If I could give it no stars I would. Management is a joke they have no clue how to treat people. Me and my roommate was forced out of our home Tuesday due to false allegations. No cops was involved in the matter to investigate the false claims we was still forced out of our trailer that we own. So basically anyone can make up something on someone and they take it as proof. What happened is unjust we never missed with anyone we work and mostly kept to ourselves. It's ok tho we will be suing them and the biggest question they'll have to answer is do have concrete proof of what was said against us. That'll be the final nail in their coffin no one came to investigate it no cops and no one from the office either. So don't get sucked into their click bait false reviews the employees put on here. And to whoever runs this page I'll be seeing you in court and whoever thought doing this to us without even sending the law to investigate I hope you lose your job and then lose your home with everything karma will hit you so hard.

Please don't bring this kind of harm upon yourself, RUN, as far and as fast as you can. Potholes, random charges, no outdoor toys for children, constant complaints, no trash cans, Stray animals, raccoons constantly getting into trash and ac vents to come inside the house. Maintenance put traps under my house and said to move them myself. Deaths, guns/weapons and drugs have all been problems since I've lived here the last 5 years. Kids finding vapes and needles at the park. I can't wait for my lease to end. Every new owner changes the rules they choose to follow. Update:march 7th 2025 Going on month number 2 of no trash services even while paying for them. Rent is suddenly 150$ more with no explanation. Claims they sent out a notice the rent was going up in January so that's contributing to some but not all. There was no electronic notice for this, it was by mail only even though everything else I receive is by email. Update 3-28-25- STILL NO TRASHCANS and Still no refund for the trash fees either. Update- 4-4-25- new owners are even worse than the last. Multiple rent and utility charges that aren't the same. They want me to manually pay extra on my rent because their numbers are wrong in the system..... once again no explanation on the different charges. I asked for something showing what I was paying for, a receipt or email showing I was paying the extra for this month and not next because that's happened to me before, she wouldn't give me anything. Update 4-18-25 - still no trashcans, still potholes, constant loud noises from all the construction and tearing down mobile homes

I would not recommend living here. They pick and choose who they want to target and make it a hostile environment for you to raise your children. This last weekend my kids wanted to play outside so I had to park off the side of the parking pad that barely fits two normal size vehicles to allow them to play and keep them safe from the traffic. My truck was half way in the driveway and on the stones that I had laid to not destroy the property because of my vehicle. I was woken up to my truck being loaded on a flat bed tow truck because they stated I was in the grass and the community states that this is not allowed. No one had the decency to knock and ask about it or anything. The tow company proceeded to show me he was carrying a gun when I went outside to ask what was going on. My daughter who is 5 witnessed this. The lease states that the property is suppose to maintenance the roadways however there are potholes big enough to damage your vehicle if you hit them and so many you can’t avoid them. They stated that they would come and level our yard when we first moved in 2021 and that still has not been taken care of. I’ll attach photos to show the issues but don’t move in here unless you want to be lied to on the regular. You sign paperwork that states you can do things and then we they are done the give you back to back site violations and charge you extra. We have been a target for the office for years and it’s getting ridiculous. It’s not family friendly nothing gets handled and if it does it’s the the appropriate way.

It was actually a very nice clean place. They sold the trailer i was wanting to purchase put 99% of the mobile homes were nice. Clean area. A park for kids.

STEER CLEAR AT ALL COSTS!!!!! We got approved and we're told we could have a place immediately (within a week) and it took over a month for me to get my home and I had no idea which of the ones shown were going to be mine. Once moved in we were constantly having issues with them accusing us of breaking their rules and randomly fined without knowledge of it and our water that gets paid through them gets all kinds of extra fees but is horrible we had to buy bottled to cook with or the food tasted awful and they are always shutting the water off for some reason or another. My husband lost his job and got behind on the payment to their lender zippy so the landlord refused my lot rent payment and took me to court for eviction where their attorney met with us and told us we could pay it and stay which made no sense being as we were still not caught up with the house payment but he assured us that would be the case if we paid lot rent we could stay. On the morning of the day we had to pay by we got a call from the office saying that they wouldn't accept our payment because the house payment was not caught up and that we needed to be out in 8 hours time or else! We asked them to let us get some time being as we were purposely falsely promised we would not lose our home right here at Christmas but they refused and acted like they had no idea that the attorney had said that and they said they had no way to go back on the judgement when they definitely could have allowed me extra time considering it all. They also used money from my assistance to double charge me for the water and sewer as well as taking from the assistance money to cover costs they made up for court filing fees and random things to get money but deny me the months I should have gotten from the assistance funds. They shorted me 2 months my assistance would've paid but they claim didn't although I have all the paperwork and proof has been passed along to several individuals that are investigating as they believe it has happened with this place on more than just this time with me. Absolute trash!!!
