Oak Forest Mobile Home Community About
For Virginia residents exploring various housing avenues in the vibrant Blacksburg area, Oak Forest Mobile Home Community is an established residential option to consider. Mobile home communities offer a distinct style of living, often presenting a more accessible entry point into homeownership or rental opportunities compared to the traditional housing market. These parks are designed to create a neighborhood environment, providing a sense of community within a structured setting, often with a focus on more manageable property sizes.
Oak Forest Mobile Home Community is situated within the broader Blacksburg landscape, a dynamic town that is home to Virginia Tech and offers a blend of academic energy, local amenities, and access to the natural beauty of Southwest Virginia. Understanding the nature of mobile home park living is essential; it typically involves owning the manufactured home itself while leasing the land it sits on, or renting both the home and the lot. This model can provide financial flexibility and a potentially lower barrier to entry into the housing market, making it an attractive option for a diverse range of individuals and families in Virginia.
It is important for prospective residents to approach their housing search for any community, including Oak Forest, with thorough due diligence. This includes visiting the park, understanding all terms and conditions of lot leases or home rentals, and gathering comprehensive information to ensure it aligns with their expectations and needs. This article aims to provide factual information based on available public data, offering an initial overview for Virginia locals considering this type of residential option in the Blacksburg region.

This includes grocery stores, retail shopping centers, healthcare services, schools, and a diverse range of dining and entertainment options in downtown Blacksburg.
The town's infrastructure supports residential communities, providing essential services and a general sense of safety and community. As a mobile home park, Oak Forest Mobile Home Community primarily offers the foundational services necessary for manufactured home living. While specific details about every service are not provided in the given information, based on the standard operations of mobile home parks, the following services are typically available to residents:
Lot Leasing: The core service is the provision of individual lots for lease, where residents can place their manufactured homes. This lease agreement outlines the terms of tenancy, including monthly rent and community rules.
Utility Hookups: The park generally provides the necessary infrastructure for utility connections at each lot, such as hookups for water, sewer, and electricity. Residents are typically responsible for establishing their own accounts with local utility providers and paying for their consumption.
Road Maintenance: Management is usually responsible for the upkeep and maintenance of internal roads within the community, including paving and general repairs, ensuring accessibility for residents and visitors.
Common Area Maintenance: Maintenance of shared spaces within the park, such as entrance areas, landscaping in communal zones, and any designated recreational spaces (if applicable), falls under the park's responsibility.
Waste Management (Implied): While not explicitly stated, mobile home parks typically facilitate waste disposal for residents, either through centralized collection points or individual pick-up services, contributing to a tidy community environment.
On-Site Management/Oversight: The presence of a management entity, however characterized by residents, indicates that there is oversight for park operations, enforcement of community rules, and handling of resident issues, including property payments and lease terms.
It is always recommended for prospective residents to obtain a clear, written understanding of all services provided, fees associated with them, and any resident responsibilities, directly from the park management, before committing to a lease.
Based on the provided, albeit critical, customer reviews, and general understanding of mobile home communities, here are potential features and considerations for Oak Forest Mobile Home Community:
Established Community: The fact that the park exists and has residents implies it is an established mobile home community in Blacksburg, providing a structured residential setting.
Location in Blacksburg: Being situated in Blacksburg means residents have access to the amenities of a vibrant college town, including Virginia Tech, local businesses, schools, healthcare, and recreational opportunities.
Mobile Home Living Structure: The community provides a specific type of housing—manufactured homes—which can appeal to individuals or families seeking this particular lifestyle. One review mentions a "14x80 SINGLE WIDE TRAILER," indicating the type of homes present.
However, it is crucial to address the significant concerns raised by past and potential residents, as these serve as important highlights for prospective consideration:
High Lot Rent Concerns: Multiple reviews prominently highlight concerns about "high lot rent," with one specifically mentioning "$1000.00 a month for a 14x80 SINGLE WIDE TRAILER" that is "15 years old," expressing the belief that this is overpriced.
Management Issues: Direct criticisms of "The management really sucks they only care about their self and money" suggest significant dissatisfaction with how the park is managed, including perceived lack of care for residents.
Restrictive Rules for Children/Families: A major concern for families is the reported rule against "any kind of toys for your children to be in the yard. Stuff like a child's swimming pool, Power wheel vehicles or anything of the kind." This is a critical point for families with children considering the community.
Excessive Speed Bumps: The comment "Also to many speed bumps" suggests a potential frustration with the internal infrastructure, indicating a detail that could impact daily convenience for residents.
These critical "highlights" are essential for any prospective resident to consider and verify directly with park management to fully understand the living conditions and community policies before making a decision.
As a residential mobile home park, Oak Forest Mobile Home Community typically focuses on providing long-term housing solutions rather than short-term "promotions" in the commercial sense. Based on the provided information and the nature of mobile home park operations, direct promotional offers are unlikely. However, prospective residents would need to inquire about the following fundamental terms:
Current Lot Availability: The most crucial aspect would be the availability of open lots for lease, or if the park manages any manufactured homes directly for rent or sale. This determines whether an individual can even consider residing there.
Current Lot Rent: A key piece of information, and a point of concern in reviews, is the monthly lot rent. One review cites "$1000.00 a month for a 14x80 SINGLE WIDE TRAILER." Prospective residents must confirm the current and exact lot rental rates, as these figures are critical for budgeting and assessing affordability.
Lease Terms and Deposits: Inquire about the standard lease duration (e.g., monthly, annual) and any required security deposits or application fees.
Utility Responsibilities: Understand clearly which utilities are included in the lot rent and which are the responsibility of the resident to set up and pay for separately.
Community Rules: While not a "promotion," understanding all community rules, especially those related to children's outdoor activities and property use, is vital, given the specific concerns raised in reviews.
Due to the critical nature of the provided reviews regarding high rent and management policies, it is strongly recommended that any interested individual contacts Oak Forest Mobile Home Community directly. A thorough and direct conversation, along with a personal visit if possible, is essential to confirm all current terms, clarify any concerns, and ensure that the park's offerings align with your expectations and lifestyle needs. This proactive approach will provide the most accurate and up-to-date information.

Its location within Blacksburg provides residents with access to the town's key amenities, including Virginia Tech, local businesses, schools, and various services. This geographical convenience is a fundamental aspect that makes it a consideration for those seeking housing in the New River Valley, allowing for relatively easy commutes to work or school and access to local facilities.
However, for a local resident to deem this place suitable, it is imperative to address the significant concerns raised in public reviews. The feedback highlights serious issues regarding perceived high lot rent (e.g., "$1000.00 a month for a 14x80 SINGLE WIDE TRAILER" that is 15 years old), dissatisfaction with management's perceived self-interest and lack of care, and particularly restrictive rules concerning children's outdoor activities (e.g., no swimming pools or power wheel vehicles in yards). These points suggest a living environment that may not align with everyone's expectations, especially for families with children or those seeking value for money.
Therefore, while Oak Forest Mobile Home Community exists as a housing option in Blacksburg, its suitability for Virginia locals will heavily depend on their individual priorities and their tolerance for the reported conditions. Prospective residents must undertake thorough due diligence, including directly contacting management to verify current rates and rules, and ideally visiting the park to assess the environment firsthand. Customer Reviews
I would rather live in a cardboard box in the rain than live here. The management really sucks they only care about their self and money. The lot rent I'd so high that's the only bill you can afford. Who in there right mind would pay $1000.00 a month for a 14x80 SINGLE WIDE TRAILER. That's 15 years old. Also to many speed bumps. DONT GO THERE!!!!
I've never lived in this trailer park but my little brother has. He was trying to rent to own a trailer. Well he didn't have issues with making his trailer payment,he had issues with the people that was renting him their lot in the park.$300.00 a month. But they wouldn't allow you to have any kind of toys for your children to be in the yard. Stuff like a child's swimming pool,Power wheel vehicles or anything of the kind. So I wouldn't refer anyone to live there if they have children.
I can only draw from my own experiences visiting here, and other people I have known who have lived here, when I say that I am not a fan of this place. The speed bumps all throughout the place isn't good for your vehicle, and the management here are overly strict and unfair, and act like they are high and mighty. Not a place I would reccomend for children either, due to some of the questionable residents of some of the mobile homes.
People that own this park are awful! The park is not maintained, holes in the road, broken speedbumps. A lot of Grass on the playground (a set of swings, 2 regular slides, and a merry go round). If you can find somewhere else to rent i would. I dont live here, but i did when i was 18. I have family that live there now, and it's awful.
No Customer service is worse than this place. Owned by Radford Companies Inc. The park manager is rude, uneducated, uninformed, inept, incapable, irresponsible, and unwilling to make an effort to resolve any problems. A thug with an attitude. Park is overrun with cockroaches. Lots are small, over priced, water and sewer are provided at a marked up rate. Roads are in horrible condition. Junk recreational facilities that are dilapidated and unsafe for children.
