The core mission of Pine Bluff MHP, LLC is to provide low-cost housing that maintains a great, small-town feel while remaining conveniently close to the city of Jamestown. For many New Yorkers, manufactured home communities offer a unique blend of home ownership—or the path to it—with a lower cost of entry than traditional stick-built housing, making it an important segment of the affordable housing market in the state. The park caters to individuals and families seeking an alternative to the often-high costs of apartment living or conventional home purchases.
Recent changes within the park highlight a commitment to improvement. As noted by one long-term resident, there has been a significant "transformation since the park was bought out a year and a half ago," with visible efforts to remove older, dilapidated units and address community conduct issues. This positive effort is crucial for enhancing the park’s appeal and ensuring a more pleasant and respectable living environment for all. While some residents have expressed strong dissatisfaction regarding management issues and communication, the visible steps taken by the new owners to clean up and revitalize the property indicate a forward-looking trajectory for the community, a process that, as one resident noted, "Rome wasn’t built in a day." The park’s continued focus on cleaning up the property and removing older trailers is a clear sign of their long-term vision for a high-quality residential community.

Pine Bluff MHP, LLC is highly suitable for New York locals, particularly those in the Chautauqua County and Western NY areas, who prioritize affordable and accessible housing options. In a state known for its high cost of living, this park addresses the crucial need for attainable housing, offering a significant financial advantage over traditional home buying or apartment rentals. By focusing on essential housing, affordability, and community improvement, Pine Bluff MHP, LLC serves as a practical, meaningful solution for New York residents seeking a comfortable, low-cost place to call their own.
I had lived there on and off for 3 1/2 years. I have seen a transformation since the park was bought out a year and a half ago. I drove through last week and noticed they took down a lot more of the older trailers and was told by a few tenants that a lot of the “not-so-good people” in the park are no longer there. I’ve heard, as I still talk to a couple that resides in the park, that the 2 really bad trailers (on the right after you pull in) are going to be torn down and removed sometime this week. It’s apparent the new owners are doing what they are “legally able to do” to clean up Pine Bluff and make it what it was when it started out or even better. The insurance for the park would go up, but they really should invest in either a Rec center for all the kids there or an in-ground pool. Parents could pay so much a week for each child to attend and charge a fee residents pay to use the pool…. Or additional rent to renters with children which would give them access of usage. Trails through the woods would be nice again too. Right now, when you pull in, the kids are throwing rocks, won’t get out of the way… create an environment where they can have fun and not create riff-raff. Have parents volunteer their time to help in the Rec or community center. Just a few suggestions. I applaud the new owners! Every little change there helps! Rome wasn’t built in a day. Stay positive renters/owners. Help out by maintaining your property. Give credit. If you’re not happy with your surroundings, volunteer to help the owners out or even your neighbor. Communication is key.
Aug 07, 2022 · Dawn “Dawn” MillerThe management is horrible. Discriminates many for many different reasons. Politics, race, parenting, and morals. Drives around calling everyone liberals. Joking with women renting lots or trailers about showing their breast or texts them he heard you whiping your husband into submissions. Refuses communication and when he does its rude. Evicts for no reason. Specially if your not in his friend group or stand up for your rights as an owner or renter. Tears down trailers leaves them a wreck flying tin siding and installation everywhere. Or throws gravel overtop of all the debris.Gets into your locked mailbox or has other access your mail without your knowledge. Makes threats when you stand up against his tactics to bring it on and he'll buy it or take it. Him and his buddies drive past you and your children making rude comments. Allows certain tenants but not all to write statements to have other tenants removed from the property but refuses your statements and concerns. Refuses contact information to owner. Threatens tenants about extra vehicles clutter in yard but has cows and multiple vehicles and boats and just looks trashy. The roads are terrible he plows and will Refuses to plow certain streets due to not liking a person. He spends his days Discriminating and threatening and trying to intimidate tenants. And when you have had enough. You have to call the park lawyer a million times because he refuses to respond to potential buyers of your trailer so you can move. Then he tells the lawyer your trailer is sold when it's not and refuses to send out anymore background for potential buyers so they can be approved to live in the park and buy your trailer. I have had bare minimum 13people apply to live in the park. The first was denied the 11 haven't heard nothing only one potential buyer was approved. I have them do approval before seeing it so you don't have a ton of people viewing it if they can't even be approved.
Feb 13, 2023 · Tanya HeathIm thinking about renting here, but I think it's rude fo people to be so hard on the new owners when theyre trying. The place was bad in 2015 it's come along way. Honestly if I move there I'll make the trails myself in the woods, I'll help apply for a play park for the kids, do a rec center and have weekly events for the community if I'm allowed to bring the people together and to develop ideas and plans for the kids that would help the parents with management of activities for their kids and protecting them too. Maybe we could do a weekly event like do a mess hall with bingo, dinners, dances for the youth, auctions, community watch programs, projects to better the trailer park and make it beautiful not just physically but spiritually and mentally. Necer know maybe people would start lining up to be there if those living there became involved and help pull these ideas together and made the place look beautiful ans loved. We'll prove them wrong people's
Dec 01, 2022 · Barb NelsonI personally don’t live at this certain trailer park but i’ve heard some people talk about how amazing the management is and just how friendly they are in general. If i needed a place to go, I would definitely consider this trailer park. It seems like a great place to go!
Mar 20, 2023 · Gina CardoneI was born and raised here and growing up it was known for the go-to hangout spot but over the years it went down hill. Recently original owners sold the place and now with new owners the only thing that's different now is the fact that they're getting rid of any mobile homes that aren't able to be resorted and rented again
