Parkway Village Estates MHC TX LLC About
Howdy, fellow Texans! When considering a place to call home, especially in the vibrant and diverse landscape of our state, finding a community that fits your needs is paramount. For many, mobile home parks offer an accessible and often more affordable pathway to homeownership or long-term residency. Today, we're going to take a direct and honest look at Parkway Village Estates MHC TX LLC, located in Nederland, Texas. This article is crafted for you, our local Texas readers, to provide a factual and informative overview, drawing from publicly available data and real customer experiences, to help you make an informed decision about this particular community.
Parkway Village Estates MHC TX LLC is a mobile home community situated in a significant part of Southeast Texas. The decision to move into a mobile home park involves weighing various factors, including location, community amenities, management responsiveness, and environmental considerations. We understand that finding a suitable and stable living environment is crucial for individuals and families. This article will delve into the specifics of Parkway Village Estates MHC TX LLC, covering its geographical placement, reported services, and key aspects highlighted by residents, providing a comprehensive picture to assist your evaluation.
Parkway Village Estates MHC TX LLC is located at 3280 Landrey Blvd, Nederland, TX 77627, USA. Nederland is a city nestled within Jefferson County, Texas, forming a crucial part of the "Golden Triangle" region alongside the cities of Beaumont and Port Arthur. This geographic positioning is a significant factor for residents, offering a blend of local amenities and access to major regional hubs.
The park's address on Landrey Blvd suggests a residential setting within Nederland, likely offering relatively easy access to local services. Nederland itself boasts a variety of essential conveniences, including grocery stores, retail outlets, medical facilities, and diverse dining options. For residents of Parkway Village Estates, this means that daily errands and accessing community resources are generally within a manageable driving distance. The overall accessibility to the broader Golden Triangle area is also a key advantage. This region is known for its robust industrial and petrochemical sectors, which often attract individuals and families seeking employment opportunities. For those working in these industries in Nederland, Port Arthur, or Beaumont, residing in Parkway Village Estates could offer a convenient commute, saving time and reducing transportation costs.
However, it is important to acknowledge that Nederland, like many parts of Southeast Texas, is situated in a low-lying coastal plain and is susceptible to heavy rainfall and potential flooding. As highlighted by customer reviews, the park has reportedly experienced significant flooding during major weather events like Hurricanes Harvey and Imelda. This geographical reality means that while the location offers convenience in terms of access to urban centers and industries, it also comes with inherent environmental risks that residents should be prepared for and understand thoroughly before considering residency. The mention of poor drainage within the park itself also points to a local accessibility challenge that could impact residents during heavy rain. Therefore, while the location offers strategic benefits for employment and amenities, the environmental considerations, particularly regarding drainage and flood risk, are a critical part of its overall accessibility profile.

For Texans seeking mobile home living, the decision of where to reside involves a complex evaluation of location benefits, community environment, and operational reliability. Parkway Village Estates MHC TX LLC, situated in Nederland, Texas, presents itself as a potential option within the Golden Triangle area, but it comes with significant reported challenges that local prospective residents must carefully consider.
On the positive side, the park's location at 3280 Landrey Blvd in Nederland offers inherent advantages in terms of accessibility to a key industrial hub in Southeast Texas. For individuals and families whose livelihoods are tied to the petrochemical and other industries in Nederland, Port Arthur, and Beaumont, the park's proximity can be a major draw, potentially reducing commute times and associated costs. Access to local amenities in Nederland, such as grocery stores, schools, and essential services, is also a convenience that the location provides.
However, the publicly available customer reviews paint a concerning picture that must be thoroughly addressed by any local considering residency. Recurring and severe flooding, as reported during Hurricanes Harvey and Imelda, coupled with alleged poor drainage, presents a substantial environmental risk to residents' homes and personal property. The claims of unresponsive management regarding critical maintenance issues—such as tree trimming, dead tree removal, road repairs, and collapsed driveways—are particularly troubling. These issues suggest that residents may face significant out-of-pocket expenses and a lack of support in maintaining their living environment.
Furthermore, the reported "ridiculous" and rigidly enforced rules, including strict towing policies for vehicles and prohibitions on renting out purchased mobile homes, indicate a management approach that some residents find unsupportive and detrimental to their autonomy and financial well-being. The reported loss of communal amenities like a pool post-Harvey, without replacement, also points to a lack of investment in enhancing the resident experience.
While mobile home living can offer an affordable alternative to traditional housing, the experiences shared by current and former residents of Parkway Village Estates MHC TX LLC suggest that the cost savings might be offset by significant challenges related to property maintenance, environmental hazards, and management-resident relations. Therefore, for local Texans considering Parkway Village Estates, while the location offers employment and amenity proximity, it is paramount to conduct extensive due diligence. This should include: visiting the park to observe current conditions, especially drainage and road quality; speaking with current residents if possible to gather firsthand, up-to-date perspectives; and thoroughly reviewing any lease agreements, specifically looking at clauses related to maintenance responsibilities, rules enforcement, and flood preparedness. Direct communication with park management to address these specific concerns before committing would also be a critical step to ensure that the park aligns with your expectations for a safe and stable home in Nederland.
Customer Reviews
Well I moved in 1 month before Harvey and it flooded horriably. Rescued by boat. Then it flooded again in Imelda actually worst than Harvey. I have asked the manager to cut trees due to being on my house and I had to pay over a thousand dollars for tree trimming. I again asked to have a dead tree removed from the property again no help. The roads are horrible Low lining never do they drain. There was a pool, no more after Harvey. Asked management to take care of my colasps drive again no help. They do not care about there residence at all. I am so sorry I moved there.
You will regret if you stay here! The old lady(manager) has nothing to do other than bother people. She will make sure your car got towed away if you leave it out of your home at the street for more than 10 min. Rules here are ridiculous, they charge for things that makes no sense but they have no money fix the streets and stop them from keep flooding every time it rains. Me and my family had to evacuate from Harvey and this was the trash we were able to find. We won't stay here never! Something else.. if you buy a Mobil home and leave it here, you can not rent it to someone else.. it doesn't matter if you keep paying all the bills the old lady ask you for.
It is the only park in the Nederland school district where you can still move a mobile home into. They also allow travel trailers. Lot fee is about $300 per month plus electricity and water. Sewage and garbage is included in lot price. Management keeps the place looking good. Grass must be cut regularly along with pressure washing the houses and anything else that might make the neighborhood look less desirable.
Management picks and chooses who follows what. I've had problems just being a visitor. If you go to visit anyone there, prepare to give them your life history, including a copy of your driver's license. I was also asked to provide a copy of my social security card to be a visitor. I ended up having to get ahold of the owner, who lives in Florida, to get matters settled. He promised to widen the driveways to accommodate two vehicles, since they are all different sizes and you're not allowed to park in the grass.. He has still yet to start doing that after 6 months.
Verry nice neighbor , very nice people don't see much undesirables that most believe to be in a trailer park . I have lived here 2 times total about 25 years. Best park in a 100 mile radius !!
