In North Carolina's diverse housing market, mobile home parks offer a valuable avenue for affordable and flexible living. Monroe's Mobile Home Park, with its history of residents staying for nearly "38 years," demonstrates a strong sense of stability and continuity, with one resident remarking that it "looks and feels more like a little community." While some public feedback highlights significant concerns regarding property conditions and pest issues, the long-term positive experiences of other residents, particularly those who own their homes, offer a contrasting perspective. Our goal is to present factual information from various viewpoints to help prospective residents make informed decisions about whether Monroe's Mobile Home Park aligns with their living preferences in North Carolina. This community presents an opportunity for accessible living within a city that offers abundant amenities and opportunities.
Monroe's Mobile Home Park is conveniently located at 955 Halsbrook Rd, Greensboro, NC 27406, USA. Greensboro stands as one of North Carolina's largest cities, known for its bustling economy, diverse cultural landscape, numerous educational institutions, and a wide array of parks and recreational facilities. The park's address places residents in southern Greensboro, providing a strategic location that balances accessibility with a more suburban feel.
The accessibility of Monroe's Mobile Home Park is a significant advantage for its residents. Its location on Halsbrook Road provides relatively easy access to major thoroughfares in Greensboro, facilitating convenient travel throughout the city and to surrounding areas. Residents can typically find grocery stores, gas stations, various shopping centers, and dining establishments within a short drive, ensuring that daily necessities and leisure activities are easily accessible. For those commuting for work or requiring access to healthcare facilities and educational institutions, Greensboro's well-developed road network offers straightforward routes to most key destinations. The park's position allows residents to benefit from the urban conveniences of Greensboro while maintaining a residential environment that one reviewer described as "quiet," suggesting a degree of separation from the city's main bustling areas. This balance of peace and accessibility can be a key draw for many individuals and families seeking a home in North Carolina.
While detailed information about every specific service offered directly by Monroe's Mobile Home Park management is not extensively detailed in general public reviews, reputable mobile home parks typically provide a core set of services to ensure a comfortable and functional living environment for their residents. Based on common industry practices for mobile home parks in North Carolina, and inferences from resident feedback, the services commonly provided by well-managed communities like Monroe's Mobile Home Park often include:
- Lot Rental: The primary service involves the leasing of individual spaces or lots where residents can place their manufactured or mobile homes. This grants residents the right to occupy a designated area within the park.
- Home Rentals/Sales: Based on a review indicating "Mr Monroe buys them and rents them out," it appears the park offers mobile homes for rent in addition to lot rentals for privately owned trailers. This provides options for those who do not own a mobile home.
- Common Area Maintenance: The park likely manages the general upkeep of shared spaces, internal roads, and infrastructure to maintain a functional and aesthetically pleasing environment.
- Utility Hookups: Essential utility connections such as water, electricity, and sewer are generally available at each lot. Prospective residents should clarify how utilities are billed (e.g., included in lot rent, separately metered).
- Management Presence: The mention of a "landlord" implies direct management or a point of contact available to address resident inquiries and issues, particularly for rental properties within the park.
- Community Guidelines: Established rules and regulations are typically in place to foster a respectful and harmonious living environment for all residents.
It is crucial for prospective residents to directly contact Monroe's Mobile Home Park management to clarify all services included with lot or home rentals, any additional fees, and the park's specific policies regarding maintenance and pest control.
Monroe's Mobile Home Park is characterized by several key features and highlights that contribute to its suitability and challenges as a residential community:
- Long-Standing Community: A significant highlight is the park's history, with one resident stating they have lived there for "38 years" and "been very happy." This indicates a stable and established community with a loyal resident base.
- "Lovely Mobile Home Park" / "Little Community" Feel: For some residents, the park is described as a "lovely Mobile Home Park" that "looks and feels more like a little community." This suggests a close-knit and personable environment for those who appreciate a neighborhood feel.
- Quiet Environment: Despite its urban setting, the park is noted as being "quiet," offering a peaceful retreat from the bustling city, which is a desirable attribute for many residents seeking tranquility.
- Owner vs. Renter Experience: One reviewer indicated that their "good experience could be because I own my trailer and don't have deal with any of the rental issues that would come up with a landlord." This suggests that the experience may vary significantly between lot owners and those renting homes directly from the park.
- Affordable Housing Option: As a mobile home park, it inherently offers a more budget-friendly housing solution compared to traditional homes in Greensboro, making it an accessible option for diverse budgets.
However, it is equally important to acknowledge significant concerns raised in reviews:
- Pest Infestation: A major highlight of concern is a resident's claim that the place is "INFESTED with roaches," which they allege affects the "entire land" and that the landlord dismissed these as "water bugs." This is a critical issue for health and comfort.
- Maintenance Issues in Rental Units: The same review mentions that the landlord "didn’t fix any of the issues in the actual trailer," indicating potential maintenance neglect for rental properties.
- Lack of Resolution for Issues: The inability to resolve the pest problem despite resident efforts (spraying, traps, gel) and the landlord's alleged dismissiveness are serious red flags for property management responsiveness.
These contrasting experiences highlight the importance of thorough investigation for prospective residents, particularly for those considering renting a home directly from the park.

Monroe's Mobile Home Park presents a nuanced suitability for locals in the North Carolina region, particularly those in Greensboro. On one hand, for those who value an "established" and "quiet" residential setting with a "little community" feel, the park offers a stable environment where some residents have found happiness for decades. The affordability inherent in mobile home park living also makes it an accessible housing option in Greensboro's competitive market, which is a significant advantage for many North Carolinians. Its location provides convenient access to urban amenities while maintaining a degree of peaceful separation from the city's core.
However, it is crucial for prospective residents to be aware of and directly address the serious concerns raised in recent reviews, specifically regarding alleged pest infestations and maintenance issues for rental units. While long-term residents who own their trailers express satisfaction, those considering renting from the park's management should conduct a thorough inquiry into these reported problems. Customer Reviews
I have lived here for 38 years and I've been very happy. It is a lovely Mobile Home Park, looks and feels more like a little community. My good experience could be because I own my trailer and don't have deal with any of the rental issues that would come up with a landlord. Through the years alot of people have sold their homes and Mr Monroe buys them and rents them out. I have just been very blessed to get decent neighbors whenever they change.
Have no idea why this place is rated so high. The only thing good about it is that it’s quiet, but this place is INFESTED with roaches. When I first moved in and told the landlord about it he said, “Oh they are just water bugs everyone has them you just need to deal with them.” Like it’s very obvious they are not water bugs. We have tried everything. We’ve sprayed, put traps, even roach killer gel out and they won’t go away. I’ve asked everyone in the park and they have them too. The entire land is infested. I would say if you’re looking for somewhere go elsewhere. He also didn’t fix any of the issues in the actual trailer.
Well kept ,clean, quite park, been here over 5 years, Mr Monroe works hard to keep the huge park clean and maintained. Thanks
