Services Offered

Greenwood Estates Manufactured Home Community, managed by RHP Properties (the nation's largest private owner & operator of manufactured home communities), offers a comprehensive suite of services and amenities designed for resident convenience and comfort. While specific detailed service contracts vary, general offerings based on public information and reviews include:

  • Manufactured Home Sales and Lot Rentals: The community primarily facilitates homeownership, with various manufactured homes available for sale. Public listings show available homes ranging from 2 to 3 bedrooms, with prices from approximately $21,800 to $53,700. Residents own their homes but pay monthly lot fees to rent the land. The community aims to make "dream of home ownership a reality."

  • Professional Community Management: An "experienced and professional management staff handles the day-to-day responsibilities of the community." This includes maintaining "beautifully landscaped grounds" and overseeing community operations. Reviews describe the office ladies as "top notch, professional but very friendly," suggesting a positive interaction experience, though one negative review sharply contrasts this, alleging rudeness and unresponsiveness during a difficult situation.

  • Utility Infrastructure: The community provides all underground utilities, including electricity and natural gas options. Residents are typically responsible for their individual utility bills.

  • 24-Hour Emergency Service: As a professionally managed community, Greenwood Estates offers "24-Hour Emergency Service" to address urgent issues that may arise.

  • Pet-Friendly Environment: The community is described as "pet-friendly," welcoming furry family members, which is a significant service for many residents. Residents also note that "dogs are not allowed to be left outside in the backyard except to go out to do their business," indicating specific pet policies.

  • Community Newsletter: A "Community Newsletter" is available, likely keeping residents informed about news, events, and important updates within the park.

It's important to note the severe negative review concerning plumbing issues where the resident, despite owning the trailer, felt they received no help or recommendations for "plumbing underneath," implying a gray area of responsibility. This resident also reported alleged theft and destruction of property after moving out, and being "chewed out" by management when confronting them about intrusions, claiming management was "the rudest." Additionally, there was a serious concern about being "forced to mow around high voltage electric equipment" and being fined for not doing so, leading to safety warnings from neighbors. While the park's response noted they are "trying to keep your residents safer now," these are significant past issues that prospective residents should be aware of and inquire about current policies and safety measures.

Greenwood Estates Manufactured Home Community boasts an array of features and highlights designed to enhance the living experience for its residents in Greenwood, Indiana:

  • Community Feel: While one review notes some trailers "look...pretty bad," the overall impression from other parts of that review is a "nice" place, "not like the ghetto type you normally think of when you hear trailer court," suggesting a comfortable and respectable environment. Some residents praise "safe and friendly neighbors" and a "great friendly neighborhood," indicating a positive community spirit.

  • Pet-Friendly Environment: The community welcomes pets, which is a significant advantage for animal lovers. Sidewalks throughout all streets are available for walking dogs.

  • Strategic Location: Situated just "12 miles from Indianapolis," residents benefit from proximity to major shopping centers (Sam's Club, ALDI, Kroger) and dining options, along with access to major attractions like the Indianapolis Motor Speedway and White River State Park.

In 2021, the number of homesites was reduced to meet drainage requirements, suggesting a commitment to infrastructure quality and resident well-being.

  • Low Speed Limit: The posted speed limit within the community is 15 MPH, which is 10 MPH lower than most neighborhoods, contributing to enhanced safety within the park.

However, it is crucial to address the significant negative highlights from one detailed review. These include: allegations of lack of assistance with plumbing issues (even for infrastructure under the home), a traumatic experience involving theft and destruction of property with alleged unhelpful and rude management response, and a serious safety concern regarding being forced to mow near "high voltage electric equipment" under threat of fine. While the management has responded to acknowledge some past issues and claim current improvements, these are very serious past occurrences that prospective residents must consider and verify current policies on.

Although there are some trailers that kind of take away from the more home like trailers, this place is really nice, not like the ghetto type you normally think of when you hear trailer court, and the ladies in the office are top notch, professional but very friendly, like you've been best buds with them forever... their great. Would give it a 5 star but like I said there are some trailers that look...pretty bad... not many, but some. Pictures are some of the nicer ones, and they sell them fairly cheap, amazing way to have a starter home

I loved my trailer with all my heart but this park is just...the worst. I owned my trailer and I had to move out of here because my plumbing stopped working completely (which I called and asked for help and they wouldn't even give me a recommendation of who to call, I understood they couldnt fix equipment on the trailer itself bc i owned it. But they technically own the plumbing underneath). When I was moving I was not only robbed of basically everything but my stuff was pissed on and my artwork was destroyed. I still have PTSD from the whole ordeal. I already have had to deal with being autistic my entire life and now I have to go every day having the most distressing flashbacks to this horrible place. So if you think you'll be safe here, you won't. Not only this but they also forced me to mow around high voltage electric equipment or face a fine. I had neighbors coming out and warning me to not or I could, you know, be electrocuted but I had to tell them I'd be fined if I didn't. A few months later (after I had completely cleaned out this nasty area no one had touched for years bc they were scared of the equipment) they told me to stop. Wonder why. Edit in response to GE's reply: I am glad you all are trying to keep your residents safer now than yall did when I lived there. That is good to hear. But I did indeed live here for almost 3 years. I did not use my legal name for this or any of my other reviews, good or bad, to protect my privacy. Ive driven by it a few times over the years and it seemed to be unoccupied every time (it sometimes helps with the nightmares because I can now say 'Im so glad I dont live here anymore'), I try to avoid the area in general though because it still greatly stresses me out. Before I had to leave I paid at least 5 different plumbers to come by just to tell me that it was a lost cause and they couldnt do anything- I really hope this does not happen to anyone else because it was so awful. But whatever, I'm glad the plumbing is somehow finally fixed so someone else can live there, I guess. It's their choice to do so, not mine. I'm just here to provide my experience. Also I dont want to hear the whole "reach out to us" thing you guys do on here. I did as soon as my trailer was ransacked and out of everyone I confronted over it: you guys were the rudest. Yall also got mad at ME for the fact that people were coming into my trailer without my consent because apparently it made the neighbors uncomfortable and instead of anyone telling me when it happened and taking note of who it was I got chewed out about my doors being open (when I had closed and locked them, it was the disgusting theves that broke them and my back window). So honestly, go roll in some poison ivy this summer.

Nice park. You have to keep it clean, which we like. Paved streets, street lights, pool, clubhouse and workout room. Rent is a little high, but then again everything is nowadays.

Deeply regret moving here. Office acts like it’s a damn gated community or something and don’t have any care or interest to help with questions or issues. All their job seems to be is sign leases on half assed flipped homes and write citations for the dumbest things. At the end of the day It’s just a mobile home park that has Greenwood Police flying in and out 2-3 times a week, with an office that will frustrate you more than be helpful. Wouldn’t be surprised if I end up being “targeted” with citations for the bad review too.

Lana is amazing! She has been soo quick in the process of getting my new home pushing for things to move at my pace! Shes soo down to earth, kind and helpful. This has been such a joy having a great lady like her to assist me in this process! I absolutely love my new home, and my neighbors are soo friendly and great. Do not go off of negative reviews. Give this place a try. I am happy!
