Introduction / Overview: Understanding Kingstown Mobile Homepark LLC
For residents across Rhode Island seeking long-term, affordable housing solutions, it is crucial to understand the nature of the various community options available. Kingstown Mobile Homepark LLC, located in North Kingstown, is a established and long-standing manufactured housing community. It is important for local users to note that this location is fundamentally a mobile home park, which offers lot leases for permanent or long-term residence in manufactured homes, rather than functioning as a transient RV park for short-term recreational stays.
This community has been a fixture in North Kingstown for decades, providing a form of home ownership combined with leased land. Currently managed by a limited liability company, the park typically contains over 100 mobile home lots. The homes themselves are owned by the residents, who then lease the land underneath from the park operator, making it a critical component of affordable housing inventory in the region, particularly for retirees, veterans, and individuals on fixed or lower incomes. Prospective residents are generally looking for a permanent residential solution, not a temporary camping spot.
Local users considering this park should be aware that the community atmosphere and operational focus are centered on long-term residential life. However, recent resident feedback indicates concerns regarding annual lot rent increases, perceived lack of maintenance or improvements to common areas like roads, and management's general accessibility, which residents report is limited to a P.O. box. Additionally, the proximity of a nearby plaza, where a pickleball court has opened, has introduced a noticeable and continuous "ping pong" sound for some residents, impacting the tranquility of the location.
Location and Accessibility: A Convenient North Kingstown Spot
Kingstown Mobile Homepark LLC is conveniently situated at 6705 Post Rd, North Kingstown, RI 02852, USA. This highly accessible location places the community right off of Post Road, one of the primary arteries running through this part of the state, ensuring excellent connectivity for local residents.
The park's location offers residents easy access to major transportation routes, including Route 1, making commutes throughout Southern Rhode Island manageable. This central positioning in North Kingstown allows for quick trips to local shops, essential services, and key community resources. Residents are within a reasonable distance of McGinn Park, a 37-acre recreational facility offering baseball, soccer, and basketball courts, as well as the North Kingstown Golf Course, which is approximately 3 miles away. Furthermore, coastal attractions, such as Compass Rose Beach, are just 4 miles from the park, providing great opportunities for enjoying Rhode Island's shoreline. The convenience of this location is a major draw for long-term residents who value ease of access to both urban necessities and local recreational areas.

Conclusion: Why This Place is Suitable for Locals
For many Rhode Island locals, particularly those seeking a stable, long-term, and budget-conscious living solution, Kingstown Mobile Homepark LLC serves a vital purpose. It is suitable for residents—including many retirees and veterans—who require affordable home ownership within the highly desirable and conveniently located North Kingstown area. This residential model is crucial for maintaining diversity in the local housing stock and offering a viable alternative to high-cost traditional real estate.
The park’s primary value lies in its strategic location, which places residents close to employment centers, shopping plazas, and essential amenities while also offering quick access to the natural beauty and recreational opportunities that define the Ocean State. It provides a community environment where neighbors often rely on one another. However, it is paramount that local users considering moving here thoroughly research and understand the current economic realities, including the history of consistent rent increases and the additional town tax imposed on mobile homes. While the community offers the advantage of affordable land-lease home ownership in a prime RI location, prospective residents must weigh this against ongoing concerns regarding rising costs and the level of property maintenance and management accessibility reported by current occupants.

Edit: 2023 the rent was raise to $455. Bogus reasons, as usual. Edit: 2022 the rent has been raised to $440. That is on top of the town now taxing our mobile homes for $17.50 per $1000. Edit: the rent was raised January 2020 to $420. Not a good place to live anymore. The rent has been raised every year since the new "owners" took over (LLC named "Freehold Real Estate"), no improvements have been made to the park, the road is a disgrace, speed bumps non existent and cars/trucks speeding in the park. We don't know how they got the approval to squeeze giant mobile homes into tiny lots but that happened too. Forget about talking to anybody in person, the address is a PO box. People living here mostly are low income, veterans, and retirees who can't afford to move out. What they are doing is wrong but they do it anyways, squeezing the last dollar out of people's pockets.
