Hello, North Carolinians! Are you considering an established and evolving mobile home community for your next home in the vibrant city of Durham? Then it's worth exploring Maple Ridge Park. This long-standing community offers an accessible and affordable housing option within a dynamic urban environment, catering to a diverse resident base. With its rich history and continued presence in Durham, Maple Ridge Park provides a unique living experience for individuals and families seeking practical housing solutions.
Maple Ridge Park has been a part of the Durham landscape for decades, evolving with the city around it. While individual experiences within any community can vary, its long-standing nature suggests a consistent provision of essential living spaces. It’s a community where residents have established roots, contributing to its distinct character. If you're looking for an affordable entry point into the Durham housing market and appreciate a community with a sense of history and diverse residents, Maple Ridge Park could be a suitable place to consider.
Maple Ridge Park is conveniently located at 5901 Craig Rd, Durham, NC 27712, USA. Durham is a major city in North Carolina and a cornerstone of the Research Triangle Park, renowned for its booming technology sector, world-class universities, and vibrant arts and culture scene. This location places Maple Ridge Park within easy reach of all that Durham has to offer.
The park's address on Craig Road provides good accessibility to key transportation arteries, making commutes relatively straightforward. Residents can easily access major roads that connect to downtown Durham, Duke University, North Carolina Central University, and the vast employment opportunities within Research Triangle Park. Furthermore, major interstates like I-85 and I-40 are within a reasonable driving distance, providing connectivity to other major North Carolina cities such as Raleigh and Chapel Hill, as well as beyond. The immediate vicinity around the park offers access to local amenities, including grocery stores, dining options, retail centers, and public services, ensuring that daily necessities are conveniently met. Its placement within Durham provides a balanced lifestyle, combining the affordability of manufactured home living with the extensive opportunities of a major urban center.
Maple Ridge Park, as a mobile home community, provides the fundamental services required to support comfortable and stable living for its residents. While specific detailed lists of services are often best confirmed directly with park management, common offerings in such communities typically include:
- Managed Lots for Manufactured Homes: The park provides designated lots for residents to place their manufactured homes. These lots are equipped to accommodate various home sizes.
- Utility Hookups: Residents can expect essential utility connections at each lot, including access to water, sewer, and electricity, facilitating immediate setup for manufactured homes.
- Community Infrastructure Maintenance: This typically involves the upkeep of internal roads and common areas within the park, ensuring a functional and accessible environment for residents.
- On-Site Oversight/Presence: While the nature of management interaction can vary, the presence of individuals with long-standing ties to the community (like Mrs. M. Martin and her relatives mentioned in reviews) suggests a level of oversight and care for the park's well-being.
It is important for prospective residents to directly inquire about specific services such as trash collection, recycling programs, available internet/cable providers, and any specific community rules or amenities. One review mentioned that "Dogs, Motorcycles, ATV's WERE always prohibited," suggesting specific community rules regarding certain types of pets and vehicles, which is an important consideration for potential residents.
Maple Ridge Park offers several distinct features and highlights that shape the living experience within its community.
- Long-Standing, Historic Community: The park has a significant history, with one reviewer noting their experience growing up there and Mrs. M. Martin's 45+ years of involvement. This longevity suggests a degree of stability and established roots within the Durham area.
- Affordable Housing in Durham: As a mobile home park, it provides a more budget-friendly housing solution compared to traditional homes in Durham, which is a key highlight for those seeking economic living options in a major North Carolina city.
- Diverse Resident Base: The community has experienced demographic changes, transitioning from predominantly white to a significant "Chicano's and Hispanics" population. This diversity can be a positive feature, fostering a rich cultural environment.
- Community Oversight by Long-Term Residents: The mention of Mrs. M. Martin and her relatives keeping "a good eye on everything" suggests a community where long-term residents play a role in maintaining order and a watchful eye over the neighborhood.
- Specific Prohibitions (Historical): Historically, certain items like "Dogs, Motorcycles, ATV's WERE always prohibited." While this might be a drawback for some, for others, it means a potentially quieter environment free from certain types of noise or pet activity. It is crucial to confirm current rules, as policies can evolve.
- Urban Accessibility: Its location in Durham means residents have quick access to the city's extensive job market, educational institutions (Duke, NCCU), healthcare facilities, dining, and cultural attractions.
It's important to acknowledge that one review also points to a highly negative experience with a manager regarding a home purchase and subsequent re-rental. This indicates that while the community has a long history and local oversight, individual interactions with management can vary, and prospective residents should conduct thorough due diligence, as with any major housing decision. The "gossip" element mentioned suggests a close-knit, though sometimes overly communicative, community.
As a well-established mobile home park, Maple Ridge Park's primary "special offer" is its provision of affordable housing in the desirable city of Durham. Specific, widely advertised promotions are not detailed in the provided information, but like most manufactured home communities, they may periodically have incentives for new residents or for the sale/rental of homes within the park.
Potential promotions could include:
- Reduced Lot Rent: An introductory rate for new residents for a limited period.
- Move-in Incentives: Assistance with relocation expenses or credits towards setting up a new home.
- Home Purchase Specials: Special financing options through preferred lenders or discounts on the purchase price of manufactured homes available directly through the park or its partners.
Given the mixed nature of the provided reviews (positive historical context vs. a very negative recent management experience), prospective residents are strongly advised to contact Maple Ridge Park directly. By calling the provided phone numbers, you can inquire about current lot availability, any homes for sale or rent, and specifically ask about the current management team and any recent changes in policy or procedure. This direct communication is crucial to gather the most accurate and up-to-date information before making any commitments.

The manager has the nastiest attitude of any one I have ever met. I bought a mobile home from there. it was move in ready.moved all my stuff in and manager kept finding little things wrong..this went on 6 mo while I was paying lot rent is.i finally gave up..and got my stuff back out..I just the home.2:weeks later manager had rented it. She basically stole it
I grew up in this neighborhood. It was a great place to live. Mrs. M. Martin has been there 45+ years and babysat me as a child. The residents have changed but the historic trailer park is over seen buy Mrs Martin and many of her relatives reside or visit and keep a good eye on everything. M.R.T.P. Everything is gossip so create a good persona. Dogs. Motorcycles, ATV'S WERE always prohibited. Making it a boring place ( for me) growing up. Lots of chicano's and Hispanics. As it used to be predominantly white community.
It's a Mobile Home Park, appears well maintained. I have friends who live there, it's been quiet and a nice place when ever I've been there.
