Pleasant Meadows Community About
For Texans exploring various housing options, mobile home parks represent a distinct segment of the market, offering a unique lifestyle and often different financial considerations compared to traditional homeownership. Pleasant Meadows Community, located in Cleburne, TX, is one such manufactured home community that warrants a detailed look for prospective residents. Understanding the realities of living in such a community is crucial, as the resident experience is heavily influenced by factors ranging from management practices to community atmosphere and infrastructure. This article aims to provide a factual and informative overview of Pleasant Meadows Community, drawing on publicly available information and reported resident experiences, to assist Texans in the region with their housing decisions.
Mobile home parks, at their best, can offer a sense of community, affordability, and the ability to own a home while leasing the land. This model can be particularly appealing for individuals and families seeking alternative pathways to homeownership or a more manageable living situation. However, the quality of life within any mobile home park is intricately linked to the effectiveness of its management, the maintenance of its facilities, and the clarity and fairness of its rules. As potential residents consider Pleasant Meadows Community, it's important to weigh all these aspects. This overview will delve into the community's location, known services, reported features, and contact information, providing a comprehensive picture to help you decide if it aligns with your housing needs and expectations in Texas.

Cleburne itself is known for offering a blend of small-town charm and growing suburban amenities, providing residents with access to local businesses, schools, and healthcare facilities. The location on County Road 317 suggests a setting that balances accessibility with a potentially more rural or semi-rural feel, distinguishing it from communities directly within the city's denser areas. For locals, this means the community is part of the Cleburne area's infrastructure, including its emergency services and postal delivery.
Geographically, Cleburne is strategically positioned south of Fort Worth, offering residents a reasonable commute to larger metropolitan areas for work or more extensive shopping and entertainment options. The accessibility of County Road 317, while not a major highway, connects residents to the broader road network, allowing for relatively easy travel within Cleburne and to neighboring towns. Understanding this location is key for anyone considering Pleasant Meadows Community, as it frames the daily commute, access to local services, and the overall pace of life residents can expect within this part of Texas.
Based on the available public feedback, the reported services at Pleasant Meadows Community primarily revolve around the essential provisions of a mobile home park, alongside aspects of community management. However, the nature and quality of these services have been subject to varying resident experiences. These include:
- Site Provision and Utility Connections: The park provides lots for manufactured homes, with the necessary hookups for utilities such as water, electricity, and sewage. However, issues regarding water service and potential sewage problems have been indicated by residents.
- Waste Management: Garbage collection is typically a standard service in mobile home parks. While implied, specific details about bulk trash or recycling are not clear from the provided data.
- Grounds and Common Area Maintenance: The general upkeep of common areas and the overall park environment are responsibilities of park management. Resident reports indicate concerns about the cleanliness of certain areas, such as debris left after trailer demolitions and issues with septic line maintenance.
- Community Management: The park has on-site management to oversee operations, address resident concerns, and enforce community rules. However, residents have reported frequent changes in management and issues with communication and responsiveness.
The features and highlights of Pleasant Meadows Community, as described by residents, present a mixed picture, reflecting both the general environment and specific challenges experienced within the community:
- Frequent Managerial Changes: A significant feature highlighted by residents is the high turnover rate of park managers, with reports of multiple managers within a short period. This lack of consistency can lead to communication breakdowns and challenges in addressing ongoing issues.
- Communication and Responsiveness Issues: Residents have consistently reported difficulties in contacting park management, citing unreturned phone calls, unanswered voicemails, and ignored emails. This unresponsiveness is a critical concern, especially when dealing with essential services or urgent matters.
- Annual (and Sometimes More Frequent) Rent Increases: A notable highlight is the regular and sometimes multiple rent increases within a single year, as reported by residents. These increases can significantly impact the affordability of living in the community.
- Infrastructure and Maintenance Concerns: Residents have noted issues such as water service interruptions, particularly during cold weather, and problems with sewage line flushing leading to unsanitary conditions in common areas. Reports also mention issues with driveways washing out.
- Strict and Potentially Arbitrary Rule Enforcement: The community reportedly enforces numerous strict rules concerning property appearance (e.g., skirting, planter types, outdoor furniture, blinds, bike storage) with threats of daily fines, often without clear communication or reasonable deadlines. This has led to resident frustration and perceived unfairness.
- Vehicle Policies and Towing: The park has a two-vehicle limit per driveway and requires parking stickers, with vehicles reportedly being towed at the owner's expense if policies are not followed. Challenges with new parking arrangements near mailboxes have also been noted.
- Safety and Behavior Concerns: Residents have reported issues with speeding vehicles within the park, perceived lack of county patrol (unless specifically called), and concerns about inappropriate behavior, including indecent exposure by children near public areas and the presence of registered offenders.
- Pet Deposit for Indoor-Only Pets: A unique policy highlighted is the requirement for a pet deposit even for strictly indoor-only pets, which has been a point of confusion and frustration for pet owners.
- Positive Social Aspects (Limited): Despite the challenges, at least one review indicates that "everyone is nice there," suggesting that individual resident interactions can be positive and contribute to a friendly social environment among neighbors.
Based on the available public data, there are no specific promotions or special offers advertised for Pleasant Meadows Community. Mobile home parks typically do not engage in widespread promotional campaigns in the same way retail businesses might. Any financial incentives, such as move-in specials or reduced rates for extended commitments, would likely be discussed directly with the park management during the application or leasing process. For prospective residents, it is advisable to contact the park directly to inquire about current lot availability, rental rates, and any potential deals that might be in place. However, given the detailed feedback regarding frequent rent increases and other financial policies, potential residents should be prepared for the stated rental terms and conditions as part of their financial planning.

The location on County Road 317 in Cleburne offers a degree of connectivity to local amenities and the broader North Texas region, which can be convenient for daily life and commutes. The reported issues concerning infrastructure maintenance, strict rule enforcement with short deadlines, and specific safety concerns also paint a picture that potential residents should be fully aware of. While some residents have found positive aspects within the community, particularly regarding neighborly interactions, these must be weighed against the operational challenges reported by others. For Texans prioritizing a stable, transparent, and well-managed living environment, a comprehensive personal assessment, including direct inquiries and potentially speaking with current residents, would be essential to determine if Pleasant Meadows Community aligns with their expectations for a home. Ultimately, its suitability for locals will depend on an individual's tolerance for the reported challenges and their specific housing priorities within the Texas mobile home market.

Lived there 4 years s. Manager is an alcoholic and she was always gone and the maintenance guy Brandon will confront you if you pull up close to your home to wash your car. He is a punk! If you have issues and report to her bosses they will team up and write you fines for small stuff to get even! Be careful this is called jungle town for a reason! Patricia Miller is the manager and lives at Wallen park as well. Beware you do not wanna move your home here or rent here! 4 years of hell!! Make sure you have a good lawyer if you move here and document everything. Yes rent will increase sometimes twice in one year. You’re welcome for the warning.
I love it there , it is a nice place to hang out at. Everyone is nice there . just one complaint there are these certain kids who are crazy outside and run around naked😓
Haven’t even lived here for a full year and they’re already upping the rent. They’re also not too nice with how you park considering my sister and I constantly have to be moving our cars so the other can leave our driveway and they won’t let us park side by side. Also the people here really let their kids do whatever they want. Anytime my parents or friends come to visit they have to be careful because the kids like to jump in front of the cars like it’s a game, it’s really annoying.
Manager is never there, never returns calls. They changed the rent but the property is nasty. Kids are all over the place and if your allergic to cats don’t live here.
Property is nice. Management wasn't on site nor did they pick up or return my call.
