Kings Estates About
For many South Carolina residents, finding an affordable and comfortable place to call home, especially within an established community, is a key consideration. Mobile home parks, or manufactured home communities as they are increasingly known, offer a unique living solution that often blends independence with a sense of neighborhood. In the thriving Greenville area, Kings Estates stands as a prominent example of such a community, providing a residential option for those seeking a different path to homeownership.
Kings Estates has been a part of the Greenville landscape for decades, offering a long-standing presence for its residents. Originally established as a 55-plus community, it has served as a tranquil haven for many seniors seeking a peaceful and manageable living environment. The park provides lots where residents own their manufactured homes, contributing to a sense of permanency and personal investment in their dwellings. As you explore the various housing options available in the Upstate, understanding communities like Kings Estates can provide valuable insights into diverse living arrangements available right here in South Carolina.
Kings Estates is conveniently situated at 600 Hunts Bridge Rd, Greenville, SC 29617, USA. This address places the community within the broader Greenville metropolitan area, a vibrant and rapidly growing region in the Upstate of South Carolina. The location offers a balance between suburban tranquility and access to urban amenities.
For South Carolina locals, the accessibility of Kings Estates is a significant advantage. Hunts Bridge Road provides direct access to major thoroughfares, allowing residents to easily navigate to downtown Greenville, which is known for its award-winning Main Street, diverse dining scene, and cultural attractions like Falls Park on the Reedy. Essential services such as grocery stores, medical facilities, pharmacies, and shopping centers are typically just a short drive away, making daily errands convenient for residents. The community's position also allows for relatively easy access to I-385 and I-85, facilitating travel to other parts of South Carolina, including Spartanburg, Anderson, or even a weekend trip to Charleston or Myrtle Beach. This blend of local convenience and regional connectivity makes Kings Estates a well-situated option for those living in or looking to move to the Greenville area.
In a mobile home park like Kings Estates, the services offered typically revolve around the maintenance and management of the community's common areas and infrastructure, as residents generally own their individual homes. While the scope of services can vary, here’s what residents might expect:
- Lot Rental: The primary service provided is the rental of the land or "lot" where residents place their manufactured homes. This fee typically covers the cost of the land lease.
- Utilities Management: The park often facilitates access to essential utilities. While residents pay for their individual usage, the park handles the infrastructure for water, sewer, and potentially gas or electricity connections. For example, water and sewer charges are paid per person, and trash pickup is a separate fee.
- Community Area Maintenance: Maintenance of common areas, such as shared roads within the park and communal landscaping, falls under the park's responsibility. This includes ensuring the general upkeep of the community’s shared infrastructure.
- Outbuilding Rental: It has been noted that there can be a separate charge for outbuilding rental, which may apply to sheds or other external structures on a resident's lot.
- Management Presence: There is on-site or readily available management to address resident concerns, enforce community rules (often outlined in an HOA or community guidelines), and manage the park's operations.
It is important for prospective residents to inquire about all fees associated with lot rental, including any additional charges for utilities, trash pickup, outbuildings, and Homeowners Association (HOA) fees, as these contribute to the total monthly cost of living in the community.
Kings Estates, as an established mobile home community in Greenville, SC, offers several features that have historically appealed to its residents, particularly those in the 55-plus demographic it once primarily served. While the community is undergoing changes, understanding its core characteristics can provide insight into its living environment:
- Established Community: Kings Estates has been a part of the Greenville landscape for many years, meaning it has a long-standing resident base and an established infrastructure. Many residents have lived here for decades, fostering a sense of familiarity and neighborly connection.
- Resident-Owned Homes: A significant feature is that residents own their homes, providing them with a sense of investment and control over their living space, unlike traditional rental apartments.
- Quiet Atmosphere: The community has historically been known for its quiet and peaceful environment, especially appealing to older individuals who seek a serene living space away from the hustle and bustle.
- Access to Utilities: The availability of essential utilities like fresh water, sewer, and power hookups on each lot is a fundamental feature, ensuring comfortable living conditions for manufactured homes.
- Proximity to Greenville Amenities: While offering a suburban feel, the community’s location provides convenient access to Greenville’s extensive amenities, including shopping centers, medical facilities, restaurants, and recreational opportunities.
- Space for Outdoor Features: Manufactured home lots often provide more individual outdoor space than apartment living, allowing residents to have small gardens, patios, or other outdoor features specific to their homes.
While the community has faced challenges related to upkeep and management changes, the fundamental structure of resident-owned homes within an established Greenville location remains a key aspect of Kings Estates.
Given the nature of mobile home park living, where residents typically own their homes and lease the land, promotions at Kings Estates would likely focus on incentives related to lot rental or new resident onboarding. However, based on the provided customer reviews, the current focus appears to be on adjusting to new management and associated changes in costs. Therefore, it is important for prospective residents to directly inquire about any current offers, as these can be highly dynamic.
In a typical mobile home park scenario, potential promotions might include:
- Reduced First Month's Lot Rent: Sometimes, communities offer a discount on the initial month's rent to attract new residents.
- Moving Allowances: To assist with the cost of relocating a manufactured home, some parks might offer a credit or allowance.
- Waived Application Fees: For qualified applicants, the application fee might be waived as an incentive.
- Referral Bonuses: Existing residents might receive a bonus for referring new residents who successfully move into the community.
However, it is crucial to note that the customer reviews mention increasing costs for rent and additional fees, rather than promotional offers. Therefore, it is essential for anyone interested in Kings Estates to contact the management directly to get the most accurate and up-to-date information regarding lot rental rates, all associated fees (including trash pickup, water/sewer, and outbuilding rent), and any current specials that may or may not be available. Transparency in understanding the total monthly cost is paramount.
If you are interested in learning more about Kings Estates, or to inquire about lot availability and current rental rates, you can reach the management team directly.

Customer Reviews
Kings Estates was a nice 55 plus community before BIG management bought the place. HOA fees are crazy, you pay rent, trash pickup(17.00), water/sewer (per person, last one was 99.00)and out building rent of $100.00. No up keep. The roads are terrible, down trees from October and street lights not working. Plus rent is going up again in October.. management does not cares about the older folks who have lived here 30 -40 years and can't afford the rent and extras... keep in mind the people own their homes. Total cost of rent per month between $600 - $800..
It is a shame the way the new owners are doing there are folks that have sold their homes to live in a nice quite place. I know a couple he is 90 and she in her late 80s. They sold they home in a different county several years back so they would not to worry about the yard and excd. The people are going to have to deal with a bunch of non sense of the new owners
This Use to be a great park for the Seniors but now new owners and new policy you can t have any company because they can’t park anywhere there if you have 2 cars in your driveway… they are going up on Lot rent to 500.00 a month.. the new owners are telling the elderly that if u don’t like the rules you can move!! These people have bought their homes and they have lived there for years!!
One hell of a trailer park!? Actually it is the most quiet neighborhood near downtown. Just dropped off someone through the Uber app.
I don't live here, but I know people that do and this is seriously the coziest, most peaceful trailer park
