Riverside About
For many Floridians, the search for an affordable and convenient place to call home in a thriving area like Orlando can be a significant undertaking. If you’re exploring options for mobile home living, Riverside Mobile Home Park presents itself as a community with a unique blend of accessibility, affordability, and a "slice of heaven" feel for its residents. Located in the eastern part of Orlando, this park offers a distinct alternative to traditional housing, potentially providing a more budget-friendly entry into the highly desirable Central Florida market.
This article aims to provide a clear, engaging, and informative overview of Riverside Mobile Home Park, drawing on publicly available information and real customer insights. Our goal is to help local Floridians understand what this community offers, from its location and accessibility to its services and unique features. We'll present a balanced perspective, highlighting both its strengths and areas where prospective residents might need to manage expectations, ensuring you have a comprehensive understanding before considering Riverside as your next home.
Riverside Mobile Home Park is a community designed for manufactured homes, offering a more attainable housing solution within the Orlando metropolitan area. Mobile home parks, like Riverside, typically provide residents with a leased lot for their manufactured home, often accompanied by communal amenities and a shared neighborhood environment. This model can be particularly appealing for those looking to maximize their living space and affordability, especially in a popular and growing city like Orlando. One resident described it as a "decent neighborhood to start your mobile home journey," highlighting its role as an entry point into mobile home living. The same resident also noted that the community feels like "our own little world," suggesting a certain level of privacy and distinct identity within the larger urban landscape. This sense of being "in our own little world" can be a significant draw for those seeking a more close-knit or less overwhelming residential experience compared to sprawling subdivisions.
The appeal of mobile home parks often lies in their ability to offer a sense of community and potentially lower living costs compared to traditional stick-built homes, allowing residents to enjoy more of what Central Florida has to offer. While some reviews point to areas for improvement, the core concept of providing accessible housing remains central to Riverside Mobile Home Park's offering.
Riverside Mobile Home Park is strategically located at 1681 Semon Dr, Orlando, FL 32828, USA. This address places it in East Orlando, an area known for its convenient access to various amenities, employment centers, and major roadways. For Floridians, particularly those in the Central Florida region, this location offers a blend of suburban peace with urban proximity.
Accessibility is a key advantage of Riverside's location. The park's position in East Orlando provides relatively easy access to major transportation arteries. Residents can quickly reach the East-West Expressway (SR 408), which connects to downtown Orlando and the Florida Turnpike. The proximity to State Road 50 (Colonial Drive) also offers a direct route to a multitude of shopping centers, dining establishments, and services. For those working in or around the University of Central Florida (UCF) area, or the Waterford Lakes Town Center, Riverside’s location is particularly convenient, often within a short driving distance.
While one resident mentioned "proximity to flood zone areas," this highlights the importance for prospective residents to conduct their due diligence, checking specific flood maps for individual lots within the park. However, being in East Orlando generally means easier access to the attractions and employment hubs of the city without being in the immediate heavy traffic of the city center or tourist districts. The comment "centrally located" in the context of East Orlando suggests its convenience to local amenities. Traffic, as noted by a resident, is a consideration in any major metropolitan area like Orlando, but the East Orlando location can sometimes offer slightly less congestion compared to other parts of the city during peak hours, depending on the specific routes taken. Overall, the location provides a balance for those seeking affordability while still being connected to the vibrancy of Orlando.
Riverside Mobile Home Park offers a range of services that are typical of manufactured home communities, designed to provide essential utilities and amenities to its residents.
- Lot Leases: Residents lease the land on which their manufactured home is situated, providing access to community utilities and services.
- Utility Connections: The park provides the necessary hookups for essential utilities such as water, sewer, and electricity to individual home sites.
- Community Management: There is an office responsible for the overall management of the park, including lease agreements, rules and regulations, and general inquiries. However, one review noted that "The people at the office don’t answer calls or emails and never open the door at the office," suggesting potential inconsistencies in communication and accessibility.
- Trash Services: A dumpster is available for waste disposal. One resident mentioned the "dumpster always a mess with trash around the outside," which indicates this is an area where community upkeep can fluctuate.
- Road Maintenance: The park is responsible for maintaining its internal roads, though a review mentioned "pot holes everywhere," indicating inconsistent road conditions.
- Water Service: Water service is provided to residents, though a review highlighted a concern: "When the water is disconnected you get a message hours later to advise," suggesting potential issues with timely communication regarding service interruptions.
Despite some operational inconsistencies mentioned in reviews, Riverside Mobile Home Park does possess several features and highlights that can make it an appealing option for certain individuals and families in Florida.
- Quiet-ish Environment: A key highlight mentioned by a resident is that the community is "quiet-ish." This suggests a generally peaceful atmosphere, which can be a significant draw for those seeking respite from the noise of city living.
- Affordable Pricing: In the current economic climate, the "decent price in this economy" is a major feature. Mobile home living can offer a more budget-friendly housing solution compared to traditional homes in Orlando, making homeownership or long-term rental more accessible.
- Central East Orlando Location: As discussed, its location in East Orlando provides convenient access to major roadways, employment centers, and popular attractions, offering a good balance between suburban tranquility and urban amenities.
- Sense of Community: The feeling of being "kind of in our own little world" suggests that residents can experience a degree of camaraderie and a distinct neighborhood identity within the park.
- Pet-Friendly Potential: While not explicitly stated in the provided reviews, many mobile home parks are pet-friendly, allowing residents to live with their beloved animals. Prospective residents should confirm the specific pet policy directly with management.
- Access to Local Amenities: The park's location ensures residents are never far from shopping centers (like Waterford Lakes Town Center), dining options, schools, and healthcare facilities, catering to everyday needs.
- Potential for Home Customization: Owning a manufactured home on a leased lot often provides residents with more flexibility for exterior customization and landscaping than traditional apartments or HOAs, allowing for a personalized living space.

Customer Reviews
See my FULL review under "Riverside mobile home park" via Google maps... Riverside is a decent neighborhood to start your mobile home journey, def no Deerwood (not owned by lakeshore management) or Alafaya Palms (OWNED by lakeshore management), but it's quiet-ish, centrally located, decent price in this economy, and we're kind of in our own little world. If you can handle a little inconsistency, under and mis-communication, proximity to flood zone areas, and traffic, come visit and see if you can call our slice of heaven home. 🏡
Horrible experience living here. The neighborhood always looks a mess. Grass rarely gets cut and the dumpster always a mess with trash around the outside. The people at the office don’t answer calls or emails and never ooen the door at the office. Pot holes everywhere. When the water is disconnected you get a message hours later to advise.
I was visiting that area in search of buying a house and I was disappointed by the garbage dump that was in one of its surroundings. It is disappointing that in a place like that you see things like that.
