Services Offered

Huggins Mobile Home Park focuses on providing the foundational services necessary for mobile home living, ensuring residents have access to essential utilities and a structured living environment.

  • Lot Rentals: The primary service provided is the rental of individual lots for mobile homes. Residents typically own their mobile home and lease the land it sits on, paying a monthly lot rent to the park management. This often includes access to common utilities.
  • Utility Connections: Essential utility hookups are provided at each lot. This includes public water and public sewage connections, which are crucial for comfortable living. Residents are generally responsible for their own electric, water, and propane costs, while sewage and trash services may be included in the lot rent.
  • Off-Street Parking: Each mobile home lot typically includes provisions for off-street parking, offering convenience and dedicated space for residents' vehicles.
  • Washer/Dryer Hookups: Individual mobile home units often come equipped with washer/dryer hookups, allowing residents the convenience of in-home laundry facilities.
  • Pet-Friendly Policy (with conditions): Huggins Mobile Home Park is a pet-friendly community, typically allowing cats and small dogs. However, specific conditions apply, such as pets needing to be indoor, under a certain weight limit (e.g., 35 lbs), and over a certain age (e.g., 1 year old). There are also associated pet fees and additional monthly pet rent, which should be confirmed directly with park management.
  • Trash Services: In many cases, a portion of the trash service cost is included in the monthly lot rent, simplifying waste management for residents.
Features / Highlights

Huggins Mobile Home Park, like any residential community, has features and aspects that define the living experience for its residents. Based on available public information and common characteristics of mobile home parks, these are some of its highlights. It's important to note that specific features can vary per individual home and lot.

  • Affordable Housing Option: A primary highlight of Huggins Mobile Home Park, typical of mobile home communities, is the provision of a relatively affordable housing solution in the Uniontown area. This can be a significant advantage for Pennsylvanians seeking cost-effective homeownership or rental opportunities.
  • Community Environment: Mobile home parks foster a unique sense of community. While individual experiences vary, residents share common areas and a close-knit living arrangement, which can lead to neighborly interactions and a familiar environment.
  • Well-Maintained Trailers: One review specifically mentions that the "trailers are much better," suggesting that the mobile homes themselves within the park are generally in good condition, which is a positive for residents looking for quality housing units.
  • Essential Home Amenities: Individual mobile homes often come equipped with standard amenities found in residential homes, such as multiple bedrooms (e.g., 3 bedrooms, 2 bathrooms), a kitchen with appliances like dishwashers, and living spaces. Some units may feature additional elements like front porches and outdoor sheds, adding to comfort and storage.
  • Structured Management: As a mobile home park, there is typically a management team that oversees the community, handles lot rentals, and enforces park rules, aiming to maintain order and provide a structured living environment for all residents. This structure includes general policies for property maintenance and community standards.
  • Convenient Utility Access: The presence of public water and sewage connections at each lot is a significant convenience, simplifying utility management for residents compared to areas relying on well water or septic systems.
  • Proximity to Uniontown Services: While the park itself is a residential community, its location in Uniontown provides residents with convenient access to the town's services, including shops, eateries, schools (Laurel Highlands School District), and employment centers.
Promotions or Special Offers

Mobile home parks typically operate on a different model than short-term rental properties or campgrounds. Therefore, "promotions or special offers" in the traditional sense of discounts on nightly rates or bundled packages are not commonly found. Instead, potential residents should inquire about:

  • Move-in Incentives: Occasionally, parks might offer incentives for new residents, such as reduced security deposits, a waiver of the first month's lot rent, or assistance with moving costs for a limited time. These would be offered directly by the park management to new applicants.
  • Referral Programs: Some communities might have referral programs where existing residents receive a benefit if they refer a new resident who successfully moves in.
  • Inclusion of Utilities in Lot Rent: While not a "promotion," it's a common offering where certain utilities (like sewage and trash) are bundled into the monthly lot rent, providing a predictable cost structure for residents. Potential residents should always clarify exactly what is included in the monthly lot rent versus what they will be responsible for separately (e.g., electricity, water, propane).

Any available offers would be communicated directly by the park management. The best way for Pennsylvanians interested in Huggins Mobile Home Park to learn about any current opportunities or specific terms of lease would be to contact them directly. Prospective residents should inquire about the application process, fees (such as the application fee), security deposit requirements, and the exact breakdown of monthly costs, including lot rent and utilities. This direct communication ensures transparency and allows for a clear understanding of the financial commitment and any potential benefits.
