Services Offered

Pelican Point Mobile Home Community, managed by Morning View Communities, offers services typical of a manufactured housing community, aiming to provide a structured living environment. Based on information available and general industry practices, services generally include:

  • Professional On-site Property Management: The community states it has a "full-time, onsite property management, sales, and maintenance team that look after the grounds and residents' needs." This is designed to ensure responsive support and oversight of the community. However, a recent review states, "if we have a complain they don’t take called no answer from them," suggesting inconsistency in responsiveness.
  • Lot Rental Services: The primary service is the rental of land lots where residents can place their manufactured homes. This typically includes connections to essential utilities like water, sewer, and electricity (though utility costs are usually separate).
  • Maintenance of Common Areas: The management team is stated to look after the "grounds," implying maintenance of common areas, roads, and landscaping within the park to some degree. However, a review criticizes recent maintenance efforts, stating, "they had done nothing" except for a road fix that was city-initiated.
  • Sales of Manufactured Homes: Pelican Point, under Morning View Communities, also lists "homes for sale" within the community, offering a range of 2-3 bedroom, 1-2 bath homes. This indicates a service for purchasing new or existing manufactured homes on site.
  • Pet-Friendly Policy: Information from related listings suggests that the community is pet-friendly, with pets allowed, but requiring owners to be responsible for cleanup and leashing. However, a review mentions "cats that poop anywhere they want," indicating that pet waste management might be an ongoing challenge.

Features / Highlights

The features and highlights of Pelican Point Mobile Home Community are geared towards providing accessible and convenient living in a coastal town. While some recent reviews present critical feedback regarding management and conditions, it's important to present the intended features and those generally associated with the community's operations.

  • Affordable Homeownership Opportunities: Pelican Point offers manufactured homes for sale, ranging from 2 to 3 bedrooms, providing a more affordable entry point into homeownership in the desirable Morehead City area compared to traditional stick-built homes. Prices range from around $62,000 to $90,995.
  • On-Site Management and Maintenance (as stated by management): The community highlights having a "full-time, onsite property management, sales, and maintenance team." This is intended to ensure responsive care for the grounds and residents' needs, though recent reviews suggest these services may not always meet resident expectations.
  • Convenient Location: The park is situated on the north side of downtown Morehead City, offering residents easy access to the job market, shopping centers (like Morehead Plaza), dining options, and local attractions. It's just minutes from downtown and about 10 minutes from Atlantic Beach.
  • Modern Home Options: The homes available for sale include modern amenities such as brand-new appliances (range, refrigerator, dishwasher, microwave), central heating and air conditioning, and washer/dryer hook-ups, ensuring move-in readiness and comfort.
  • Community Designed Layout: Homes often feature open-concept living areas and split-bedroom layouts, designed for privacy and functionality, catering to various household sizes.
  • Proximity to Coastal Amenities: Residents have excellent access to Morehead City's beautiful coastal environment, including waterways for boating and fishing, and the nearby Atlantic Beach for ocean access.

It is crucial to acknowledge the recent negative reviews, which describe the place as "really bad," with issues like unattended pet waste, "noisy neighbors," and management unresponsiveness ("they don’t take called no answer from them"). Concerns about significant rent increases, particularly during the COVID-19 pandemic, and perceived "fake Ad on there page" are also prominently mentioned. These highlight areas where the current resident experience may diverge from the intended features. Prospective residents are strongly advised to visit the community in person and speak with current residents to gain a comprehensive and up-to-date understanding of the living conditions.

As a professional content writer specializing in local business SEO, it's imperative to provide factual information based on available public data. For Pelican Point Mobile Home Community, which primarily offers manufactured homes for sale and lot rentals, specific, widely advertised "promotions" or "special offers" in the retail sense are not prominently featured in the provided information.

Homes are listed with prices ranging from approximately $62,000 to $90,995, which can be significantly lower than traditional housing in coastal North Carolina. This inherent affordability serves as the consistent appeal.

While individual sales of homes may sometimes have specific terms or incentives, these are not broadly advertised as "promotions" for the community as a whole in the provided data. It's also noted that a review mentions "fake Ad on there page" regarding promises of improvements, suggesting caution when evaluating any promotional claims not explicitly confirmed. Therefore, prospective buyers or renters interested in Pelican Point Mobile Home Community are strongly advised to directly contact Morning View Communities for the most current information on available homes, lot rental rates, and any specific purchasing or rental terms.

For North Carolina residents considering a move to the vibrant Crystal Coast, Pelican Point Mobile Home Community in Morehead City offers a distinct housing option. While recent resident feedback highlights significant concerns regarding management and living conditions, it's important to assess its suitability based on its core purpose and location.

The primary suitability factor for locals is the community's potential for affordable homeownership in a desirable coastal town. With manufactured homes available at a lower price point than traditional housing, Pelican Point can provide an accessible entry into the Morehead City real estate market. For many North Carolinians, this affordability can unlock the dream of living near the beach and enjoying the economic opportunities of a growing coastal hub.

This blend of urban accessibility and proximity to natural coastal beauty is a significant draw for anyone looking to embrace the lifestyle of Eastern North Carolina.

However, prospective residents must be fully aware of the serious concerns raised in recent reviews, including issues with excessive noise, unmanaged pet waste, unresponsive management, and substantial rent increases. These points suggest that the lived experience for some residents may not align with the advertised professional management and quality of life.

Therefore, while Pelican Point Mobile Home Community offers a potentially affordable path to coastal living in a convenient location, it is critically important for North Carolina locals to conduct thorough due diligence. This should include an in-person visit to observe current conditions, and direct, detailed discussions with management regarding all fees, services, and community policies. Worst place to live now! Pelican point it’s not what used to be previous owner was more polite to people around the community they always come for visit over the people they took time to knows people around. Morning view owner they are machine money they just want to receive money But if we have a complain they don’t take called no answer from them. It’s to suppose to be affordable place but they had raise rent over the roof most people around here are Hispanic can’t afforded to pay the amount. It’s just bad that they raise the rent in the middle of the covid. They don’t care about everyone around. They need to stop with the fake Ad on there page. Suppose they going to make it better other change that just road fix but that because the city fix it we got the letter from it so basically they had done nothing. I don’t recommend to live here anymore.

I would NOT ever rent or buy from these people. We have lived here my husband 20 years and my self almost 8 years and I have never in my life met such greedy ignorant people! Our lot rent has more then doubled in less then 2 years! They want us to sign a lease and if we don’t that’s another $100 a month. We can’t have lawn furniture, kids bikes, trampoline, or fire pits even thou we have our own owners insurance! so what are my kids supposed to do?? this is why kids are stuck on tv/games consoles. This is not ok! I do NOT recommend this place to anyone! Oh and BTW we only got 1 notice before this one! AND we have had our trampoline for 3 years now! so we have went from violation 1 to 3! Next step is social media!

Very run down trailers and the dirt roads leading into the park are atrocious! Felt very uncomfortable while driving through due to so many shady looking people outside watching you making you feel like you're being sized up and judged on if they can rob you or not. Smh.
