Bought a property in the Villa Del Sol community in Avon Park Florida. When I first got there everything seemed to be perfect! Then they kept going through Manager’s and now they got one that has a criminal record and bullying all the senior citizens in the community. If Rickert properties has a brokers license that covers their senior manufactured home communities then there has to be complaints against them. There isn’t any quiet enjoyment in this community the current manager prides her self on writing up 75 citations a day. I believe we only have 159 units and half of them are owned by seasonal people. Some of the residents are older with debilitating diseases such as cancer and such one was given four different citations on her property. Such as the mulch has to be redone, you have too many plants in your yard, take that bench off your porch, put down your hurricane shutters, and now I understand we have a dress code. My manufactured home was vandalized by either the landscaping company that Rickert properties hires in this community or the Maintenance Man. It cost me $200 to have it repaired along with my sprinklers three separate times due to the landscapers. Rickert properties will not reimburse me and now they’re charging for service dogs stay away from this community. We cannot even give our manufactured homes away.
I reside in Crestview 55+MHP gated community (Summerville SC). Just like to know why the park criminal is allowed to work in the park.
For what they charge in lot rent they don’t provide very much value. I have lived places charging less that included lawn service and basic landscaping maintenance in addition to community amenities like a pool and clubhouse. They want to have pristine parks but the push all the costs and responsibilities off to the resident. As soon as a bush grows an inch too high or is not perfectly trimmed, you get a nasty letter to fix the offense. This is the normal problems you will encounter. Then there are the exceptional problems. My biggest problem came when I had power problems which they deemed my responsibility. The problem was that there are shared meter boxes. The electricians provided an estimate to replace everything since it was in such bad condition. Not only did they refuse to cover the shared box but they washed their hands of providing any assistance to help me contact my absent neighbor. The result was I was without 1/2 my power and AC for much of July in Florida. Avoid this park management company if at all possible. They deal with mostly 55+ communities and they know they can take advantage of seniors who may have limited resources and options. March 2022 - The retaliation for this review has begun. What a racket.
