The concept of an RV park coupled with a tiny home community can be appealing, offering a sense of community alongside individual living spaces. It's important for prospective residents and visitors to understand the environment and what to expect from such a unique setup.

In this comprehensive article, we will provide a factual overview of Kiowa RV Park and Tiny Home Community, based on publicly available information and customer feedback. We'll cover its location, the types of services it aims to offer, and important considerations that have been highlighted by those who have experienced it firsthand. Our goal is to equip you, as a local user in Oklahoma, with the necessary details to make an informed decision about whether this community aligns with your expectations and needs.

Navigating the choices for RV living or tiny home communities requires careful thought, and understanding the nuances of each location is key. Let's delve into what Kiowa RV Park and Tiny Home Community offers to its residents and visitors.

Location and Accessibility

Kiowa RV Park and Tiny Home Community is located at 909 Jackson Ave, Kiowa, OK 74553, USA. This address places it within the town of Kiowa, a small community in Pittsburg County, Oklahoma. Kiowa is situated on U.S. Highway 69, a significant north-south artery in Oklahoma, and at its intersection with State Highway 63. This strategic location on a major highway offers relatively good accessibility for RVs and vehicles, making it easy to reach the park.

Being located in Kiowa means residents have access to the basic amenities available within the town. According to local information, Kiowa has a downtown grocery store and a few quick-stop service stations on Highway 69. This provides convenience for essential supplies without having to travel far. The town itself has a small population (around 595 residents as of the 2020 census), contributing to a more laid-back, small-town atmosphere.

However, a crucial aspect of the location, as highlighted by customer reviews, is its very close proximity to a train track. Reviewers explicitly state that trains come through "at least every hour," which can be a significant factor for those seeking a quiet environment. This constant train traffic means that noise levels might be a concern for some potential residents or visitors.

Despite the train noise, the location within Kiowa provides a sense of being part of a community, with local schools (notably, the alma mater of Reba McEntire) and churches. While not in a bustling metropolitan area, its highway access connects it to larger towns in Pittsburg County and beyond, providing a balance of small-town living with broader connectivity.

Services Offered

Based on the nature of an RV park and tiny home community, and considering general expectations for such establishments, Kiowa RV Park and Tiny Home Community would typically offer certain fundamental services:

  • RV Sites with Hookups: As an RV park, it would offer designated sites for recreational vehicles, presumably with full hookups (electric, water, and sewer connections) to accommodate both short-term and long-term stays. The review mentioning "long time waste water hose broken" implies the presence of such hookups, even if maintenance issues arise.
  • Tiny Home Lots/Rentals: As a "Tiny Home Community," it would provide designated lots for tiny homes, or possibly tiny homes for rent. This caters to individuals or families seeking more permanent or semi-permanent compact living solutions.
  • Trash Disposal: The mention of residents needing to take their trash to a dumpster implies that a centralized trash disposal system is available on-site.
  • Basic Utilities: Beyond RV hookups, basic utilities like water and electricity would be provided for tiny home residents.

Given the review mentioning challenges with property maintenance (e.g., broken wastewater hoses, dead trees near campers not being addressed), potential residents should inquire specifically about the current state of infrastructure and maintenance services provided by the park. Additionally, while specific amenities like laundry facilities, communal areas, or Wi-Fi are not explicitly mentioned in the provided reviews, these are common in well-established RV parks and tiny home communities, and direct inquiry is recommended for confirmation.

Features / Highlights

Based on the provided information, Kiowa RV Park and Tiny Home Community offers a few key features, though some are highlighted by potential concerns:

  • Dual Community Model: The combination of an RV park and a Tiny Home Community is a notable feature, catering to a diverse range of residents, from transient RVers to those seeking more permanent, compact living solutions. This offers flexibility in accommodation options.
  • Location in Kiowa: Being situated in the small town of Kiowa provides a local, community-focused environment, potentially appealing to those who prefer a less urban setting. Access to basic town amenities is a benefit.
  • Potential for Long-Term Stays: The review mentioning "long time waste water hose broken" and "2 not paying their rent for many many months" suggests that the park accommodates long-term residents. This can be a key feature for individuals or families looking for extended stay options.

However, it's crucial to acknowledge the significant issues highlighted in the customer reviews that may detract from the positive experience:

  • Train Noise: The park's very close proximity to a train track, with trains passing "at least every hour," is a major concern for those seeking a quiet environment. This constant noise could significantly impact the peace and tranquility of a stay.
  • Reported Management and Maintenance Issues: Reviews describe "numerous problems," including broken wastewater hoses, alleged unpaid rent by some campers, frequent short-term visitors, and residents picking up trash. There's also a serious allegation of constant dog barking without owner intervention. These issues point to potential challenges with property management, rule enforcement, and overall living conditions.
  • Potential for Disruptive Environment: The combination of loud train noise and reported issues with neighborly conduct (e.g., constant barking, trash disposal) could create a less-than-peaceful or desirable living environment for some.

Given these mixed highlights, potential residents should weigh the unique community model and location against the reported challenges to determine if this environment aligns with their expectations for an RV park or tiny home community.

Promotions or Special Offers

Specific "promotions or special offers" for Kiowa RV Park and Tiny Home Community are not explicitly detailed in the provided information. As with many RV parks and tiny home communities, pricing structures are typically based on the length of stay, which inherently offers value for longer commitments.

  • Monthly Rates: RV parks and tiny home communities often provide discounted monthly rates compared to daily or weekly rates. This would be a common "special offer" for those planning extended stays, as implied by the long-term residents mentioned in reviews.

Since no explicit promotional details are available, it is always recommended for interested parties to contact Kiowa RV Park and Tiny Home Community directly. They can provide current pricing for RV sites and tiny home lots, details on lease agreements for tiny homes, and any specific discounts that might be available for long-term residents or during off-peak seasons. Conclusion: Why this place is suitable for locals

Kiowa RV Park and Tiny Home Community in Kiowa, Oklahoma, offers a unique living solution that might appeal to certain segments of the local Oklahoma population, particularly those seeking affordable, long-term RV parking or compact tiny home living within a smaller community.

For Oklahomans who are keen on minimalist living or who operate an RV as their primary residence, this community provides a dedicated space. The concept of blending an RV park with a tiny home community offers flexibility for individuals and families looking for alternatives to traditional housing. The location in the small town of Kiowa, on a major highway, offers a convenient base for those working in the area or simply preferring a quieter, rural setting while still having access to basic town amenities like a grocery store and gas stations.

However, it is crucial for locals to carefully consider the significant concerns highlighted in customer reviews. The "very very close" proximity to a train track, with frequent train passages, means that a "quiet" environment may not be achievable. This consistent noise could be a major drawback for those sensitive to sound or seeking true tranquility. Furthermore, reports of "numerous problems" including broken waste water hoses, alleged issues with some residents not paying rent, frequent short-term visitors, and unchecked barking dogs, suggest potential challenges with park management, rule enforcement, and overall community living standards. The mention of residents needing to clean up after others or facing unaddressed property issues (like dead trees) points to a possible lack of consistent maintenance and owner oversight.

Therefore, while Kiowa RV Park and Tiny Home Community presents an option for affordable living and RV parking in a small Oklahoma town, locals should proceed with caution. It is highly recommended that prospective residents visit the property in person, speak with current residents if possible, and have detailed conversations with the owners to understand the current state of affairs, management policies, and how reported issues are being addressed. This due diligence is essential to determine if the benefits of its location and concept outweigh the potential challenges highlighted by existing tenants, ensuring it truly meets your needs for a comfortable and stable living environment in Oklahoma.

Many numerous problems. Keeping 2 occupied campers with long time waste water hose broken. Overhearing the bragging of 2 not paying their rent for many many months. One camper with continual visiters day & nights mostly for only 10 to 15 minutes each. Their poor next door neighbor lady keeps picking up their trash from wherever they throw it & taking it to dumpster 30 ft. away. Can only imagine what the owners of this RV park is really into!!! Ok. I'll stop. Just so disappointed in what I've seen in my short visits there.

Think twice if quiet is what you are looking for. They are located very very close to a train track that seems like at least every hour a train is coming through. On top of that for some reason people think it is okay to tie a dog up outside that barks constantly. I notified the owner and no serious attempt to remove the dog was made
