This article aims to provide a clear, engaging, and informative overview of Park View, helping local users in the Iowa region learn more about this place. We will delve into its strategic location, the services it offers, its distinct features, and what makes it a potentially suitable choice for your housing needs in Central Iowa.

Manufactured home communities, often referred to as mobile home parks, play a significant role in providing diverse housing options across the United States. They offer a unique living experience, frequently characterized by a sense of community and a more manageable cost of living compared to traditional site-built homes. Park View Manufactured Home Community contributes to this landscape, offering a specific option within the thriving Grimes area. Our goal is to provide factual and helpful information to assist you in your housing search, ensuring you have a clear understanding of what this particular community offers, while also acknowledging varying resident experiences.

Park View Manufactured Home Community is conveniently located at 1900 SE 28th St, Grimes, IA 50111, USA. This address places it within the growing city of Grimes, situated in Polk County, Iowa. This strategic location offers residents a blend of suburban tranquility and easy access to the broader Des Moines metropolitan area. Grimes itself is known for its strong community feel and continued development, providing a welcoming environment for residents.

The community's accessibility is a key advantage for Iowans. It provides convenient access to major roadways, facilitating commutes to nearby cities such as Des Moines, Johnston, Urbandale, and Waukee. This connectivity is beneficial for individuals working across the metro or those who frequently travel throughout the region. Within a short drive from Park View, residents can access a variety of essential services including grocery stores, retail outlets, dining establishments, and local businesses. The community also benefits from being within a top-rated school district, making it an attractive option for families. This combination of a peaceful residential setting with strong urban accessibility makes Park View Manufactured Home Community a practical choice for those considering a move to the Grimes area.

Park View Manufactured Home Community, like many communities managed by larger property groups such as RHP Properties, typically offers a range of services designed to support its residents. While specific detailed service inclusions can vary, general provisions for manufactured home communities often encompass:

  • Lot rental for manufactured homes: Providing designated spaces for residents to place their homes.
  • Maintenance of common areas: This includes upkeep of roads within the park and landscaping in shared spaces.
  • Utility hookups: Ensuring connections for water, sewer, and electricity (though utility costs are typically separate from lot rent).
  • Waste management services: Such as regular trash collection.
  • Professional on-site management: Offering a point of contact for resident inquiries, requests, and community guidelines.
  • Application processing: Including background and credit checks for prospective residents.

It is important to note that while services like snow removal are generally expected in Iowa, one review specifically mentioned "Snow removal is non-existent," which indicates a potential area where service delivery might vary or fall short of resident expectations. Prospective residents should inquire about the specifics of all services, including snow removal, and understand what is explicitly covered by their lot rent.

Park View Manufactured Home Community aims to offer various features and highlights that enhance the living experience for its residents. These include both the physical amenities and the community environment:

  • Community Amenities: The community advertises amenities such as a playground, picnic area with a pavilion/grill, and a basketball court, designed for recreation and social interaction among residents.
  • Pet-Friendly Community: Park View is noted as a pet-friendly community, welcoming furry family members, which is a significant factor for many Iowans. However, it's crucial to note that one review mentioned inconsistencies in pet policy enforcement, specifically regarding dog weight limits and the harnessing of service animals.
  • New Home Availability: The community features brand new 3-bedroom, 2-bathroom manufactured homes for sale, boasting modern designs, premium entry doors, and new brand-name appliances. These offer a contemporary living option for those seeking new construction.
  • Opportunity for Homeownership: Park View offers a path to homeownership that can be more accessible compared to traditional housing, allowing residents to build equity.
  • Professional Management: The community aims to have experienced and professional management staff to handle day-to-day responsibilities, although customer reviews present mixed experiences regarding communication and responsiveness.
  • Convenient Location: Being located just 14 miles from Des Moines and within a top-rated school district, the community provides access to local transportation (buses), shopping, dining, and attractions like Blank Park Zoo, Pappajohn Sculpture Park, and Adventureland Park.

It is crucial to consider the varying perspectives from customer reviews. While one review highly recommends the park, praising the quiet community and exceptional help from staff (specifically Debbie) during a home-buying process, another details significant concerns. These concerns include perceived inconsistency in rule enforcement (e.g., pet policies), frequent lot rent increases ("rises 30 dollars every 6 months"), lack of snow removal, and poor condition of the playground ("full of graffiti, garbage, and rotten wood chips"). These contrasting views highlight the importance of direct investigation and conversation with current residents when considering Park View.

Based on the provided information, there are promotions mentioned for Park View Manufactured Home Community. Specifically, the community advertises:

  • Rent Special on Select Homes for Sale: This suggests potential reductions or incentives related to lot rent when purchasing certain homes within the community.

It is important for prospective residents to understand the details of any such promotions, as they can be subject to specific terms and conditions, and may change over time. For the most accurate and up-to-date information on any promotions or special offers, including the specifics of the "Rent Special," interested individuals are strongly encouraged to contact Park View Manufactured Home Community directly. Do you like it when people pick and choose who has to fallow the rules and who does not have to fallow the rules? If so then this is the place for you. Some families are allowed to have a 20 lb dog and others are not. If they are service animals they need to be harnessed at all times. But I do not believe they are service animals. Lot rent rises 30 dollars every 6 months. Snow removal is none existent. speed bumps do nothing to slow traffic down so its just more wear and tear on my car for no reason. Every time the park changes hands the new owners are worst than the last. Play ground is full of graffiti, garbage, and rotten wood chips. The only good thing about this place is the cats running around. have not seen a single mouse. but don't worry the new owners are trying to get rid of them so the mice can move in.

I lived here for 13 years and it is a great, quiet community. We have also rented the space at office several times. It is great for birthday parties etc.. When we decided to buy a house Debbie helped with the entire process. She was exceptional to work with. Highly recommend this park to anyone.

Very quiet community. Lot of nosy people out which is good for the community watching out for one another. They could do a little fixing of the roads where the speed bumps are think if you go over you're going to cut a tire but overall very beautiful place friendly people especially when home here really friendly people person

Continues to raise the lot rent. There is not improvements to the streets or how the snow is removed. You do your own yard work including mowing. Nice homes, not worth the lot rent raisings.
