In the welcoming city of Franklin, Indiana, Pennington Mobile Home Park aims to offer such a living option. It provides a practical and potentially community-focused environment for individuals and families seeking an affordable place to call home in Johnson County. Modern manufactured homes, which are commonly found in these parks, are built to stringent federal standards (HUD Code), ensuring they are designed for safety, durability, and energy efficiency, providing a comfortable and contemporary living space.
The appeal of living in a mobile home park extends beyond just potential cost savings. For those in Franklin and the surrounding areas of Indiana considering their housing options, understanding the benefits and nuances of a manufactured home community is essential. Franklin is known for its charming downtown area, historic architecture, and a strong sense of community, providing a pleasant backdrop for residents.
The park's location on North Morton Street (also referred to as US-31) is a significant advantage in terms of accessibility. US-31 is a major north-south arterial road that runs directly through Franklin, offering residents straightforward access to various parts of the city and beyond. This means that essential services, shopping centers, dining establishments, and local businesses are typically within a short drive. For example, local grocery stores and retail areas along Morton Street are very accessible for daily errands.
For commuters, the park's location provides excellent connectivity to major transportation routes. US-31 connects directly to I-65, a primary interstate running north-south through Indiana, which is just a few minutes away. This allows for convenient travel to Indianapolis (approximately 20-30 minutes north), Columbus (to the south), and other surrounding towns. This makes Pennington Mobile Home Park a practical choice for those who work in nearby cities but prefer the community feel of Franklin.
Franklin also boasts its own public transportation system, Franklin Transit, which may have routes accessible from the vicinity of the park, offering an alternative for those without personal vehicles or who prefer not to drive. One notable mention points to:
- "Move In Special - Free Rent for a Month!": This specific promotion was advertised, offering a significant financial incentive for new residents. While the currency of this particular offer should always be confirmed directly with the park, it demonstrates a willingness by Pennington Mobile Home Park to provide benefits for those choosing to make it their home. Such offers can greatly reduce initial move-in costs and make the transition into a manufactured home more affordable.
Beyond explicit "promotions," the park's structure offers inherent financial benefits that serve as ongoing "offers" for residents:

Customer Reviews
I been there before. Very trashy. It’s sad management has not been taking care of the area. Judging by the recent photos, I will never live there nor will I suggest this place to anyone maybe new management is what is needed.
My brother has lived here for years and I've never seen any trouble around there. It's quiet and my brother seems happy there.🤩 The office staff/owners of this place are exceptional people and have gone above and beyond to accommodate my brother! Thank you Rachel for everything!🙏
This is definitely the nicest trailer park in the area. My mother lived there 12 years, I've interacted with the staff on many occassions, and have met many other residents of the park. Staff are very amicable. Firm, but fair. Good roads, speed bumps are annoying but serve a very good purpose. Residents are a step or two above the norm. Met some great people there. Couldn't recommend any higher than 5 stars, or I would.
My family lives there and they are always fixing things due to management not letting the tenants know when water is going to be off which is a constant thing. It would only take a flyer placed on each door to let tenants know that water is going to be off. But no tenants are having to replace things due to management's lack of communication which is not fair to the tenants
Very quiet and clean.Owners and staff are very kind and helpful.I love all of my neighbors. Most of the people who live here would help anybody with anything they could. Its a really good, safe place to live.
