Land rent is the most expensive around at 725.00 and goes up every year. It just jumped 25.00 .There is no place for the kids to play. Hometown America has tons of law suits. This is supposed to be affordable living . It cost more for the land rent than my mortgage only gave this a 3 because we don't have the amenities that other parks have.

On April 3rd an email was sent (among other inconsequential things) regarding site inspections taking place in June. This entails power washing homes, lawn mowing, etc. On April 10th an email was sent that due to the annual water ban going into effect on May 1st, the property manager decided inspections would be done that day. Residents have now been delivered a 10 day notice of compliance. The incompetence is astounding. Absolutely love this community! Can't wait for current property manager to be replaced, everything has gone on a downward swing since she came along.

Maintenance man lacks courtesy and has been rude communicating w/residents. Management MUST STOP treating residents poorly. Unacceptable. Shrubs in common areas very overgrown, not trimmed for years. With previous mgrs., they were professionally trimmed every year. Hope they get done this year. They look terrible. Ornamental trees at entrances, also, have not been properly maintained and ruined. Mgr. fails to address driveway maintenance. Previous mgrs repaired/resurfaced, which is the responsibility of Hometown. Reg. mgr, Kyle, and corporate do not return calls for resident concerns. No decency. Terrible. UPDATE, ZERO stars...Manager should be Fired for incompetency and mental instability. Notice all the bad reviews the last 5 yrs. she's been here. She has damaged the property in various ways. She's very disrespectful, hostile, lies, deflects, gaslights, threatens residents, instigates conflict and does NOT DO HER JOB. She very inappropriately and fraudulently calls the police to resolve a very easily solved problem. She seems to thrive on causing conflict and drama. Disgusting and unacceptable for the community. Her criminal background of attempted murder charges is also evidence of her psyche issues. Residents deserve a mgr who is civil, respectful, communicates well and cares about residents and responsibilities. Hometown should NOT HIRE anyone w/a CRIMINAL BACKGROUND. ------UPDATE, Jan 2023--Lot Fee increase of $50/mo. (almost 10%) w/record high inflation! Too Much! Disgusting. No regard for residents or our quality of life! WHERE'S THE MONEY GOING? Wouldn't be surprised if the manager is funneling some into her own account for the last several yrs. She doesn't get much done, lies, has every excuse in the book and is hardly in her office. Fire the manager.----.UPDATE: This property has never looked worse! No upkeep, weeds, overgrown lawns, shrubs in common areas. Horrible maintenance for last several years. Fix it! Fire the manager---------- Hometown America corporate greed! Raise the lot fee EVERY year and do the very minimum for property upkeep. No amenities other than the community office building where the manager is hardly welcoming. Corporate does not respond to calls. Regional manager is not accessible to address resident concerns about property mismanagement. Current manager is negligent, difficult, defensive, rude and flips out on residents for simply reporting a concern in the community. She has threatened to call police on resident and tried to ban resident from entering community office simply bc she doesn't know how to have a civil discussion about issues. Manager does not improve or maintain property or respond to resident requests. She always says work orders are "On the List," but, never tells you when work will be done and they never get done. She always says she's "On a Budget," as though she's very restricted, but, she spent our money to hire an assistant (no previous manager needed a helper). Manager is rarely in the office. No maintenance person for a very long time (years). Roads, driveways and grounds need work. Wonder where all of the money they rake in is going; obviously, not to upgrade the property. Hometown America should put more focus on serving residents to enhance quality of life and improve the property, instead of lining their pockets and treating residents like second-class citizens. Current manager has criminal history (hit and run/murder attempt charges...Milford MA). Hometown should not hire anyone w/a criminal background. Period. Current mgr. should be FIRED.
