Pine Village appears to be building a reputation for precisely that kind of environment.
While the term "RV park" might typically conjure images of short-term stays, reviews suggest that Pine Village may operate more as a long-term residential community for both RVs and manufactured homes, emphasizing stable living arrangements supported by attentive management. This focus on resident well-being, as evidenced by glowing testimonials about staff members like Maddie and Brittany, positions Pine Village as more than just a place to park; it's a community where residents feel valued and assisted. Pine Village is conveniently located at 165 Firethorn Ln, Sanford, NC 27332, USA. This address places it within the dynamic and growing city of Sanford, which serves as a central hub for Lee County, North Carolina. Sanford's strategic position in the state means that residents of Pine Village benefit from excellent accessibility to various amenities and major transportation routes.
The park’s specific address on Firethorn Lane suggests a location within a residential area, likely contributing to a more peaceful and neighborhood-like atmosphere compared to being directly on a bustling main road. For residents, this means easy access to all that Sanford has to offer, including a wide array of shopping centers, grocery stores, diverse dining options, and essential healthcare facilities. Sanford is also home to various educational institutions and a burgeoning industrial sector, offering ample employment opportunities.
Furthermore, Sanford's connectivity via state highways allows for relatively straightforward commutes to larger metropolitan areas like Raleigh, Durham, and Fayetteville. This accessibility makes Pine Village an attractive choice for those who work in surrounding cities but prefer the quieter, more community-focused living environment that Sanford provides. For North Carolina residents, the ease of reaching Pine Village and its proximity to both daily necessities and broader regional attractions make it a practical and desirable place to call home.
Based on the nature of "RV park" and "mobile home park" combined with positive customer reviews, Pine Village offers key services centered around facilitating comfortable and supported long-term residency. While a detailed list of every single service isn't provided, the consistent praise for staff suggests strong operational support.
Services Offered:
- Lot Rentals for RVs/Manufactured Homes: The core service is providing well-maintained sites where residents can place their RVs or manufactured homes for long-term living.
- Dedicated and Helpful Staff: Multiple reviews highlight the exceptional support from staff members like Maddie and Brittany, who assist with the application process, answer questions, and provide ongoing help for residents. This indicates a strong commitment to resident satisfaction.
- Application Process Support: The staff actively guides prospective residents through the application process, making it "easy" and helping "every step of the way," which is invaluable for those new to community living.
- Ongoing Resident Support: Even after moving in, staff members are noted for checking in on residents ("how we are doing") and offering assistance with ongoing needs, demonstrating a caring approach.
- Utility Hookups: As a residential RV/mobile home park, individual lots would typically be equipped with necessary hookups for water, electricity, and sewer services.
- Community Management: Overseeing general park operations, maintaining common areas (though specific amenities are not detailed), and enforcing community guidelines to ensure a pleasant living environment for all.
While one review mentions a denial based on credit, highlighting that application processes are in place, the emphasis on staff helpfulness suggests transparency and support throughout that process for all applicants.
The standout features and highlights of Pine Village are less about luxurious amenities and more about the quality of the living experience and the human element, as consistently praised in customer reviews.
Features / Highlights:
- Exceptional Staff and Management: This is the most prominent highlight. Maddie and Brittany are specifically lauded for being "super helpful, nice, and caring," "amazing and helpful," and for providing continuous support and assistance to residents. This level of personalized care significantly enhances the living experience.
- Welcoming Community Atmosphere: The positive interactions with staff contribute to an overall sense of a welcoming and supportive community, where residents feel valued.
- Smooth Application Process: For those looking to move in, the staff's assistance makes the application and move-in process "easy," reducing stress during a significant life transition.
- Residential Focus: While potentially accommodating RVs, the reviews lean towards a long-term residential focus, suggesting a stable and settled community rather than a transient camping ground.
- Quiet Living Environment: As a mobile home/RV park often implies, Pine Village likely offers a peaceful setting away from the direct hustle of busy urban centers, conducive to relaxed living.
- Convenient Sanford Location: Situated in Sanford, residents benefit from easy access to local amenities, services, and employment opportunities within the city and surrounding Lee County.
- Sense of Being Cared For: The staff's approach of treating residents' needs "as if they were her needs" fosters a strong sense of care and belonging.
These highlights collectively paint a picture of a community where the people managing it are the true asset, making Pine Village a desirable place to live for those prioritizing supportive management and a positive residential experience.
As a residential RV/mobile home park, Pine Village's "promotions or special offers" are typically structured differently from short-term campgrounds. Instead of seasonal discounts on daily rates, their value proposition would likely revolve around their long-term rental agreements and the overall quality of life offered.
Common "offers" you might inquire about from a residential community like Pine Village include:
- Competitive Monthly Lot Rent: The primary offer would be attractive monthly rental rates for RV or manufactured home lots, making it an affordable housing solution compared to traditional rentals or home purchases in the Sanford area.
- Long-Term Lease Options: While not a discount, offering stable lease terms (e.g., 6-month or 12-month leases) provides residents with price stability and security, which is a significant "offer" for those seeking long-term residency.
- Assistance with Relocation/Setup: For individuals bringing a new manufactured home or RV to the park, there might be assistance or incentives related to lot preparation or utility hookups, though this would need to be confirmed directly.
- Application Process Support: As highlighted by reviews, the "amazing and helpful" staff who guide applicants "every step of the way" can be considered a valuable "service promotion," easing the often complex process of finding a new home.

Customer Reviews
Britney was super helpful, nice, and caring. Although, my family and I got denied, even though I was not part of the income stream, got denied from my credit, which makes zero sense.
Very amazing place to live in. The staff are amazing. Maddie has been an amazing and helpful person since I put in my application. She helped me every step of the way to get an amazing home here and she continues to help me to this day, I have been living here for 5 months and Maddie has also been there to help with anything I need. she has just been amazing to me. Brittany has also been an amazing help by answering any questions I have. She helps me with my needs as if they were her needs. She asks how we are doing and if there is anything that she can help with. These 2 wonderful ladies have made my experience living here amazing and an easy process as well. so from the bottom of my heart I appreciate everything they do help me.
We have applied for a home at Pine Village and what a wonderful experience. Matti and Brittany bent over backwards to explain things to a couple of old and hard of hearing couple (us). we were given a tour and decided to apply. We did not understand the application process as older and not so experienced computer users. So, we went back the next day without an appointment and they both were happy to help us although they were very busy. Brittany sat down with my wife and helped her complete everything. We hope we will be as happy living there as we are with these two.
I lived here from December 2020 until July 2022. It was a pleasant experience until the last month. I was constantly calling for help from the office due to some financial issues. Was renting month to month, and asked for a prorated amount for the week that I was staying to pack up and clean, as I could no longer afford living there. Got no calls back. No emails back. I moved out and still heard nothing back. I had always paid my rent on time living there, never had any complaints or issues. With hearing nothing back, I sent a letter with my forwarding address for any documents or statements that may have been needed to be sent to me. We dropped the keys and letter at the office in their mail slot since nobody was ever in the office there either. I told them to keep my security deposit to cover the WEEK that we stayed to pack and clean and any damages that may have been found. I left security alarms on windows for next tenants as well as shower rods and additional air filters as we were never provided with them. Instead of getting a hold of me, they sent me to a collections agency 9 MONTHS LATER. Ridiculous. By the way, the amount they sent me to collections for, was LESS than my security deposit THAT THEY KEPT. No warning. No letters saying anything. No kind of communications. Nothing. With the way vandalism and harassment happens there. The 3am music BLASTING and people shooting guns there.
By far the best place I’ve ever lived, Maddie was the biggest help in the world. Was there for me every step of the way. I’d recommend anybody to go to her!!
