For New Jersey residents seeking a more accessible route to homeownership in Cumberland County, Little Flower Estates in Vineland presents itself as a long-established and highly affordable manufactured home community. Located right on Delsea Drive, this all-ages neighborhood is designed to provide residents with the benefits of owning a detached home while capitalizing on the relative cost savings of land-lease living. By purchasing the home and leasing the lot, locals can often find a pathway to owning a multi-bedroom residence for a fraction of the cost of a traditional house in the South Jersey market.
Manufactured homes in Little Flower Estates typically feature cozy and reasonably priced layouts, often including two or three bedrooms and up to two bathrooms, making them suitable for singles, couples, or growing families. The community environment aims to be quiet and friendly, providing a sense of neighborhood security and belonging that often comes with established housing developments.
It is important for prospective residents to conduct thorough due diligence, as the nature of management and community maintenance can fluctuate, a pattern sometimes noted in resident feedback. While the goal of the community is to provide a positive and well-kept environment, reports suggest that new residents should verify the current status of on-site amenities and management responsiveness, particularly regarding maintenance and lease documentation, to ensure a smooth transition and long-term satisfaction. However, the core offering—an affordable homeownership option in a prime Vineland location—remains a significant attraction for local buyers.
Little Flower Estates boasts a strategic location in Vineland, New Jersey, providing excellent access to both local necessities and regional hubs. The community is situated directly on a major thoroughfare, North Delsea Drive, which is crucial for quick travel.

Shopping centers like Dandelion Plaza, Park Place Plaza, and the larger Vineland Plaza Shopping Center are all within a short drive or a walkable distance, simplifying daily errands and shopping trips.
Major Road Access: Being on North Delsea Drive (Route 47) provides direct north-south access, connecting residents to the wider Vineland/Millville area and facilitating easy connections to major South Jersey highways like Route 55 for commutes toward Philadelphia or other parts of the state.
Healthcare Access: Inspira Medical Center Vineland is conveniently located only a short drive away, ensuring readily available medical services for residents.

Little Flower Estates provides essential services typical of a managed manufactured home park, centered around the land-lease model. These services are designed to consolidate costs and provide consistent neighborhood management.
Home Site Leasing: This is the primary service, where residents pay a monthly lot rent fee to lease the land their home occupies. This fee typically covers the cost of taxes, as well as the provision of certain utilities. Public data suggests that this lot rent often includes water, sewer, and trash removal services, a significant financial benefit compared to paying for those utilities separately.
On-Site Management: The community maintains an office and management team to handle applications, community guidelines enforcement, and coordination of maintenance for common areas. The quality of this management is variable, and potential residents are advised to assess the current status of management to understand the support available.
New and Pre-Owned Home Sales: The park facilitates the sale of both new and pre-owned manufactured homes, providing options with flexible financing and payment terms designed to fit a variety of budgets, making homeownership a more tangible goal.
Common Area Maintenance: The park management is typically responsible for the upkeep and maintenance of shared facilities and infrastructure, such as roads and community grounds. Past resident reviews, however, indicate that maintenance response, including necessary infrastructure repairs like roads and septic systems, has sometimes been inconsistent and slow, suggesting a need for persistent follow-up by residents.
Little Flower Estates is intended to be a family-friendly community that offers several common area amenities for resident use. However, the current status and upkeep of these features have been a point of concern for some residents.
Community Recreation Area: The park has historically featured areas dedicated to recreation, such as a basketball court and a gathering spot (like a gazebo), aimed at providing spaces for children to play and residents to socialize.
Dedicated Off-Street Parking: Individual home sites generally offer dedicated parking, a valuable feature that enhances convenience and ensures easy access to one's home.
Wooded Backyard Lots (Select Homes): Certain homes within the community are situated on corner lots or back up to wooded areas, offering enhanced privacy and a connection to nature, which is highly sought after by New Jersey homebuyers.
Affordable New Construction: The community frequently offers new manufactured homes, providing buyers with modern, low-maintenance properties that include features like open-concept layouts, updated appliances, and dedicated laundry areas.
Included Utilities in Lot Rent: A major financial highlight for residents is the inclusion of essential services like water, sewer, and trash removal in the monthly lot rent, offering predictable budgeting and significant savings on utility bills.

Little Flower Estates in Vineland provides a compelling and financially sound housing alternative for New Jersey residents, particularly those struggling to afford the high barrier to entry for conventional housing in the region. The primary suitability factor is the low cost of homeownership; the combination of affordable manufactured home prices and a fixed monthly lot rent—which typically bundles essential utilities like water, sewer, and trash—creates a stable and manageable budget for families and individuals. This can free up financial resources, making quality housing more attainable.
Furthermore, the community's location on N Delsea Drive offers incredible convenience, placing residents near essential shopping, services, and key transportation routes, making it a practical base for work and daily life in Cumberland County. While the community’s operational history, as highlighted by some resident accounts, underscores the importance of proactive engagement with management and careful inspection of property conditions (both home and lot), the fundamental value proposition remains strong. For a local user prioritizing affordability and convenience in a South Jersey setting, Little Flower Estates offers a pathway to a two or three-bedroom home that is a clear financial step up from typical apartment rental costs in the area. By engaging directly with the current management and thoroughly reviewing lease agreements and property conditions before commitment, New Jersey locals can leverage Little Flower Estates as a valuable tool for achieving the goal of affordable homeownership.

I moved in August of last year, 2023. For months, there was no management nor anyone ever in the office to talk to. My house is a brand new one and immediately upon moving in, we had a foul smell and here to find out, the septic was backing up! They had someone come out to supposedly fix it. Then a few weeks later, the same thing happened again! They had someone come out again and here to find out, they needed to dig up our lawn because the plumbing and septic weren't correct!! Then since moving in, we have had 2 and now a new office manager who thinks she can talk to all of us tenants any which way she pleases. It always rude, cold and very ignorant!! Her name is Melissa Monahon. She is an absolute LIAR! I received a letter in the summer stating my lease renewal was going to be to me within 2 weeks. Should have been in August 2024 to start in September as my renewal. I've asked her numerous times for my lease and she stated that it was emailed and I REFUSED TO SIGN IT!! Then she proceeded to tell me that she was working on it and another time she had to wait until her attorney ok'd it, due to the fact that she's trying to evict eeveryone out of here. In the year of living here, roads were told they were going to be repaired for the potholes, NOT DONE! Rent increased while nothing was fixed around here! I have a problem with my doorbell, flooring, as well as the dishwasher. Melissa refuses to fix the doorbell as it's not a neccessity. The dishwasher she is claiming a month later she needs to replace it and measure it, but it was already measured by maintanence as well as given her a copy of the warranty and manual. Also the hole in the floor was told to her 3 months ago and still isn't fixed!! I have had quarterly inspections done and have always had everything as is from my move in day and always was passed! Melissa comes aboard and has so many complaints about a mini yard fence up and I took down immediately, lights being on the roof bc I keep them up and on and was told it's not a holiday and need to come down as well as now she wants the grass repaired by me for not even having grass there upon move in!!! THIS WOMAN IS THE ABSOLUTE WORST OFFICE MANAGER IN THE WORLD AND NEEDS TO BE FIRED!!!!!
Oct 29, 2024 · Melisa WrightThere's no gazebo anymore probably not going to replace it. The basketball court net and backboard broke they took it away it was replace by the kids that live here not the park. We got a new manager she's doing a good job with the park. Still no gazebo and the kids destroyed the hoops they put up so why replace the.
Sep 15, 2025 · Mark MungioleI have a relative that lives there? The back part of the property is better. The front part looks like a ghetto. The rent is ridiculously because it increases by $50 a year on average? For people on limited income, the rent increase is expensive?
Dec 23, 2024 · Bill BonnieMy mom has lived in this park for over 20 years. She loves it and is very happy here. Streets could use some TLC and have noticed that there are 3 or 4 mobile homes that have not been placed on a lot yet. Little bit of an eye sore but other than that great place to live. Mom has no problem with her neighbors or management.
Jan 26, 2022 · Lori KoonsMy parents lived there for 18 (?) Years. When they moved in, it was like a gated community. Security at the front and the back gate closed at night. The roads were maintained and you could find someone in the office when needed. Forward to today. The security guard shack has been removed, the back gate never closes. The roads are full of potholes and good luck getting a hold of Cedrick if you need anything. The lot rent has gotten out of control and a good portion of the park looks like the ghettos. I have never been happier to sell my parents house and never have to return. I miss the house and my parents, but that park has gone down the tube. I am sorry to the new owner and good people living there. Hopefully a new manager could make Little Flower great again.
