Mobile home communities, also known as manufactured home communities, typically involve residents owning their homes while leasing the land. This model can offer flexibility and a sense of independence. When considering a community, factors such as management responsiveness, property upkeep, and overall living conditions are paramount. While some mobile home parks are well-regarded for their amenities and community spirit, others may face challenges. This article will present details about Twin Gables Mobile Home Comm, including its location and services, and will incorporate insights from publicly available customer reviews to offer a comprehensive and balanced view for potential residents in Missouri.
Twin Gables Mobile Home Comm is situated at 1407 Eva Way, Festus, MO 63028, USA. Festus is a city in Jefferson County, Missouri, known for its blend of suburban comfort and access to the amenities of a growing community. Its location offers residents a connection to the broader St. Louis metropolitan area while retaining a distinct local identity.
The address on Eva Way places Twin Gables Mobile Home Comm within the residential landscape of Festus. Access to the park would typically be via local streets connected to main thoroughfares in Festus. The city of Festus provides a range of essential services and conveniences, including grocery stores, dining options, retail establishments, and local healthcare facilities. The accessibility to Interstate 55, a major north-south highway, is also a significant advantage for Festus residents, allowing for relatively easy commutes to St. Louis for work, entertainment, or additional services. Public transportation options specifically to the mobile home park might be limited, as is often the case with residential areas in smaller cities. For local users in Missouri considering Twin Gables Mobile Home Comm, understanding its position within Festus means considering its proximity to daily necessities and its connectivity to the wider region. While individual experiences may vary, the general location in Festus offers the typical benefits of living in a well-established Missouri city.
Mobile home parks primarily offer the fundamental service of lot rental, where residents lease the land on which their manufactured home is placed. Beyond this core service, the quality and extent of additional services can vary significantly between communities. Based on general expectations for mobile home parks and insights from customer reviews for Twin Gables Mobile Home Comm, typical services and areas of concern often revolve around:
Lot Rental Agreements: Residents pay rent for the individual lot their home occupies. These agreements typically outline terms, rent amount, and responsibilities for both the tenant and the park management.
Utility Connections: Mobile home parks provide hookups for essential utilities such as water, sewer, and electricity to each lot. Residents are generally responsible for setting up and paying for their individual utility accounts.
Waste Management: Access to communal trash disposal or organized waste collection is a standard service.
Maintenance of Common Areas: Ideally, park management is responsible for the upkeep of shared spaces, including roads, lighting, and any communal facilities.
Tenant-Landlord Communication: Effective communication with management regarding repairs, concerns, and community rules is a crucial aspect of living in a mobile home park.
However, it is important to address public feedback directly. Customer reviews for Twin Gables Mobile Home Comm indicate significant concerns regarding certain services and management responsiveness. Issues cited include: "landlord Mike and Kim Kingsland does not fix anything or get rid of abandoned trailers," "doesn’t answer and no response" to calls for repairs, instances of "water heater was out for 2 weeks," and recurring "hot water issues and then sewage back up" due to a shared sewage line. One review also mentions receiving an "eviction notice" after complaining and being asked to pay for the landlord's personal bills. These points suggest a potential lack of consistent and timely maintenance, particularly concerning essential utilities, and difficulties in communication with management. Prospective residents should consider these reported experiences when evaluating the services offered.
Mobile home communities, when well-managed, can offer various features that enhance residents' living experience. These might include a sense of community, amenities, and a comfortable environment. When discussing the features of Twin Gables Mobile Home Comm, it's important to provide a factual overview while acknowledging all public feedback.
Typically, a mobile home park aims to provide:
Individual Home Lots: Each resident has a designated lot for their manufactured home, often allowing for some personal outdoor space.
Community Structure: The park is laid out with named streets, such as Eva Way and Anna Ct, providing an organized residential area.
Access to Local Facilities: Being located in Festus, residents have access to the city's schools, shops, and services.
However, specific customer reviews indicate significant concerns regarding the general condition and certain features of Twin Gables Mobile Home Comm. One review explicitly states, "That place such a dump" and "can’t trailer park Ran down dump." Other concerns include the presence of "abandoned trailers" that are not removed. While one resident noted they "like my place on Anna CT my son always fixing and keeping out side done past 3 years now," suggesting individual efforts to maintain personal property, this also highlights a potential reliance on tenant self-maintenance rather than consistent park-wide upkeep by management. The reported issues with "sewage back up" affecting multiple homes on the same line are also a significant concern regarding the park's infrastructure. These points suggest that while the physical layout provides individual lots, the overall condition and maintenance of the community as a whole, particularly in common areas and infrastructure, may be a significant challenge for residents.
Information regarding specific promotions or special offers for Twin Gables Mobile Home Comm is not publicly available through general searches or in customer reviews. Mobile home parks typically do not advertise promotions in the same manner as retail businesses, and any incentives would usually be discussed directly with prospective tenants or home buyers.
Common types of offers that some mobile home parks might extend could include:
Reduced Security Deposits: Lowering the upfront cost for new residents.
First Month's Rent Discount: A temporary reduction in lot rent for initial move-ins.
Referral Bonuses: Incentives for existing residents who refer new, successful tenants.
Home Purchase Incentives: If the park facilitates home sales, they might offer discounts on the home price, financing assistance, or upgrades.
Given the nature of the customer feedback, it is unlikely that promotional offers would be the primary focus for this community. Prospective tenants are strongly advised to directly contact Twin Gables Mobile Home Comm (if contact is successfully established) to inquire about any current terms, fees, and to gain a clear understanding of all financial obligations associated with living in the park. It is crucial to gather all necessary information and clarify any potential charges, as mentioned in customer feedback regarding unexpected billing for services.
For inquiries regarding Twin Gables Mobile Home Comm, including lot availability or other information, the direct contact information is limited to the physical address. While a general phone number specifically for Twin Gables Mobile Home Comm management is not widely published in public data (and previous reviews indicate difficulty reaching management by phone), the physical address remains:
Address: 1407 Eva Way, Festus, MO 63028, USA
It is important for prospective residents to consider that customer reviews indicate significant challenges in contacting the landlord or management by phone for repairs or other issues. One review explicitly states, "Try Call him to fix repairs doesn’t answer and no response," and "Could get not get through." This suggests potential difficulties in establishing direct communication. For critical inquiries, visiting the site or attempting to contact any local real estate agencies that may list properties within the park might be alternative approaches, though direct contact with management remains the primary method for inquiries about lot rentals.
When evaluating Twin Gables Mobile Home Comm for local residents in Missouri, particularly those in the Festus area, it is essential to consider the comprehensive picture presented by its public information and resident feedback. The park's location at 1407 Eva Way in Festus offers the geographical advantage of being in a growing Jefferson County community, with access to local Festus amenities and connectivity to the wider St. Louis metropolitan area via Interstate 55. This could be a draw for individuals seeking housing in this specific region.
However, suitability for locals depends heavily on individual priorities and expectations for a living environment. Based on the provided customer reviews, a significant concern revolves around property maintenance, management responsiveness, and the overall living conditions within the park. Comments such as "That place such a dump," "landlord Mike and Kim Kingsland does not fix anything or get rid of abandoned trailers," and consistent issues with "hot water" and "sewage back up" highlight serious challenges. While one resident on Anna Ct noted personal efforts in maintaining their lot, this suggests a varying standard of upkeep across the community and a potential reliance on tenant initiatives rather than consistent park-wide management. The reported difficulties in contacting management for repairs are also a critical factor for daily living.
Given these strong and consistent concerns, Twin Gables Mobile Home Comm, based on the provided information, appears to present significant potential challenges for prospective tenants. While the concept of mobile home living can offer affordability, the issues raised in public reviews regarding habitability, management communication, and general upkeep are crucial considerations. For Missouri locals exploring housing options, it is vital to conduct thorough due diligence, including visiting the property and speaking with current residents, to fully understand the conditions and management practices before considering Twin Gables Mobile Home Comm as a suitable place to live.
