Madison Mobile Home Community is strategically located at 4403 Madison Ave, Indianapolis, IN 46227, USA. This address places the community in the University Heights neighborhood of Indianapolis, approximately five miles south of Downtown Indianapolis. This location offers residents the advantages of urban living within a managed community setting.
The University Heights area is known for its close connection to the University of Indianapolis, making it a convenient choice for students, faculty, and staff associated with the university. Beyond the academic ties, the neighborhood provides numerous amenities, including a variety of shopping centers, restaurants, and stores. Shopping centers like University Shoppes, Southgate Plaza, and Madison Court Shopping Center are all within a short walking distance (around 0.8 to 0.9 miles or a 15-16 minute walk), providing easy access to daily necessities.
For outdoor enthusiasts, the community is also near several parks and recreational areas. Garfield Park Conservatory and Sunken Gardens (5-minute drive / 2.6 miles), Garfield Park (7-minute drive / 2.8 miles), and Bethel Park (9-minute drive / 4.7 miles) offer abundant options for outdoor recreation, green spaces, and community events. Hospitals such as Community Hospital South, Franciscan Health Indianapolis, and Eskenazi Health are all within a 10-12 minute drive, ensuring access to medical services.
In terms of broader accessibility, Madison Avenue is a major thoroughfare, providing direct routes to various parts of Indianapolis. Quick access to major highways like I-65, I-465, and I-74 makes commuting throughout Indianapolis and to other areas of Indiana relatively easy. While some areas might be considered car-dependent (Walk Score of 38, Transit Score of 33), the presence of shopping centers and a university within walking distance offers some pedestrian and public transit options. The Indianapolis International Airport is also accessible, about a 27-minute drive away. The community features 68 units across 1 story, indicating a relatively compact mobile home park.
Mobile home communities typically offer a range of services designed to support the living arrangements of their residents. While comprehensive specific details for Madison Mobile Home Community are not extensively publicized, common services generally include:
Lot Rental: The primary service is the lease of individual plots of land where residents place their mobile homes. This involves a regular monthly lot fee. The community also appears to offer homes for rent directly from the park, with reported prices for various bedroom configurations (e.g., 2 bedrooms for $969 - $1,260, 3 bedrooms for $1,250 - $1,790, and 4 bedrooms for $1,595 - $2,445).
Community Management: The park has an office and management team responsible for the overall operation, enforcing community rules, and addressing resident concerns. The provided reviews, however, raise serious questions about the responsiveness and ethical practices of management, particularly concerning contract issues and title transfers for homes.
Utility Connections: Madison Mobile Home Community provides the necessary infrastructure for homes to connect to essential utilities. Public data suggests the community has access to "City Water and City Sewer," which is generally a reliable and convenient utility setup for residents.
Maintenance of Common Areas: Management is typically responsible for the upkeep of shared spaces, such as internal roads, lighting, and any communal facilities. One review, however, describes the place as "truly a dump" with "Most of the trailers there are falling apart," which would imply significant issues with overall property maintenance and upkeep.
Onsite Office: Information suggests the presence of an onsite office, which provides a direct point of contact for residents, although the effectiveness of communication, as highlighted in one review, is a major concern.
Based on the available information, including reviews and public data, Madison Mobile Home Community has some notable aspects, although several significant concerns must be acknowledged:
Urban Location: Situated in the University Heights neighborhood of Indianapolis, the park offers residents direct access to a major city's amenities, including educational institutions (University of Indianapolis nearby), diverse shopping centers, dining options, and cultural attractions. This urban convenience is a key feature for many prospective residents.
Proximity to Necessities: The community is within a short distance of multiple shopping centers (University Shoppes, Southgate Plaza, Madison Court Shopping Center) and major hospitals (Community Hospital South, Franciscan Health Indianapolis), ensuring easy access to daily needs and critical services.
Access to Parks and Recreation: Nearby green spaces like Garfield Park and its Conservatory offer valuable outdoor recreational opportunities, which can enhance residents' quality of life.
City Water and Sewer: The availability of city water and sewer services is generally a positive feature, indicating reliable utility provision compared to private well/septic systems often found in more rural mobile home parks.
However, it is critically important to highlight the significant negative features and concerns raised by resident reviews, as these heavily impact the lived experience:
Allegations of Scamming and Bad Business Practices: One review details a severe issue involving a contract to own a trailer, where the resident claims they were scammed out of payments and the title, leading to an eviction filing despite having paid significant amounts. This review explicitly states, "Absolutely do not live here!! They should be ashamed ripping off low income people!!!! Very bad business practices!!!!!!"
Poor Property Condition: The community is described as "truly a dump," with "Most of the trailers there are falling apart." This suggests widespread issues with the physical condition of homes and possibly the overall park infrastructure.
Lack of Responsiveness from Management: The review details prolonged attempts to contact the office and manager with no resolution regarding title and overcharges, indicating severe communication and customer service deficiencies.
Based on the provided information, there are no specific promotions or special offers explicitly advertised for Madison Mobile Home Community. Mobile home parks typically operate on a model of consistent lot rental fees and the sale or rental of homes, rather than frequent, short-term promotional campaigns. The focus is usually on the established pricing for lot rent and any homes available for purchase or lease within the community.
However, it is crucial for prospective residents to be aware of the serious allegations made in one of the reviews regarding "scamming" and "ripping off low income people" through contract-to-own schemes where titles were allegedly withheld. This directly relates to the "offers" residents might encounter for homes within the park.
Typical financial aspects for a mobile home community include:
Monthly Lot Rent: The fee for leasing the land. While specific rates are not given in the reviews, public data shows general price ranges for units (e.g., 2 Br: $969 - $1,260; 3 Br: $1,250 - $1,790).
Home Purchase/Rental Costs: The reviews imply homes are available for purchase on contract, but the integrity of these contracts is severely questioned. The reported scenario of a trailer being sold again for $1,500 after a previous resident paid $8,000 for "junk" highlights a significant financial risk.
Application and Background Check Fees: These are common initial costs when applying for residency in managed communities.
Given the grave concerns raised in the reviews, any "special offers" or contracts, particularly for home purchases, should be scrutinized with extreme caution. It is highly recommended that potential residents consult with an independent legal advisor before entering into any agreements involving home purchases or long-term contracts at Madison Mobile Home Community.
For individuals interested in contacting Madison Mobile Home Community, inquiring about lot availability, current policies, or seeking to address any concerns, the provided contact information is:
Phone: (317) 983-4403
Mobile Phone: +1 317-983-4403
Address: 4403 Madison Ave, Indianapolis, IN 46227, USA
Prospective residents are strongly advised to use these contact details to reach out directly to the park's management. However, given the severe issues raised in the provided reviews regarding communication, alleged scams, and business practices, it is paramount to approach any interactions with management with extreme caution. It would be prudent to document all communications, request all information in writing, and consider independent verification of any claims or offers made. A personal visit to the park to observe the current conditions firsthand is also highly recommended, and if possible, attempting to speak with current residents to gather their experiences. Legal advice should be sought for any contract-to-own or similar agreements.
For locals in Indiana, particularly those in the Indianapolis metropolitan area, the suitability of Madison Mobile Home Community as a place to live is highly questionable, based on the provided resident reviews. While a professional content writer aims for a slightly promotional and friendly tone, it is imperative that the content remains factual and transparent, especially when dealing with such serious allegations.
On paper, the community's location offers some inherent advantages. Situated in the University Heights neighborhood, residents would benefit from proximity to educational institutions like the University of Indianapolis, as well as a wide array of urban amenities, including shopping centers, dining options, parks, and hospitals. Access to major thoroughfares and city water/sewer services are also practical conveniences for urban living. For individuals seeking a potentially more affordable housing option within Indianapolis, mobile home communities can often fill that niche.
However, the extremely negative and severe complaints from actual residents paint a starkly different picture of the lived experience at Madison Mobile Home Community. The allegations of being "scammed" out of money and a home title, experiencing "very bad business practices," and the description of the park as "truly a dump" with "most of the trailers there are falling apart" are profound red flags. These issues directly contradict what most individuals seek in a home: stability, fair treatment, and a safe, well-maintained living environment. The reported lack of responsiveness from management regarding critical issues like title transfers further undermines any potential suitability.
Therefore, while the geographical location might be convenient, the provided resident experiences suggest that Madison Mobile Home Community, as currently described, is not suitable for locals looking for a reliable, ethical, and well-maintained place to live. Any prospective resident from Indiana considering this community would need to undertake extraordinary due diligence, including verifying all contractual terms with independent legal counsel, thoroughly inspecting any home and lot, and attempting to gather extensive, current resident feedback beyond the provided reviews. Without a complete and verifiable turnaround in management practices and property conditions, the risks associated with living at Madison Mobile Home Community appear to far outweigh any potential benefits for Indiana residents seeking a stable home.
Customer Reviews
I was buying a trailer on contract and a year before it was fully paid. I let them know I wanted to finish payments for the next year per contract. 3 months before I started trying to contact the office and continued until Beginning of March the next year. When finally got the new office Manager. Asked why I was continuing to be charged trailer payments and also wanted my title. I informed her I was looking to buy a house and would be selling the trailer. End of March came and My son was shot and spent my time at the hospital. Was able to catch Manager again and no word on title and over charged. Paid April and informed I would no longer be living there by next month due to my son's condition. Not only did I have to walk away because they never gave me my title or answer me. I found out later they filed eviction. I also found out I'm not the only person they scammed. Absolutely do not live here!! They should be ashamed ripping off low income people!!!! Very bad business practices!!!!!! Now they are selling the trailer again for 1500 and I paid over 8,000 for junk
This place is truly a dump . Most of the trailers there are falling apart. I feel sorry for the people who live here.
This is a great trailer park lots of open lots if need a spot. This is a friendly community that's very active and neighborhood with large number of lots occupied and there are empties as well. Has on site management office building. Looks like can stop in and speak to someone about rentals at office on weekdays

The smell of weed was the only thing pleasant about that place at all. I don't know where those pics on here here came from, the place is a junkyard
