This location offers residents the best of both worlds: a peaceful living environment away from urban congestion, coupled with relatively easy access to essential services and regional attractions.

For locals, this means less traffic and a more relaxed pace of life compared to living in more bustling metropolitan areas. Despite its peaceful ambiance, Maple Lane Park is well-positioned for accessibility. Greenback is strategically located within East Tennessee, offering convenient routes to larger neighboring cities. Maryville, a significant hub with extensive shopping, dining, and healthcare facilities, is typically within a reasonable driving distance, ensuring that residents have access to all necessary amenities without a lengthy commute.
Furthermore, the broader East Tennessee region, including cities like Knoxville and Alcoa, is accessible via well-maintained state and U.S. highways. This connectivity is a benefit for residents who may commute for work, enjoy day trips for entertainment or recreation, or require access to larger airports (like McGhee Tyson Airport, TYS). The area surrounding Greenback is also rich in natural beauty, with numerous lakes, rivers, and outdoor recreational opportunities nearby, appealing to those who enjoy boating, fishing, hiking, or simply exploring the Tennessee landscape.
The community's location in Greenback specifically caters to those who appreciate a rural or semi-rural lifestyle. While nestled in a quieter area, residents can still easily access everything they need for daily life, making Maple Lane Park a practical and appealing choice for long-term residency. Based on its classification as a mobile home park and the context of resident reviews, Maple Lane Park would typically offer services focused on long-term residential living. These commonly include:
- Lot rentals for mobile homes: Residents typically own their mobile homes and lease the land (lot) from the park management.
- Utility hookups: Essential connections for electricity, water, and sewer are provided at each lot. (Specifics on how utilities are billed – whether included in rent or separate – should be confirmed directly with park management.)
- Waste management: Regular trash collection services for residents.
- On-site or accessible management: A landlady is mentioned in reviews, indicating responsive management for resident inquiries, maintenance requests for common areas, and rule enforcement.

- Long-term residency focus: Designed for individuals and families seeking a stable, extended living situation.

As a mobile home park primarily offering long-term residential lot rentals, Maple Lane Park typically does not engage in "promotions" or "special offers" in the same way a retail business or short-term rental property might. Their pricing model is centered around consistent monthly lot rent, reflecting the value of the leased land and the associated services for long-term residents. The review mentioning a 2-bed, 2-bath unit for $1100 suggests a fixed rental rate for the home itself, or potentially the lot with a park-owned home on it.
For Tennessee locals interested in Maple Lane Park, the "offer" is primarily the combination of a quiet, well-maintained living environment with updated homes at what is perceived by a reviewer as a "pretty fair" price for the current market. Value is derived from the peaceful atmosphere, responsive management, and the quality of the residences rather than temporary discounts.
Prospective residents should directly contact Maple Lane Park to inquire about the most current rental rates for available mobile homes or for lot rentals if they own their mobile home. It is crucial to clarify what the rent includes (e.g., utilities, trash service) and what additional costs might apply. Inquiring about lease terms (e.g., 6-month, 12-month agreements) and any application fees or security deposits is also essential for a complete understanding of the financial commitment.
While specific "promotions" are unlikely, sometimes parks might have incentives related to the condition of a unit (e.g., if a unit is still undergoing remodeling, there might be a slight adjustment until completion, though this would be rare for standard occupancy). The best approach is always direct communication to gain accurate and up-to-date information relevant to your specific housing needs.

This peaceful setting, combined with the assurance of a "maintained" property, provides a high quality of life that many Tennesseans actively seek in their housing choices.

This, coupled with what is considered "pretty fair" rent for the current market, positions it as an economically attractive and practical housing solution for those looking to manage living costs effectively.
The positive relationship with the landlady, described as "very nice & respectful" and "straight forward," is another crucial factor for local suitability. Knowing that management is approachable, responsive, and clear in their communication fosters a sense of trust and security. This kind of positive interpersonal dynamic is vital for long-term residential communities, contributing significantly to resident satisfaction and a harmonious living environment.
Lastly, Greenback's location offers a desirable balance for Tennessee residents. It provides the charm and slower pace of a small town, while still offering convenient access to amenities in nearby Maryville and the broader East Tennessee region. This allows locals to enjoy a peaceful home life without feeling isolated, making it an excellent choice for those who value both community tranquility and regional accessibility. In essence, Maple Lane Park stands out as a well-regarded, quiet, and practical residential community that offers a stable and comfortable home for locals in the Tennessee region.
Customer Reviews
My fiancé and I went a toured a few of the available trailers and we had a pleasant experience. The park is quiet, maintained, and clean. The 2 bed 2 bath is being rented out for $1100 which I think is pretty fair for what prices are right now. The unit was still being remolded a bit, but looked fine. The landlady seemed pretty straight forward about things and answered all of our questions.
I've lived here for several years. Real nice & quiet place. Never had any issues with the land lady. Very nice & respectful. Mobile homes are updated and absolutely beautiful
My family and I have been residents in this Park for several years. Ms Pabst is a wonderful caring Christian landlady. She takes great pride in making sure all her tenants are happy. She also makes sure that all her properties are well taken care of. She goes above and beyond to make sure everything is clean and in working order in her rentals. If ever a problem should arise all we have to do is let her know and she immediately comes to assess the situation and has someone come that day to fix the problem. This is a clean quiet and safe community to live in. She makes sure of that. She has even put in a nice playground for children to enjoy. I have read a few of these reviews and want to let people know that this is a very nice community! All her rentals are completely redone and updated...very beautiful. Just to let people know also that our Park does not have any old run down mobile homes or double wides, that would be the Park behind ours owned n managed by someone else. Ms Pabst has no control over that property. All I can say is give Ms Pabst a call if looking for a nice clean quiet community to live. Come see for yourself and not take the words of one disgruntled person or people who clearly have not lived here. And that is all I have to say. Come on by and see what a wonderful place to live we have.
This is a veryy kid friendly park with a nice built playground. Ive lived here 2 1/2 years and i haven't had one complaint or had anything happen to my mobile home and if i ever need anything looked at or fixed i just call the landlord up and she is always trying her best to have someone look at it asap!! I HIGHLY recommend renting at either of her mobile home parks. I cant complain about my neighbors or anything. I absolutely love the view where i live an the schook district is very convenient as well!!!! 100%
Nice quiet place to live for the most part except for the trains, planes, and the kids driving their atv in the field next door. Signed lease in Aug. 2016 were told we were next in line for a new roof, but we never got it because it was not considered "urgent". I guess the 2 leaky windows didn't increase the urgency. If she (Sabine) did not intend to update the roof, she should have never told us about it; that was part of the reason we decided to rent this home. It was sealed around the edges this spring. The rest of the outside was left original & had missing & loose screws that allowed water to seep in causing the water spot in the picture. The inside was updated with a stainless stove, new windows & new floors, which we were told not to mop because of the laminate. We never got the toilet paper holder that the landlord said she would buy because she couldn't find one that she liked. The kitchen sink leaked from week one and was supposedly fixed 3 different times (by 3 different people) but would start leaking again each time. We finally gave up and just put a bucket under the drain to catch the water as it poured out. The trailer was not grounded properly - all outlets were open ground. A power surge zapped my iPhone. I thought the surge got my $1000 Samsung dryer, but it corrected itself. Thank goodness! We were also told the home was rewired completely but we had a light switch that burned out, arcing switches when we turned them on or off and a breaker that melted. Higher electric bills (compared to what i was used to paying for an apartment). the heat or AC ran constantly. We had one of the maintenance men & a heat and air guy tell us there was NO insulation in the walls. She can't keep maintenance men. Every time that sink was fixed, it was someone different. She would have them borrow from one trailer to fix another, instead of spending the money to buy a new part. This happened with that heat breaker. My husband & i both spoke with her about the fridge that we didn't think was cooling right. She said she was coming to the house to check it she never showed up; because she did not take us seriously about repairs. The residents cut the grass weekly or she will charge $45 to do it. Don't be late or short with the rent payment! She will allow 4 times then your evicted.
