Locust Gardens MHC LLC About
For Virginians considering a manufactured home as their residence, understanding the nuances of a community is essential. Locust Gardens MHC LLC in Lynchburg, VA, is one such community that offers a specific type of living experience within Campbell County. Like any residential area, it has its unique attributes, and prospective residents often benefit from a comprehensive overview to make an informed decision about where to call home.
Manufactured home communities provide a distinct housing alternative, often appealing to those seeking affordability and a sense of neighborhood. At Locust Gardens MHC LLC, there appear to be contrasting experiences among residents, which is important for any potential homeowner or renter to consider. One long-term resident expressed significant dissatisfaction, citing concerns about rising lot rent, additional charges for well water (which is not potable), lack of maintenance, particularly with septic system issues, and unresponsive management. This resident stated, "I wish I could move what I can I'm on a fixed income and cannot afford to move this place is a joke they got money to put up fencing at the entrance management sucks." They also mentioned raw sewage issues and ongoing water problems requiring boiling and bleach.
Conversely, another resident provided a starkly different perspective, describing Locust Gardens as "a nice and quiet place to live." This individual attributed complaints to "personal issues" stemming from residents not adhering to community rules regarding rent payments, yard maintenance, noise levels, and child supervision. They lauded the "very knowledgeable" maintenance crew who "go beyond their duties" and praised the owners for keeping the property clean and working with residents on late rent. This resident concluded, "If you aren't doing right then that is why you are complaining. You cant expect to not live by rules once you move in."
These divergent reviews highlight the importance of individual due diligence. While the community aims to provide a structured living environment, future residents should consider visiting, observing the property firsthand, and perhaps attempting to speak with current residents to form their own comprehensive understanding of what living at Locust Gardens MHC LLC entails.

Locust Gardens MHC LLC provides services typical of a manufactured home community, primarily focusing on managing the property and the lots for residents. Based on available information and resident reviews, the services offered include:
-
Lot Rentals: The core service is the rental of individual lots where residents can place their manufactured homes. These lots are equipped with basic utility hookups.
-
Community Management: The park has a management team responsible for overseeing operations, enforcing community rules, and collecting lot rent. While one review described management as "sucks," another praised their willingness to "work with those that are late on their rent" and their efforts to keep the property clean, indicating varied experiences with responsiveness.
-
Utility Hookups: Lots provide connections for essential utilities. Residents are billed for water (well water, which residents note is not potable and requires boiling/bleach for dishwashing) and likely electricity directly from providers. There are meters for well water. Septic systems are in place, though there have been resident complaints about maintenance and "raw sewage" issues.
-
Maintenance (Contested): One resident praises the "maintenance crew are very knowledgeable and go beyond their duties," highlighting their commitment to keeping the property clean. Conversely, another resident states, "they don't do a damn thing to improve the place" and "do not maintenance the park." This indicates a disparity in perception regarding maintenance services.
-
Community Rules and Regulations: The park operates under a set of rules and fees, which residents are expected to follow, covering aspects like rent payments, yard maintenance, noise levels, and child supervision. Management is described as enforcing these rules to maintain order and cleanliness.
-
Yard Maintenance Responsibility: Residents are explicitly responsible for maintaining their own lawns ("you cut your own grass and weed eat").
-
Trash Collection: While not explicitly detailed, mobile home communities typically have provisions for trash collection, either through communal dumpsters or curbside service, which would be an important service to confirm.
Locust Gardens MHC LLC presents a set of features and highlights that shape the living experience for its residents. These aspects, when viewed through the lens of varying resident opinions, offer a comprehensive understanding of the community.
-
Quiet Residential Environment: Despite its proximity to urban amenities, some residents describe Locust Gardens as a "nice and quiet place to live." This indicates a setting conducive to peaceful living, away from the constant hustle and bustle, appealing to those seeking tranquility.

This can be a significant highlight for individuals or families seeking accessible homeownership or long-term rental options.

Information regarding specific, publicly advertised promotions or special offers directly from Locust Gardens MHC LLC is not readily available in the public data. Mobile home communities typically manage their pricing through consistent lot rental fees and the sale prices of homes, rather than through temporary, retail-style promotions.
However, the inherent affordability of manufactured home living often serves as a foundational "promotion" for communities like Locust Gardens. For many Virginians, opting for a manufactured home can represent a significantly lower entry point into housing compared to purchasing a traditional stick-built home in the Lynchburg area. The financial structure often involves a monthly lot rent, which covers the use of the land and some community services, while the home itself is owned by the resident (or rented from the park).
Current lot rent has been a point of contention among some residents, with complaints about increases. One review mentions an increase of "$40.00" and the fact that residents "are paying for well water there now." This indicates that lot rent and utility billing structures are subject to change and are crucial details for prospective residents to confirm.
For those considering Locust Gardens MHC LLC, the most reliable way to obtain accurate and up-to-date information on availability, current lot rental fees, what is included in those fees (especially regarding water and other utilities), and any specific terms or conditions, is to contact the community management directly. This direct communication allows for a clear understanding of the financial commitment and any available homes or lots at the time of inquiry.

This Mobile Home Park is a nice and quiet place to live. For those who complain it's a personal issue and have continually done these things on list. If you don't pay your rent, if your late on rent, if you keep your yard junky on the outside, if you play loud music at night without respecting neighbors, if you don't take hold of your children and let them go wild, etc then it's a personal issue. The maintenance crew are very knowledgeable and go beyond their duties. I've lived here since 2010 and have moved in several parts of mobile home Park and it is just as I described. If you aren't doing right then that is why you are complaining. You cant expect to not live by rules once you move in. You must respect others that live around you if you want them to respect you. The owners like to keep their property clean and work with those that are late on their rent. If it was your property you would expect the same. So some of these complaints are not true.
The park itself in well kept and very clean. I'm a delivery driver, I only give three stars because it's extremely hard to find some of the homes due to the number not being on the home itself. I lost count on how many times I've gotten turned around without a GPS. Still a very nice clean place!
The repair people who work on the trailers, have been more than happy to help anyway they can.The neighborhood is keep clean ,well maintained. My son and his family members move there so far seem real nice place to live will have to see how it goes for now .Ever one is pleased
For anyone living here, do not let this control freak woman charge you for repairs.. Septic issues are completely her responsibility. Even if you own your trailer. She cannot raise you lot rent unless she has given you at least 30 days notice. Legal aid in downtown lynchburg knows all about her...if you have any problems with her, call them. She doesn't know the law, and she's constantly breaking it. Do NOT let her get away with it. She lies, and her only concern is the money. She's nothing but a bully. If you're bilingual, please translate this for the non-english speaking tenants. She's making them pay for their own repairs using scare tactics.
