Keep raising the rent every 6 months. Lived here for a couple years now and have seen it raised at least 4 times now Update: would never recommend living here constantly being harassed by the people who work here. They will drive around and take pictures of you or your house. No longer feel safe to be here. Can't wait to be able to leave

I owned my trailer and my son lived here for about 4 years. I decided to sell because the rent kept going up and he could no longer afford it. In order to sell to someone they have to have an approved rental application from the office. The problem was no one was ever in the office to conduct business. This resulted in loosing several potential buyers. Finally after 2 months I sold it to someone who was gonna move it out of the park. My son moved out in November of 2022. The buyer purchased the trailer in December. I paid the rent for December so I no longer owned the trailer after that. The park charged me rent for January even though I didn't own the trailher and had terminated my lease with a written notice. This resulted in forfeiture of my deposit. My son always paid his rent even during Covid when alot of people were not paying. This is the most unprofessional and untrustworthy place to live and would not recommend to my worst enemy.

Should have listened to previous reviews. lot rent goes up every 6 months even though its supposed to be lo less than 12 months. They claim its to keep up and improve the lots and community but nothing gets put into the community only put into their wallets. water bill is managed by the lot and is charged more than normal so they can pocket the money off the top or to offset the fact that some lot owners or multiple months behind, they take it out of everyone else lot rent by stroking the water price. they don't abide by the contract they draw up but they want you too. constant harassments and condescending attitudes from the management that comes and goes often because of the incompetents' people they hirer. and as a testament, my lot rent cost more than the payments on the trailer which is a newer model. been here for over 6 years and the rent has almost doubled. you are better off just financing a house than to give these crooks any of your hard earned money.

Been here for 7 years and it's the most amazing trailer park I've ever lived in. Shawsville is a beautiful area.
