This place really sucks , ever sense welcome creek has taken over its been nothing but made up rules by property manager name won who is all about. Trying to tax people on every thing they can to make money and is quick to say u will be evicted for anything knowing most. Of the. People who stay here r on fixed income and can't afford to move there home so guess what they will take it and rent it out them selves . Water bill is never even close each month ,They don't read the meters !!! And the homes thar they own don't even get a water bill so guess who is paying for there bill...and who have ever heard of a pet. Fee of 25 dollars a month and u own your home and the pet stays inside of your home but they tax 25 extra dollars for there lot ...what is a pet going to mess up on a lot that would coast u that much money ... so my advise don't make that mistake of moving here

Their trying to make all the people that own their mobile homes move because they know everyone that owns their homes are on fixed income & can't afford to move their home so the owner will take possession after 90 days & charge another family $800-$1000 monthly rent. Keeps handing out citations to everyone that owns their homes to do improvements to THEIR home but doesn't do anything to the DUMP TRAILERS he owns, it's so sad but we are having to resort to legal actions to have anything done before the owner screws everyone out of their homes!

They tell you that the kids can’t have swing sets, trampolines, basketball goals etc. And the kids can’t ride their bikes in the road. These people are a rip off. You pay your own water bill but can’t wash your car. You also have to pay a pet fee for a pet that’s in your own home that you own. And no the lot rent isn’t $210 they went up to $245 plus water and $25 if you have a pet. Then they came around and gave out citations telling you that you have to paint and pressure wash and do other things to your trailer in 3wks. This is the worst place to live. I WOULD NOT RECOMMEND MOVING HERE!!!

They keep raising the price, now make you pay for your own water, which they regulate, cut your own grass.. nothing has been done to up keep the mobile home park! Every month it’s a new charge.. extra car 35$ ,,, and I only have 1 car! They have purchased an area that lives in poverty, and keep upping the price! It’s unfortunate they get rich off the poor!

I feel like if you owned your trailer your only fee should be is "LOT FEE" BUT THIS SUPPOSE TO BWE A FAMILY ORIENTED PEACEFUL PLACE TO RAISE YOUR KIDS HOW CAN U DO THAT WHEN PRICES ARE CONSTANTLY GOING UP FOR SOMETHING U OWN SOMETHING NEEDS TO BE DONE....ITS A LOT OF FISHY THINGS GOING ON AND I HOPE U ARE LOOKING AT THIS MR .PROPERTY MANAGER GIVE MY FRIENDS THEIR MONEY BACK...YOU WON'T GET AWAY WITH CONNING FOLKS WHO ARE IN POVERTY ....
