Hilltop Mobile Home Community, located in northeast Grand Rapids, is a long-standing fixture in the local housing landscape. For those exploring affordable housing solutions or a community-oriented lifestyle, manufactured home parks often present a unique alternative. This article aims to provide a factual and informative overview of Hilltop Mobile Home Community, drawing directly from publicly available information and resident experiences. Our goal is to help you gain a realistic perspective on what it might be like to live here, empowering you to make an informed decision for your next home in Michigan.
Grand Rapids is a dynamic city, offering a blend of urban amenities, natural beauty, and a strong sense of community. Manufactured home communities like Hilltop play a role in providing diverse housing options within this thriving metropolitan area. As with any long-established community, experiences can vary, and understanding the current state of affairs is crucial for potential residents. This overview will cover the community's location, reported services, highlights, contact information, and a nuanced conclusion on its suitability for locals, based on available data.
Hilltop Mobile Home Community is situated at 3751 Hilltop Ct NE, Grand Rapids, MI 49525, USA. This address places it in the northeast quadrant of Grand Rapids, a well-established area within Kent County, Michigan. The location offers residents the benefit of being within a major metropolitan area while still residing in a residential community.
Being in Grand Rapids provides numerous advantages for residents. The city is known for its diverse economy, cultural attractions, educational institutions, and healthcare facilities. From Hilltop Mobile Home Community, residents have relatively convenient access to major roadways, allowing for commutes to various parts of Grand Rapids and surrounding suburbs. Nearby amenities likely include grocery stores, shopping centers, restaurants, and other essential services, contributing to the practicality of daily life. The "NE" designation in the address further specifies its position within a particular sector of the city, typically characterized by a mix of residential areas and some local businesses.
While located within the city, the "Hilltop Ct NE" address suggests a residential street that may offer a degree of separation from the busiest thoroughfares, contributing to a neighborhood feel. The accessibility to public transportation routes (though not explicitly stated, is common in a city of Grand Rapids' size) could also be a factor for residents. For Michiganders seeking an affordable housing option within a major city, this location offers the dual benefit of urban proximity and a dedicated community setting.
Based on resident feedback, Hilltop Mobile Home Community offers foundational services typical of manufactured home parks, though the quality and consistency of these services have been subject to varying experiences.
-
Mobile Home Lots for Rent: The primary service provided is the leasing of individual lots where residents place their manufactured homes. This provides a land lease model for homeownership.
-
Utility Billing (Metered Water/Sewage): Residents are currently being billed for water and sewage by meter, a change from past practices. This indicates that these utilities are provided and individually tracked.
-
Road Maintenance: The park is responsible for maintaining its internal roads. However, there have been significant concerns raised regarding the quality and timeliness of this service, particularly concerning snow removal. A reported incident highlighted that poor plowing hampered emergency vehicle access, which is a critical safety issue.
-
Park Management: There is an on-site office manager, and the community has experienced changes in ownership and management over time. The management is responsible for overall park operations, rent collection, and maintaining community standards. Recent reviews indicate challenges in reaching office staff and issues with billing accuracy.
-
Lot Inspections (Variable): While implied as a management responsibility to maintain community appearance, resident feedback suggests that lot inspections for yard upkeep have been inconsistent, leading to "disarray" in some areas.
-
Tornado Shelter (Currently Unavailable): A significant concern for residents is the reported unavailability of the designated tornado shelter during severe weather. This facility, which was once accessible, is now reportedly off-limits, requiring residents to seek shelter elsewhere.
It is crucial for prospective residents to understand that while basic services are offered, the perceived quality and reliability of these services, particularly under recent management, have been a point of contention for some current residents.
Based on the provided information, Hilltop Mobile Home Community exhibits a blend of inherent features and ongoing developments that residents navigate.
-
Established Community: The community has a long history, with one reviewer having lived there for 30 years. This indicates an established residential area with long-term residents, which can foster a sense of familiarity, though also suggests that changes might be slower to implement.
-
Affordable Living Option: For many, particularly those with low incomes, manufactured home communities like Hilltop provide a more affordable pathway to homeownership or stable housing compared to traditional stick-built homes in Grand Rapids. The constant rise in lot rent, however, remains a concern for residents.
-
New Ownership & Potential for Change: The community is under new ownership, and while past changes have been slow, there's an acknowledgment that "slow changes are being made." This suggests a period of transition and potential for future improvements.
-
Individual Metered Utilities: The shift to metered water/sewage billing is a feature that provides residents with direct control over their utility consumption, unlike flat-rate billing. While a change from past practices, it offers transparency in usage.
-
Location in Grand Rapids: As mentioned, being situated in Grand Rapids provides residents with access to the city's employment opportunities, educational institutions, healthcare, shopping, and cultural attractions, offering an urban lifestyle.
-
Community Structure: The layout of a mobile home park, with individual homes on leased lots, offers a sense of privacy combined with the advantages of a community setting, such as shared infrastructure.
It is important for prospective residents to weigh these features against the challenges highlighted in resident reviews, particularly concerning management responsiveness, maintenance standards, and the availability of amenities like the tornado shelter.
Based on the provided customer reviews and typical operations of mobile home communities, there is no information available regarding specific "promotions" or "special offers" from Hilltop Mobile Home Community. Mobile home parks typically focus on the ongoing value proposition of lot rent and home sales rather than short-term promotional discounts.
Key points regarding their financial structure and potential considerations:
-
Lot Rent: This is the primary ongoing cost for residents. Review feedback indicates that "lot rent goes up every year." This is a critical financial aspect for current and prospective residents, especially given that "many in the park are low income."
-
Empty Lots: The mention that "the lots in the park remain empty" could, in some contexts, lead to incentives for new residents (e.g., free rent for a period, assistance with moving a home). However, there is no direct evidence of such offers for Hilltop Mobile Home Community in the provided data.
-
Billed Water/Sewage by Meter: This shift to metered billing for utilities is a change in their cost structure, rather than a promotion. While it offers transparency, it also means utility costs are directly tied to usage, which might represent a change in monthly expenses for residents.
Given the current resident feedback concerning financial aspects like rising lot rent and service issues, it is highly advisable for any interested parties to contact Hilltop Mobile Home Community directly for the most current and accurate information on pricing, any fees, and the overall cost of living within the community. Potential residents should conduct thorough due diligence regarding financial commitments and available services.

It is important to note that recent customer reviews indicate difficulties in reaching office management, with one reviewer stating they had been "trying for 2 weeks and still nothing." While these phone numbers are provided, prospective residents should be prepared for potential challenges in direct communication based on current resident feedback. It would be advisable to be persistent or seek alternative methods of contact if immediate response is not received.
For Michiganders considering Hilltop Mobile Home Community in Grand Rapids, suitability is best assessed through a nuanced understanding of its current state, as highlighted by existing resident feedback. On one hand, its location in Grand Rapids remains a significant draw. Being within a major city provides residents with ready access to diverse employment opportunities, comprehensive healthcare facilities, a vibrant cultural scene, and various educational institutions. For those seeking affordable housing options within an urban setting, the manufactured home park model can offer a pathway to homeownership that might be otherwise out of reach. For long-term residents (some for 30 years), the established nature of the community itself can foster familiarity and a sense of continuity.
However, prospective residents must be aware of the significant challenges reported by current residents. Concerns regarding the quality and timeliness of snow removal, which notably impeded emergency services during a fire, highlight potential safety and maintenance issues that are critical for comfortable living. The reported unresponsiveness of management, difficulties in resolving billing discrepancies, and a perceived lack of consistent lot inspections are serious factors that can impact daily life and resident satisfaction. Furthermore, the unavailability of the tornado shelter, which residents previously relied upon, represents a major safety concern, especially for those with low incomes who may have limited alternative shelter options. The annual increase in lot rent, particularly for a community with many low-income residents and empty lots, is another financial consideration.
Therefore, while Hilltop Mobile Home Community offers the fundamental promise of affordable living in Grand Rapids, its suitability for locals currently hinges heavily on individual tolerance for the reported management and maintenance issues. For those prioritizing low cost and urban access above all else, and who are willing to navigate the current operational challenges, it might still be considered. However, prospective residents are strongly advised to visit the community in person, speak with current residents if possible, and thoroughly clarify all aspects of lot rent, utility billing, and available services directly with management (and be prepared for potential communication difficulties) before making any commitments. A clear understanding of these realities is paramount to determining if Hilltop Mobile Home Community is the right fit for your living needs in Michigan.
Customer Reviews
I have lived here for 30 years now. The ownership has changed hands many times over the years and I have not seen much change. We currently have a new owner and see slow changes being made. Snow removal was poor this past winter. This past winter there was a mobile home fire. Fire department and other first responders were unable to get in because there was only one lane plowed. This fire was on the news and in the press. The fire chief was very upset about the roads in the park as it cost valuable time for them to get in with fire hoses. This again is the Parks fault. Yards have been kept in disarray and the park hasn't kept up with lot inspections. We are now being billed for water/sewage by meter. Something not done in years past. The tornado shelter is now unavailable to residence during tornado weather and we have to find shelter elsewhere. I find this unacceptable as there is nowhere else to go. The lots in the park remain empty and lot rent goes up every year. Many in the park are low income.
Was a nice place to live till the new office manager took over, we have never been late on rent before and have always paid in the 4 yrs we have been here, we got the bill this month and it says we didnt pay last months rent of $608 we cant get ahold of anyone in the office we have been trying for 2 weeks and still nothing. I am fed up with this place, this makes me extreamly angry!!
I love it here it's a nice little community , lots of nice people here ,I've made some awesome friends that show how much they care, and the Park manager Bobbie Jo is the best, she's sweet and kind and she does a great job, all while having health issues, and she don't take any BS from people. The maintenance guy is also doing a great job and here, can fix just about anything and the remodeling he does is excellent. Plus it's right next to Meijer, and many other businesses. I honestly don't know why people complain so much, they should be thankful for the low rent and everything here, but ya can't please everyone.
Lived at hilltop for over 10 years. Good community & great school district. Lot rents are becoming a little high for the type of mobile home park it is. Would feel a little better about the rent increases if they did community improvements IE laundry rooms
We have lived here for over seven years. It was once a reputable park, with excellent management. The current owners do not care about their tenants. They are quick to process paperwork to get you removed. No contact information with corporate offices are available. No names, email addresses or telephone numbers are listed anywhere. Their website is a joke, and I'm not even sure that it's being maintained anymore. You can register to pay online, but the website is deemed insecure with zero encryption. I would not feel comfortable submitting any sensitive financial information. When we moved in, there were not many open slots for homes. Now there are at least six on my street ALONE. They move in dilapidated homes that stand empty and they do nothing with them. When calling, the number is listed as RESTRICTED, PRIVATE or UNKNOWN. No reputable company would hide under the cloak of anonymity. There are children constantly playing in the roadways and this park is anything but kid friendly. No amenities for kids. And we have this huge grassy area that could be converted to a play area, but the owners leave it empty. I would not recommend this park to anyone.
