Location and Accessibility: A McLoud Community

Pine Country Living Mobile Home Park is situated in McLoud, Oklahoma, with its address being 30210 Oklahoma St #1, McLoud, OK 74851, USA. McLoud is a town located in Pottawatomie County, positioned to the east of the Oklahoma City metropolitan area. This location offers a suburban-rural blend, providing a quieter environment than the immediate city while still maintaining accessibility to larger urban centers.

The park's address on "Oklahoma St" suggests it's within McLoud's local residential fabric, potentially offering convenient access to local amenities within the town. McLoud itself is known for its annual Blackberry Festival and offers a more relaxed pace of life compared to the bustling capital. For residents, this means access to local schools, shops, and community services. The park's position allows for reasonable commutes to employment centers in Shawnee or even Oklahoma City, depending on the specific location within the greater metro area. Its accessibility makes it a practical choice for those seeking a home in a smaller Oklahoma town with connections to wider opportunities.

Services Offered: Supporting Mobile Home Living

Pine Country Living Mobile Home Park primarily offers lots for mobile homes, which inherently implies the provision of essential infrastructure for residential living. While detailed, extensive service lists are not always publicly available for mobile home parks, based on typical operations, guests can expect the following foundational services for residents:

  • Mobile Home Lots for Rent: The core service is the provision of individual lots where residents can place their mobile homes. These lots typically come with the necessary hookups.
  • Utility Connections: It can be inferred that each lot is equipped with standard utility connections, including:
    • Water hookups
    • Sewer hookups
    • Electric hookups (individual meters for residents)
  • Community Infrastructure: The park provides the basic infrastructure to support a residential community, including roads within the park and access to individual lots.
  • Waste Management: Trash collection services are typically arranged by or through the park, though specifics (e.g., dumpsters vs. curbside pick-up) would need confirmation.
  • Maintenance of Common Areas: While not explicitly stated, a mobile home park generally maintains common areas, roads, and shared utility infrastructure.

For precise details on what is included in lot rent (e.g., water, trash, etc.), the type of utility hookups, and any specific rules or regulations regarding lot usage, prospective residents should contact Pine Country Living Mobile Home Park directly.

Features / Highlights: A Community with Potential

Pine Country Living Mobile Home Park, like any residential community, has its own unique characteristics and appeals that draw residents. Based on available public information, certain aspects stand out as potential highlights for those considering living there.

  • Community Living Environment: As a mobile home park, it offers a structured community setting, which can provide a sense of neighborhood and belonging that individual home rentals might not.
  • Good for Families with Kids: One review explicitly states, "My kids enjoy playing and good school for them." This suggests that for families, the park environment and access to local McLoud schools could be a significant highlight, fostering a potentially child-friendly atmosphere.
  • Cost-Effective Housing Option: Mobile home parks often provide a more affordable housing solution compared to traditional stick-built homes, making them a practical choice for those seeking budget-friendly living in the McLoud area.
  • Access to Local Schools: The mention of "good school for them" (referring to kids) indicates that the park is situated within a school district that residents find satisfactory, which is a major factor for families.
  • Location in McLoud: Being in McLoud offers a quieter, small-town lifestyle while still being within reasonable driving distance to larger towns and the Oklahoma City metro for employment, shopping, and entertainment. This blend of rural charm and urban access can be a highlight for many.

It is important to acknowledge that one review also points to potential issues with neighbor disputes and owner responsiveness. As with any community, individual experiences can vary, and prospective residents are encouraged to visit, speak with current residents if possible, and engage directly with management to fully assess if the park's environment aligns with their personal living preferences and expectations.

Promotions or Special Offers

As a mobile home park offering long-term residential lots, Pine Country Living Mobile Home Park typically operates on a monthly rental basis for its lots rather than offering transient promotions or discounts commonly seen in RV parks or hotels. Their "special offers" would likely be centered around the value of their long-term lot rent and potential inclusions.

Typical offers or considerations for mobile home parks could include:

  • Competitive Monthly Lot Rent: The primary offer is usually a competitively priced monthly rent for the mobile home lots, making it an attractive option for affordable housing in the McLoud area.
  • Utility Inclusions: Some parks may include certain utilities (e.g., water, sewer, trash) in the monthly lot rent, providing a simpler and more predictable cost of living. This would be a significant benefit.
  • Lease Terms: They might offer various lease terms (e.g., 6-month, 12-month) that could potentially come with slightly different rates or incentives, though this is not publicly specified.

Given the nature of a mobile home park, it is highly recommended for interested individuals to contact Pine Country Living Mobile Home Park directly to inquire about current lot availability, precise monthly rental rates, what is included in the rent, and any specific policies they may have. This direct communication will provide the most accurate and up-to-date information on their offerings.

Not good To Owner Response: 1. Your question contains a false premise. We have spoken to the rotating managers. 2 this response from owner is three times as fast as any other response from managers. 3. Do you really want me to list the 14 or 15 issues publicly. 4. as an owner you should probably take a business Public Relations class where they will tell you to not respond to these type of posts unless there is something specific. maybe you should spend time dealing with the park issues rather than scouring the internet looking for non-specific posts.

I am one of the tenants that currently live here and this is my review. In august of 2021 either one or two landlords took over and it’s been nothing but them asking for more and more money each month. We were explained from the previous landlords that it was 100 dollars each lot. Our house sits sideways on two lots so that made 205 dollars a month. We were told that it was due on the 1st but the grace period lasted til the 5th. Well the new landlord decided in January 2022, 4 days BEFORE the lot payment was due, that there is a 55 dollar increase on the rent so that made 260 dollars due on the first and only the first. They took away the grace period and increased the rent by 55 dollars, 4 days before the rent was due. Then on February 14, 2022, my fiancés great papa passed way and then the following Monday was his funeral. We put a paper on our door that stated we were gone to a funeral, only to come home and see our paper torn down off our door and a new paper from the landlords they put up that said we sit on two lots which somehow changed from 100 each to 260 dollars each. We sit on two lots and is being required to pay 260 for each lot on the first and only the first. We have no grace period anymore and I barely make more than 400 dollars. I don’t have the money to pay 490 dollars a month plus another 100 for elec, 90 for WiFi, 100 dollars for two phones, I haven’t been able to buy groceries in two months because of how much money I give to them. I don’t recommend living here. Please do yourself and your family a favor and stay away from here. It’s not good for children, dogs run around like crazy cats too, drugged up neighbors who party til 3 in the morning, and above all else, landlords who don’t care about you, your struggles, or your living situation. All they care about it getting their money from you and if you don’t give them everything full bc you can’t afford it or you have no more money, consider yourself evicted. It it march 3, 2022 and they have served me eviction papers bc I could only afford one lot payment not 2. My options were pay both lot rent, don’t buy groceries just eat at McDonald’s were I work, or pay just one and buy groceries so I don’t starve to death. They’re are plenty of better places than this. No stars. Horrible place to live and horrible landlords
