Oakland Mobile Home Park About
For many individuals and families in the Missouri region, particularly within Jefferson County, finding housing that balances affordability with community living is a key consideration. Mobile home parks, or manufactured home communities, often present a viable option for those seeking a different pathway to homeownership or long-term rental. This article aims to provide a clear, engaging, and informative overview of Oakland Mobile Home Park, located in Festus, Missouri. Our goal is to help local Missouri users understand what this community offers, drawing upon publicly available information and direct feedback from residents to present a balanced perspective.
Mobile home parks typically involve residents owning their manufactured home while leasing the land it occupies. This model can offer a more budget-friendly entry into homeownership compared to traditional stick-built houses. However, as with any living situation, the quality of management, maintenance standards, and overall community environment are crucial factors. Oakland Mobile Home Park is one such community, and like many, it has generated varied feedback from its residents. This guide will delve into its location, the services it provides, and its notable features, while also transparently incorporating the experiences shared by current and former tenants. Understanding these diverse perspectives is essential for anyone considering Oakland Mobile Home Park as their next home in Festus, MO.
Oakland Mobile Home Park is situated at 510 Oakland Hill Dr, Festus, MO 63028, USA. Festus is a well-established city located in Jefferson County, Missouri, offering a blend of small-town charm and growing suburban conveniences. Its position within the county provides residents with access to local amenities while maintaining reasonable proximity to the larger St. Louis metropolitan area.
The park's address on Oakland Hill Drive places it within a residential area of Festus. Accessibility to and from the mobile home park is typically facilitated by local roads connecting to the broader transportation network of the city. Festus itself is equipped with various essential services, including grocery stores, a range of dining establishments, retail outlets, and local healthcare providers, ensuring that daily needs are met conveniently for residents. For those who commute for work or leisure, the city benefits from its close proximity to major highways, such as Interstate 55, which offers a direct route to St. Louis. This connectivity is a significant advantage for residents who may work in the city or wish to access its wider array of entertainment, cultural, and professional opportunities. While public transport options directly serving the park may vary, living in Festus generally means a dependence on personal vehicle transportation. The location of Oakland Mobile Home Park offers the characteristic benefits of living in a Jefferson County community, balancing local convenience with regional access.
Mobile home parks primarily offer the service of lot rental, where residents lease the land for their manufactured homes. Beyond this core offering, the range and quality of additional services are critical to residents' experience. Based on common practices in mobile home communities and incorporating insights from customer reviews for Oakland Mobile Home Park, here's an overview of potential services and notable points of feedback:
Lot Rental: Residents pay monthly rent for the use of the land on which their manufactured home is placed. The terms of this agreement, including what is covered by lot rent (e.g., water, sewer, trash), should be clearly outlined in a contract.
Utility Hookups: The park provides the necessary infrastructure for homes to connect to utilities like water, sewer, and electricity. Residents are typically responsible for setting up and paying for their individual utility accounts.
Maintenance of Common Areas: Ideally, park management is responsible for the upkeep of shared spaces, roads, and general grounds. However, customer reviews mention "lots of problems when I moved in" regarding issues that required personal payment for fixes, suggesting that the responsibility for certain repairs or conditions within individual units, even those initially present, may fall to the tenant.
Management Interaction: The presence of a manager, Angie, is noted, with one resident stating she "does her best and has always treated me right." This suggests individual experiences with management can be positive. However, another review sharply contradicts this, stating "Piss poor management for real! They won't fix anything, bully innocent people and keep the junkies there!" This indicates a highly polarized experience regarding management responsiveness and effectiveness, particularly concerning repairs and addressing community issues.
Home Sales/Rental Management: Some mobile home parks facilitate the buying and selling of homes within the community. One review warns against selling back to management: "You will never get what you paid for the trailer if you sell back to them because everything they rigged comes back on you when you sell it back to them!" This suggests potential complexities or dissatisfaction related to transactions involving park management.
Prospective residents should thoroughly investigate these aspects and clarify all responsibilities and processes before committing to living at Oakland Mobile Home Park, especially regarding repairs and any transactions involving the park's management.
Mobile home parks, at their best, offer features that create a comfortable and community-focused living environment. When examining Oakland Mobile Home Park, it's important to consider both its inherent characteristics and the diverse feedback from residents. Here are some features and highlights, combined with insights from customer reviews:
Affordable Housing Option: As a mobile home park, Oakland typically offers "Cheap, affordable housing" compared to traditional stick-built homes, making it an accessible option for those seeking cost-effective living in Jefferson County.
Managerial Presence: The park has a manager, Angie, who one resident states "does her best and has always treated me right." This indicates a direct point of contact for residents, which can be a key feature in a mobile home community.
Community Living in Jefferson County: The park is located in Festus, within Jefferson County, offering residents access to local schools, services, and the general environment of the county. As one resident noted, "If you want to live in Jefferson County, you take the good with the bad," implying a recognition of the broader living context.
Pre-occupancy Walk-Throughs: A "walk through prior to signing" is mentioned, indicating a process for inspecting the home's condition before a tenant moves in. This is a crucial feature for transparency and identifying existing issues.
However, it is vital to acknowledge the significant contrasting points raised in other reviews:
Varying Quality of Living: One resident explicitly states, "I've lived in better communities and I've lived in worse," suggesting a middle ground, but another calls it "the most rip off place" and a "dump," indicating highly divergent experiences.
Maintenance Issues: A major concern highlighted is that "They won't fix anything" by management, with residents having to pay "out of pocket to get fixed" for issues discovered post-move-in. This points to potential challenges with property upkeep and a need for tenants to be very vigilant during the walk-through process.
Concerns about Community Environment: Phrases like "keep the junkies there" suggest serious concerns about the overall safety and conduct of some residents within the community. This would significantly impact the perceived quality of life and sense of security for others.
These varied perspectives mean that while affordability and a managerial presence are features, prospective residents must carefully assess the potential for significant challenges related to maintenance, community environment, and management responsiveness.
Information regarding specific promotions or special offers at Oakland Mobile Home Park is not publicly advertised through general search results or within the provided customer reviews. Mobile home parks typically do not market promotions in the same way retail businesses do, and any incentives would usually be discussed directly with prospective tenants or home buyers. However, based on the customer feedback, the focus seems to be more on the fundamental aspects of the living experience rather than promotional enticements.
In general, some mobile home communities might offer incentives such as:
Reduced Security Deposits: To lower the initial financial barrier for new residents.
First Month's Rent Discounts: A temporary reduction in the initial lot rent.
Referral Programs: Incentives for existing residents who bring in new, successfully leased tenants.
Home Purchase Incentives: If the park facilitates the sale of manufactured homes, they might offer special pricing, financing assistance, or upgrades.
However, the provided reviews for Oakland Mobile Home Park raise serious concerns about value and transparency, particularly regarding the state of homes upon purchase or sale back to management ("everything they rigged comes back on you when you sell it back to them"). This suggests that potential "offers" might be overshadowed by underlying issues or future costs. Prospective tenants are strongly advised to directly contact Oakland Mobile Home Park (using the phone numbers provided below) to inquire about any current terms, fees, and to gain a clear and comprehensive understanding of all financial obligations, including any "list of issues" that may impact the tenant financially, before making any commitments.

When contacting the park, it is advisable to be prepared with specific questions, especially regarding the condition of units, repair responsibilities, and all contractual terms, given the feedback from current and past residents. A "walk through prior to signing" is mentioned in one review, and prospective residents should be very thorough during this process.
For local residents in Missouri, particularly those exploring housing options in the Festus area, understanding the suitability of Oakland Mobile Home Park requires careful consideration of both its general attributes and the candid feedback provided by residents. Geographically, its location at 510 Oakland Hill Dr in Festus places it within Jefferson County, offering typical access to local community services, schools, and the broader regional connectivity to St. Louis via I-55. This basic accessibility might appeal to those seeking an affordable living situation in this specific geographic area.
However, the suitability of Oakland Mobile Home Park for locals is heavily impacted by the divergent and, in some cases, significantly negative customer reviews. While one resident noted that "The manager Angie does her best and has always treated me right" and that it's "Cheap, affordable housing" where "I've lived in better communities and I've lived in worse," this positive sentiment is strongly countered by another review stating, "This is the most rip off place! Don't ever buy a trailer there or even rent there! Piss poor management for real! They won't fix anything, bully innocent people and keep the junkies there!" The explicit warnings about home conditions upon sale back to management and the strong recommendation for "BBB and shut down" are very serious allegations that cannot be overlooked.
Therefore, while Oakland Mobile Home Park may represent a lower-cost housing option in Festus, the significant concerns regarding management responsiveness, property maintenance standards, and overall community environment, as expressed by some residents, mean that it may not be suitable for all. Locals considering this park are strongly advised to exercise extreme caution and conduct extensive personal due diligence. This should include thoroughly inspecting any prospective unit, meticulously reviewing all contractual terms, and attempting to speak with current residents to gather firsthand, diverse perspectives on the actual living conditions and management practices before making any commitments. The mantra "You get what you pay for!" and "Read your contract carefully" from a resident's review serves as a crucial warning for any potential tenant.
Customer Reviews
It's a trailer. Cheap, affordable housing. You get what you pay for! I've lived in better communities and I've lived in worse. No valid complaints yet. Have lived here going on six months. If you want to live in Jefferson County, you take the good with the bad. The manager Angie does her best and has always treated me right. There were lots of problems when I moved in but that's the reason there is a "walk through " prior to signing. If there's problems, that's the time to bring it up. Unfortunately, I was not very well n wasn't able to check ALL the light switches and outlets and because of that, there have been ongoing issues that I am having to pay out of pocket to get fixed...noone's fault but my own, as they provided us with a list of issues...obviously, that list became longer as we had gotten settled and we're discovering more issues. Hindsight is 20/20...overall I got what I paid for. Read your contract carefully.
This is the most rip off place! Don't ever buy a trailer there or even rent there! Piss poor management for real! They won't fix anything, bully innocent people and keep the junkies there! You will never get what you paid for the trailer if you sell back to them because everything they rigged comes back on you when you sell it back to them! This place needs to be reported to the BBB and shut down!!!
“ Galatians 6:7 “A man reaps what he sows.”people shouldn’t mess with God’s children… you will suffer consequences..❤️ I wasn’t going to share my story but I decided to because i really want people to know what’s really going on before you move here.. we spoke with Angie and we set up a date to pay 9,000 for our trailer. We had an appointment @1 that Sunday because that’s the only day my husband was off- she called at 7 am going off saying we were supposed to meet with her and forget about coming.. my husband called and she meant with us.. only after my husband spent 15 minutes in her trailer counseling her and she started crying- to think about she may be actually a “good” person hahahahhahaha NOPE! She’s not a fan of showing “those” emotions. It was nice and then you start moving in and it turns to tell.. they rig EVERYTHING!! We got a”new” air conditioner but didn’t even work.. we turned on the hot water and cold water - the hot water worked but we found out when it’s hot outside the water is warm/hot lol.. I will say I messed up and brought more dogs in than I was supposed to- that’s the only the one thing we did wrong but if you’re their “favorite” they dont care we were finding homes for them and within 24 hours of our nosy neighbors- that were always in our business.. I’m guessing they have no life..we find homes. See I deal with physical and mental illnesses and quite a few times Angie( the landlord) if that’s what you want to call her does nothing but bully and harass people.she mocked my mental illnesses.. WARNING!! If you don’t have your date set right on the computer after the 2nd you will be charged 150.00.. Eric “the owner” of the park.. is a HUGE BULLY.. they all liked to threaten people. We were threatened if we didn’t pay rent we were threatened by Christine( whoever she is) that we can always go to court and make payments.THEY HAVE 9000.00 DOLLARS OF OUR WE WILL NEVER SEE AGAIN.. they broke into my back door because they were so worried about how many dogs we had.. they would knock on our windows at night to mess with the dogs. Angie admitted to me on the phone that she did this but. hey who’s going to believe someone with major depressive disorder( now how had changed to PTSD and bi-polar and anxiety- wonder why) I was so scared, paranoid lived in fear because I never knew what they were going to do.. a few nights ago the neighbors that don’t mind the business overheard a private conversation we were having in our home- called the cops and said something so horrible that I would never do or my husband- it hurt really bad. I gave them food didn’t know they needed it but I know it was God telling me to do it. I asked the one girl if we can give their daughter’s candy for Halloween and she rudely said no.. I tried to be nice to them but they were just rude. The day of the incident I noticed Angie at the neighbors house lol coincidence? My daughter brought a few animals over and said she would be back to get them.. there were 4 cats( that 99% of the time stayed outside) and we had 4 dogs.. she wanted them out in 24 hours and was very rude to me again mocked my mental illnesses AGAIN) said we had to be out.. talked to my husband and was very kind to him and said we didn’t need to leave lol she ENJOYED BULLYING ME!! We got the animals homes my daughter is coming to get the cats- she finally talked to me lol.. also we didn’t have a license plate on our car because we were struggle trying to get money.. I was in an accident.. it wasn’t horrible but I did have a hematoma between my liver and kidney.. they didn’t care.. I got sick of the shit and I had to go to the hosp.Last week I was in the hospital because of everything. Angie didn’t care and told us we better leave the trailer how it looked hahahhaha so I’m wondering if someone needs to put the bullet holes back in the windows-we were desperate!!DONT BE DESPERATE!They threatened to sue… WE WILL TOO( I have VERY well documented notes by my doctors and lawyer) BEST BELIVE IT! they need to stop treating people LIKE SHIT!!
Huge scan sent some old guy to my house where he wanted to walk through and do an inspection of my house and then possibly rent us a place when we told him no that it felt like a scam and git very upset and left and his office girl is beyond nuts she yelled at me over the phone so loud I couldn't make out what she was saying so we hung up and now they call me back and make no effort to talk or respond to us. Avoid feels like a very bad scam of some kind from these people
