As a mobile home park, Pinecrest Park LLC primarily offers lot rentals for manufactured homes. The specific services provided are generally focused on maintaining the infrastructure and ensuring a functional residential environment. Based on the typical operations of such communities, residents can expect:

  • Lot Rentals: The core service is leasing a designated plot of land where residents place their manufactured home.
  • Utility Connections: Lots are typically equipped with essential hookups for utilities such as water, sewer, and electricity. It is crucial for prospective residents to clarify how water usage is billed and whether it's included in the rent or charged separately, given past concerns noted in reviews.
  • Park Maintenance: The park management is typically responsible for the upkeep of common areas, internal roads, and overall park grounds to maintain a habitable environment.
  • Community Rules: The park operates under a set of rules and regulations designed to ensure an orderly and consistent living environment for all residents. These rules cover aspects like property appearance and community conduct.

It is highly advisable for potential renters to obtain a clear, written understanding of all terms and conditions related to utilities, especially water, before signing any lease agreement, and to understand how any changes to these terms might occur.

Pinecrest Park LLC, as a residential mobile home park, offers several inherent features and highlights for its residents:

  • Access to Regional Centers: Its location allows for reasonable travel to larger cities like Mansfield for more extensive shopping, employment, and healthcare needs.
  • Community Structure: The presence of established rules and a management structure aims to provide an organized living environment for all residents.

It is important for prospective residents to thoroughly investigate any concerns noted in public reviews regarding unexpected charges or management responsiveness, as these aspects can significantly impact the living experience.

As a residential mobile home park, Pinecrest Park LLC does not typically offer short-term promotions or seasonal discounts akin to a retail business. Its value proposition is focused on providing long-term residential spaces.

However, for those considering a lease, it is absolutely critical to directly contact the park management to inquire about all financial terms. Prospective residents should specifically ask about:

  • Current Lot Rent: The precise monthly cost and a detailed breakdown of what is included (e.g., water, sewer, trash). Get this in writing.
  • Utility Billing: Understand exactly how utilities, particularly water, are metered and billed. Inquire if water usage is sub-metered and how charges are calculated, or if it is included in the rent. Request historical usage data if possible.
  • Lease Terms: The duration of the lease agreement and any clauses regarding rent increases or changes to utility billing.
  • Application Process: Any fees associated with applying, background checks, or credit checks.
  • Manufactured Home Requirements: If bringing your own home, clarify any specific requirements regarding its age, size, or condition.

Given the specific concerns raised in public reviews regarding water charges and rent increases, it is paramount that potential renters seek clear, unambiguous written documentation for all financial aspects of the lease agreement before making any commitments. Consulting with the Ohio Attorney General's office or a legal aid organization regarding manufactured home park tenant rights in Ohio (Ohio Revised Code Chapter 4781) is also highly advisable.

Documenting all communications, including dates, times, and points of discussion, can be beneficial. Prospective residents should aim to obtain all terms and conditions in writing before entering into any agreement.

I have family that live here, and the maintenance man and landlord are about as bright as a rock in the road! Worthless. And have no business owning a multi home park.
