The concept of living in a manufactured home community has evolved, offering a unique blend of personal space and community interaction. It’s a choice that can appeal to individuals and families seeking affordability, flexibility, and a sense of belonging. This overview of Silverstone will draw upon publicly available information and customer feedback to provide a factual and comprehensive understanding of what this community offers to prospective residents in Indiana. It’s important for anyone considering such a living arrangement to weigh all aspects, from location and amenities to management and resident experiences.

Silverstone is a professionally managed manufactured home community that aims to provide essential services and a well-maintained environment for its residents. Based on available information and typical offerings, here are some of the services provided:

  • Professional Management: The community is managed by a professional group (currently M. Shapiro Real Estate Group, previously Peak Communities). This indicates a structured approach to property oversight and resident relations.
  • On-Site Management Office: Silverstone maintains an office with specific hours (Mon-Fri: 9 am - 5 pm, Sat: 9 am - 1 pm, Sun: Closed) to assist residents with inquiries, lease agreements, and other community-related matters.
  • Lot Rental and Home Sales: The core service involves renting out lots for manufactured homes, and the community also offers a variety of charming homes and lots for sale to fit different needs and budgets.
  • Trash Services: A trash collection service is provided, although there have been past issues reported with changes in companies and communication.
  • Maintenance: While some reviews indicate a lack of current maintenance men and issues with job performance, the community officially states it offers 24-hour emergency maintenance.
  • Utilities Access: Essential utility hookups (water, sewer, electricity) are provided for each lot, allowing residents to connect their homes.
  • Free Designated Parking: Residents typically have free designated parking spaces outside their homes.

It is important for prospective residents to verify the current status and reliability of these services, especially those highlighted as problematic in recent reviews.

Silverstone Manufactured Home Community offers a variety of features and highlights designed to create a comfortable living environment for its residents.

  • Comfortable Homes and Spacious Lots: The community emphasizes providing comfortable homes on spacious lots, offering residents more personal space than many apartment complexes.
  • Variety of Homes: Silverstone offers a range of charming homes to fit various needs and budgets, including new 3-bedroom, 2-bathroom manufactured homes with open-concept layouts.

  • Proximity to Retail and Recreation: Close access to Washington Square Mall, various restaurants, and parks, museums, and events in Indianapolis offers diverse entertainment and convenience options.

However, it is crucial to address significant concerns raised in recent customer reviews:

  • Staff Performance and Communication Issues: Reviewers describe staff as "horrible," "half ass do their jobs," "don't even know what they are doing," and accuse them of lying. There are also claims of management "chucking" about evictions during cold weather.
  • Maintenance Deficiencies: Reviews indicate a lack of maintenance staff and a general need for "serious long term maintenance," including broken mailboxes.
  • High Rent and Fees: Rent is described as "too much for what they offer," with accusations of charging residents for other people's trash dumping.
  • Frequent Ownership/Management Changes: The property has reportedly "changed hands three times in two years," which can lead to instability and inconsistency in management.

Information regarding specific, publicly advertised promotions or special offers at Silverstone Manufactured Home Community is not readily available through general online searches. Mobile home communities typically handle such inquiries directly, as offers can be dynamic based on current inventory, market conditions, and management decisions.

Given the significant concerns raised in recent customer reviews regarding rent being "too much for what they offer" and accusations of unfair charges, prospective residents are strongly advised to meticulously inquire about all costs. This includes not only the base lot rent but also any additional fees for utilities, trash service, pet charges, application fees, security deposits, and any other potential monthly or one-time charges. It would also be prudent to ask about the frequency and typical amount of rent increases.

Any discussions about purchasing a manufactured home within the community should also involve a thorough breakdown of all associated costs and terms. Direct contact with the management office is the most reliable way to obtain the most current and accurate information regarding pricing, availability, and any potential incentives for new residents. It is essential to ensure complete transparency before committing to a lease or purchase.

The office hours are typically Monday-Friday from 9 am to 5 pm, and Saturday from 9 am to 1 pm, closed on Sundays. Given the serious concerns raised in customer reviews about management and maintenance, it is highly recommended to visit the property in person during office hours, if possible, to observe the conditions and engage in a direct conversation with the staff about all aspects of living in the community.

Silverstone Manufactured Home Community, located in the East Side of Indianapolis, presents a complex picture for locals in Indiana considering manufactured home living. On one hand, its strategic location near I-465 and various urban amenities offers convenience for commuting, shopping, and accessing city attractions. The concept of spacious lots, pet-friendly policies, and the potential for in-unit laundry are attractive features for those seeking more independence than apartment living. Silverstone's stated commitment to being a "premier" and "professionally managed" community with a "strong sense of community" aligns with what many prospective residents look for in a home.

However, the suitability of Silverstone for locals is significantly impacted by the serious negative feedback from recent customer reviews. Allegations of poor staff performance, a lack of maintenance, issues with communication, frequent changes in ownership, and concerns over high and potentially unfair charges paint a starkly different picture from the promotional language. The claims of "kicking people out during the cold" and broken mailboxes are particularly troubling.

Therefore, while the location and the general concept of manufactured home living could be appealing, any local in Indiana considering Silverstone must exercise extreme caution and conduct thorough due diligence. This should include an in-person visit to assess the current condition of the property, direct and detailed conversations with management about all fees and policies, and, if possible, speaking with multiple current residents to gain a comprehensive understanding of the living experience before making any commitments. The decision to move to Silverstone should be made only after a complete and verified assessment of the community's actual operational standards and resident satisfaction.

Horrible stuff. Half ass do their jobs but want you to pay them. They don’t even know what they are doing have the time. And they lie like no other. Also they get a kick out of kicking People out during the cold. The lady damn near chuckled about it. “Like yeah we usually do this during the cold” you can hear the smirk. Mail boxes been broken since we moved here. They tried to charge us for other people dumping. Changed the trash company and didn’t tell anyone until 12pm after the people came to switch out trash.

Whatever you do, don't rent or God forbid buy one of these overpriced pieces of junk. I signed a 3 year lease, so so regretted it every day. If it rains my driveway is a lake and it doesn't go away until the sun dries it or in winter it turns to ice and my car gets stuck and I can't go to work. Mini bikes, quads, 3 wheelers and dirst bikes are welcome to fly up and down the streets at all hours. The office claims they have 2 off duty officers in here but... Porch pirating is rampant. Our mailboxs are a joke and now we can't get packages so we have to go to the office during office hours!! So if you work til 5 sorry bout ya. The pool is a joke, rarely open and the hours are also office hours hell, it's closed on Sundays!! People's lots look like trash, nobody cares or has any respect. The new move ins are in and out and in and out. Loud banging music all hours. It's just ugly. I'm ashamed to say I live here and would not recommend this place if they paid me. Oh and the bug guy is a crackhead! That's the caliber of folks in your home. Do not do it cause I will say, I told you so dummy.

The complete lack of humanity and decency is unbelievable. I lived in this community for over ten years. Put time, friendship, pride, money, compassion, and trust into this neighborhood. I was not alone. We built neighborhood watches and calling trees to protect each other and our families. Cut fallen trees, shoveled piles of over plowed snow for the elderly, took community cats to clinics so we didn’t get over populated. All of this we did with support from our Amazing management Dawn and Nicole. Once they were fired the shit show began. This place brought in drug dealers, prostitution, gangs, the list is endless and verified. The amount of black mold in my home made me so sick it was awful. They refused to replace my inside unit running the AC. Four years without AC and heat. Unacceptable. All because I was month to month. Roof not repaired. Windows all sealed dry rotted. And molded. They came back on all tenants asking for a per pet deposit and pet rent. Denied rent if net paid in full. No notice. This was almost as much as a full month rent. Now eviction. We were grandfathered in with a zero pet deposit when the property was sold. These people cannot be trusted and will not keep their word. Buyers and renters beware
