The choice to live in a manufactured home community often stems from a desire for more space, a path to homeownership, or a different financial structure compared to traditional apartments or single-family homes. Attempting to visit the office in person during stated business hours to speak directly with management would be crucial for assessing the current situation and verifying any claims or information provided. It is also recommended to be persistent if initial contact attempts are unsuccessful, as per review feedback.
Based on the provided customer reviews, Brookville Mobile Home Park in Indianapolis, Indiana, presents a highly concerning and potentially unsuitable living environment for locals. While its location on the East Side of Indianapolis offers general proximity to urban amenities and transportation routes, the overwhelming negative feedback from former residents points to severe and systemic issues that significantly diminish its appeal.
The recurring problems with essential services such as sewage and electricity requiring health department intervention, coupled with a consistent pattern of unaddressed maintenance requests (flooding, home repairs), indicate a profound lack of responsible park management. The allegations of an unresponsive and uncooperative manager, disputes over charges (e.g., trash), and extremely difficult processes for selling homes and retrieving deposits, suggest a deeply problematic resident-management relationship and potentially unethical practices.
Furthermore, the serious concerns regarding safety and community well-being, including reports of drug dealing, overdoses, and daily fights, paint a picture of an unstable and potentially dangerous living situation. The claim of management "chuckling" about evicting people during cold weather is particularly alarming.
Therefore, despite being a mobile home park in Indiana, the evidence overwhelmingly suggests that Brookville Mobile Home Park is not a suitable option for locals seeking a safe, well-managed, or stable place to live. Prospective residents are strongly advised to heed the warnings from former tenants ("Do. Not. Live. Here. Save your business for somewhere else.") and thoroughly explore other housing alternatives in the Indianapolis area.

If you want to keep your money and sanity, do not move here. I moved here originally in 2015 after a lot of back and forth with the manager after I bought a used trailer in the park. Finally moved in and had numerous sewage issues from a main line under my trailer. I had to call the health department to get it fixed. A storm came through and knocked out power in several trailers, including my own. According to the electrician and IPL (now AES), it was the trailer park's responsibility. After 2 weeks in and out of hotel rooms with my dogs and a newborn, I had to call the health department a second time. It was fixed within a day. Moved to a different mobile home in the same park because I still couldn't afford to buy a home. Paid over $1600 as a deposit. Over the years I lived there, I asked numerous times for the skirting, the fence, the roof and the porch to be done. Every time I was told I would get an estimate and never did. There were numerous neighbors selling drugs, literally dying from overdoses in my front yard, and fights happening daily. I finally purchased a home and went to move out. They said I could not sell the trailer unless the above mentioned repairs were done by either myself or the new tenant. Again, asked for pricing and they could not furnish them. Took nearly 6 months to sell the trailer to someone because of their lack of communication and inability to get the ball rolling. After finally selling the trailer, it took another 4 months of constant hounding, phone calls and texts messages to get any information on a deposit check. They misplaced several forms conveniently needed so hang on to EVERYTHING they give you and make copies. I had to contact the owner of the park in Oregon to get anything done. I finally get a check but it was barely only $350 after I paid them a much larger sum. Now they are still skirting details, avoiding conversations and ignoring all forms of communication. Do. Not. Live. Here. Save your business for somewhere else.
Nov 05, 2024 · Emilea ByrumThanks for the speed bumps the trees and the stupid looking fence pout front but us as a community want to know when you are going to address the flooding issue we have spoken to Cindy the manager over and over again whos brother is maintenance but both a complete dead end as a community we just want something done after continuing to pour money into our homes only to have it flood and become a swamp as you can see in my photos PLEASE WE NEED HELP
Feb 07, 2022 · Chris StaasIts packed together like a stockyard full of shipping containers, and though the residents are genuinely good hard working families- the ownership has let maintaining the whole property slip into complete neglect. Several times weekly backed up and overflowing drainage often leaving residents exposed to raw sewage etc.
Jan 26, 2020 · Steven C Scott (sTeeVo)No play area for kids. Some tenant's are rude. Unpleasant greeting. Only thing this place has going for it self is overflow parking but then that is a iffy.
Jun 22, 2023 · Shannon Siegmanthis place is great if you want a place where the rules are rarely enforced. They have no speed bumps, or stop signs. and of course the office is rarely ever open if you do catch it open you still won't be able to get anything done. so if this is what your looking for come on over. fyi I am well informed due to the unfortunate fact that I live in the park. ..hopefully not too much longer.
