • "Real Trailer Park" Vibe: One review enthusiastically describes it as a "real trailer park," suggesting an authentic, perhaps laid-back and unpretentious, community feel that appeals to those who prefer this lifestyle.
  • Opportunity for "Staycation": The park's environment is described as suitable for a "staycation," implying that it offers enough comfort and amenities (or proximity to them) to feel like a relaxing retreat without having to leave the immediate area.
  • Pet-Friendly Aspect: The mention of residents having dogs implies that the park is generally pet-friendly. However, it's essential to confirm specific pet policies and any restrictions.

It is important to acknowledge that recent reviews have raised serious concerns about the current park manager's conduct, including allegations of harassment, making false statements, threatening fines or eviction, and inconsistent office availability. These are significant issues that prospective residents should investigate thoroughly by speaking with current residents and management directly before making a decision. The presence of mature trees, while potentially adding to the aesthetic, has not been explicitly highlighted for their benefits, unlike in some other communities where they might offer significant shade or beauty.

Promotions or Special Offers

As a mobile home park focused on long-term residency, Hickory Lane Mobile Home Park typically operates with established monthly lot rental rates rather than frequent, short-term promotions. Discounts or special offers might be less common than in transient RV parks or short-term rental properties.

However, it is always recommended for prospective residents to contact the park directly to inquire about:

  • Current Lot Rental Rates: Obtain the most up-to-date pricing for available mobile home lots.
  • Lease Terms: Discuss the terms of lease agreements, including any requirements or benefits for longer commitments.
  • Availability: Inquire about current vacancies and the process for applying to live in the community.

Given the feedback about communication and management availability, it is especially important to be persistent and clear in your inquiries to ensure you receive accurate and complete information.

Quite neighborhood, people who live there are nice. It was a great place to live. However the manager of the park they have now. Has been overly harassing different members of the park. If you have a dog,or he just doesn't like you, then you can believe he will make life hard on you. He tells you that he will help you and is nice and understanding to your face. Then tell other residents lies about you. If you get to talk with him before he starts drinking, he's willing to work with you. He likes to be what I would call a bully. He likes to threatens to charge you with crazy fines or have you evicted. The sign on office say 9am to 3pm. A lot of times they're not around.

Very unsafe place to live people speed through and you have to worry about your kids who play outside getting hit. The manager is two faced will act all nice to your face then stab you in the back. Rules only apply to certain people, yards are trashed out and music is played late at night. No respect for people who wake up early for jobs. Would not reccomend living there!

Landlord is very 2 faced and trashy will try to start drama from home to home. Does not like children playing in our own yards or homes running yelling being children apparently not allowed unless your his grandkids .Music blares all night from time to time.will yell at you and your family when hes drunk. On top of the weekend partys where drunks are everywhere Yards are bad and for the most part they have been working on trees since a tree fell and almost landed on a home and kids. This place used to be nicer but in the last few years it's gone way down hill save yourself and go somewhere else

I was honest with them I was up front with like they wanted. Still wouldn't give us a chance. So if have anything on your record from year's ago an my was from a really bad divorce they won't help you. Half of the trailer in that park is trashed out anyway. I wasn't even renting a trailer from them I was going to rent a spot for my RV. That I owned. We did find other place to park the RV an this place lost out on the the money we had saved up.
