Longacre Mobile Home Park About

For many Hoosiers across Indiana, finding a housing solution that offers both affordability and the comforts of homeownership is a key consideration. Mobile home parks, also known as manufactured home communities, present a compelling alternative to traditional stick-built houses or apartment living. These communities are designed to provide accessible pathways to owning your own home, often at a more attractive price point, while fostering a sense of neighborhood and community.

In the bustling city of Indianapolis, Longacre Mobile Home Park offers a unique living experience. Situated on Madison Avenue, it provides residents with a convenient urban location while also hinting at a connection to nature, as some residents have observed. Modern manufactured homes, which are commonly found in these parks, are built to stringent federal standards (HUD Code). This ensures they are designed for safety, durability, and energy efficiency, providing a comfortable and contemporary living space.

The appeal of living in a mobile home park extends beyond just cost savings. Many residents appreciate the simplified lifestyle that often comes with manufactured home living, including potentially lower maintenance responsibilities compared to traditional homes. Furthermore, these communities can provide a distinct sense of belonging, where neighbors often know each other, and a supportive environment can flourish. Longacre Mobile Home Park aims to embody these advantages, providing its residents with a stable and practical place to live in a strategic Indianapolis location.

For those in Indianapolis and the surrounding areas of Indiana considering their housing options, understanding the benefits of a manufactured home community is essential. It represents a chance to achieve homeownership, enjoy a localized community feel, and benefit from a location that keeps you connected to city amenities. Longacre Mobile Home Park offers this blend, inviting prospective residents to explore a housing solution that prioritizes accessibility and convenience.

For commuters, the park's location offers excellent connectivity to major highways. Madison Avenue itself is a significant north-south route. Services Offered

Longacre Mobile Home Park, as a manufactured home community, provides a set of core services designed to facilitate comfortable and functional living for its residents. While specific details can best be confirmed directly with park management, general offerings typically found in such communities include:

  • Lot Rental: The primary service involves the rental of individual land plots where residents place their manufactured homes. This rent usually includes access to the park's shared infrastructure and common areas.
  • Utility Connections: The park typically ensures that each lot is equipped with the necessary hook-ups for essential utilities, such as water, sewer, and electricity. Residents are generally responsible for their individual utility consumption and direct billing with the relevant service providers. It is important for residents to understand the park's policy regarding utility connections, particularly concerning potential issues like freezing pipes in cold weather.
  • Road Maintenance: The internal roads within the mobile home park are usually maintained by park management, ensuring ease of access for residents and emergency vehicles.
  • Common Area Upkeep: General maintenance and landscaping of shared spaces within the community are typically managed by the park, contributing to the overall appearance and tidiness of the environment. However, as noted in a review, community-wide efforts to keep areas clean for wildlife and aesthetic appeal may sometimes be necessary.
  • On-Site Management/Support: Mobile home parks often have management accessible by phone or through a local office to address resident inquiries, enforce community rules, and oversee general park operations. Effective communication and responsiveness from management are key aspects of this service.

Prospective residents should always contact Longacre Mobile Home Park directly to obtain a comprehensive and current list of all services included in the lot rent, any additional fees, and detailed information regarding resident responsibilities and park policies, particularly concerning property maintenance and utility management.

  • Unique Wildlife Presence: A notable and distinct feature highlighted by a resident is the presence of "beautiful WildLife there ducks and geese and other rare types of birds." This indicates a natural element within or adjacent to the park, offering a unique connection to nature that is not commonly found in all urban mobile home communities. This can provide a tranquil and scenic aspect to daily life for nature enthusiasts.
  • Affordable Housing Opportunity: A core highlight of mobile home parks like Longacre is the provision of an accessible pathway to homeownership or stable, long-term housing. Promotions or Special Offers

Information regarding specific, publicly advertised promotions or special offers for Longacre Mobile Home Park in Indianapolis, Indiana, is not readily available through general public data. Mobile home parks, like other residential communities, may introduce various incentives to attract new residents, but these are often communicated directly to prospective tenants or through specific listing channels rather than broad public advertisements.

The nature of mobile home park operations means that any "special offers" are more likely to be related to the affordability of lot rent, the availability of homes for sale within the park, or specific move-in incentives rather than seasonal discounts or bundled packages typical of recreational businesses.

It's important to note that while some mobile home parks focus on positive incentives, potential residents should also inquire about policies related to maintenance responsibilities and utility management, especially concerning issues like pipe freezing in winter, as indicated by a past review. Understanding all terms and conditions thoroughly is a key part of assessing the overall value.

Given the lack of specific promotions advertised publicly, the most effective way for anyone interested in living at Longacre Mobile Home Park to learn about any current incentives, lot availability, or home sales is to contact them directly using the provided phone number. You have beautiful WildLife there ducks and geese and other rare types of birds. It would be a great place to preserve that if the trash was cleaned up so the wild life there wouldn't mistake it for food that can cause injury or death. It really could become a safe place for them if people could possibly work together and clean it up for the rare beauty that these rare birds could provide.

Mostly quiet, decently clean, and safe. I live here because the rent is inexpensive and I'm going to school at UIndy, so it's a good option for students. The university is about a two minute drive. The ladies in the office are kind and eager to help anyone here. Most people keep to themselves and don't talk to anyone else here, but the neighbors we have met are very nice. The lake has little to no fish in it.

Listen, it is a good place to live, it’s peaceful. But problem about these trailers, there is many trailers that are vacant and no one lives in them, and when someone Rents they have to do the cleaning from the siding. And it’s been causing a problem to my trailer because I been infested with rats, I never had a problem with rats until they had to clean one out, Tried and told management but they told me it’s my problem now. First of all, I have one neighbor who is also infested by rats, and we tried everything and it never ends, I think they should fumigate empty trailers every month to prevent this. I also live next to a vacant trailer, nothing has been done to it, it’s all dirty, they don’t tend to take care of empty trailers at all, they just leave them until someone rents and boom all the rats come to my home or someone else, to be honest we are all tired of wasting our money on traps, and poison rats, I think they really should take care of the empty trailers
