Promotions or Special Offers

Specific, real-time promotions or special offers for mobile home parks like Park Terrace MHC are dynamic and can change frequently based on availability of lots or homes. Therefore, it is always recommended for Michigan locals to directly contact Park Terrace MHC for the most current information regarding any special incentives. However, based on the nature of manufactured home communities, potential promotions or beneficial aspects might include:

  • Affordable Lot Rent: While not a temporary "promotion," the consistently stated monthly lot rent of approximately $375 (which includes trash removal) can be considered a significant ongoing offer in terms of affordable living, especially in a desirable area like Lansing.
  • Financing Assistance Referrals: As noted, while they don't offer in-house financing, their service of connecting prospective buyers with third-party financial institutions (like GreenState Credit Union, Park Lane Financial Services, Triad Financial Services, Credit Human, and local banks) that have successfully financed homes in their community is a valuable offering. This helps streamline the home purchase process for those needing financing.
  • Application Process Efficiency: While not a discount, the feedback regarding a "friendly and smooth" application process, handled with "attention to detail," can be considered a positive "offer" in terms of customer service and reduced stress during the moving process.

Given the specific feedback concerning potential issues with a new home and billing, it is particularly important for any prospective resident to have a clear understanding of all costs, including the base lot rent and any additional utility or fee structures, before committing. Always ask for a detailed breakdown of all charges and confirm what is included in the monthly rate. Directly contacting the leasing office at Park Terrace MHC would be the best approach to inquire about any current incentives or to clarify pricing and policies.

Conclusion: Why this place is suitable for locals

For Michigan residents considering their housing options in the Lansing area, Park Terrace MHC offers a proposition that balances affordability, location, and a focus on community living. While recent resident feedback highlights some critical issues regarding new home conditions and billing clarity, it's essential for prospective residents to weigh these against the overall suitability the park offers for many local individuals and families.

The community's stated commitment to being a "quiet, clean community" is a draw for many Michigan residents seeking a peaceful living environment. While one detailed review raises serious concerns about unit condition and pest issues in a "BRAND NEW home," and problems with billing, it's vital for interested parties to address these directly with management and inspect any property thoroughly before committing. The positive feedback about the "friendly and smooth" application process, specifically mentioning staff like Sara D., suggests that the management team aims to provide good customer service, particularly at the initial stages of engagement.

Ultimately, Park Terrace MHC offers an accessible entry point into homeownership or long-term rental in Lansing, which is a key consideration for many navigating Michigan's housing market. The base lot rent includes trash removal, contributing to a predictable monthly housing cost. While the challenges mentioned in one review are serious and warrant direct inquiry and verification, the underlying framework of the community – its location, intended services, and focus on providing a structured living environment – still positions it as a viable option for locals seeking an affordable and conveniently located place to call home in Lansing.

Moved in 3weeks ago to a BRAND new home, went to clean the unit before moving in and found a roach! The leasing agent said she would “take care of it and have it sprayed”. We waited a week to start moving into the unit because of this. However once we moved in we seen another roach! I immediately reached out via phone and email and to my surprise the unit had never been treated! I was furious l! I explained to the leasing agent had I of known the unit was NEVER TREATED I would have never moved in! They finally got terminx out (7/26/23). I was told by the leasing against that they would spray the unit from the outside in, and that the whole unit would be sprayed. However, that’s not what occurred. Instead, they placed bait and sprayed the outside, kitchen, and bedroom (not the whole unit). I wake up today and found ANOTHER roach (8/16/23)! Buyer beware! Not only is the a roach issue within this BRAND NEW unit, but our first month rent we over paid $115! The additional charges were not explained, but would be “refunded” as a credit to our next rent payment. The flooring in the kitchen had multiple large tears, a tear next to the fuse box, and we cannot even use our back door due to the cement being too thick so the door keeps hitting the stairs (which they ordered a new set of stairs for, but we have not received as of yet). This move has been a complete nightmare, and we are seriously considering the option of breaking our lease. This is so unprofessional and disgusting. Pictures are attached below.

Management is trash. They literally have no idea on what they are doing. Maintenance if you want to call it that rides around on a mower and hides oh yea he waters the flowers. The older hoodlem kids terrorize the little park they do have for the smaller kids park manager laughed about it. Rent is ridiculous and just keeps going up and up they have changed ownership and management 3 times in the last year and a half.
