For Kansans considering mobile home living in the Junction City area, Riverview Mobile Home Community offers a long-standing option that has been part of the local landscape for many years. Like any established community, it has evolved over time, and current residents provide a mixed perspective on what it's like to call this place home. When looking for a mobile home park, factors such as community atmosphere, management, and the condition of properties are always key considerations, and Riverview presents a unique set of circumstances for potential residents.
One resident, who has lived in the park for over a decade, notes ongoing "clean up in the park," suggesting that improvements are being made to enhance the overall environment. This dedication to maintenance and beautification can be a positive sign for those seeking a more appealing and well-kept community. Furthermore, the mention of "Renee and Michelle" as "very nice ladies" indicates that current management or staff members are providing a friendly and approachable presence, which is often crucial for residents' comfort and satisfaction.
However, it's also important to acknowledge that some past experiences have highlighted significant concerns regarding the condition of some mobile homes within the park, particularly older units, and certain aspects of property management. Issues such as structural integrity, insulation, utility costs, and unfulfilled promises have been raised. For anyone considering moving into Riverview Mobile Home Community, especially if renting a park-owned unit, it becomes essential to conduct a thorough inspection, clarify all rental terms in writing, and understand exactly what is included and expected. This diligent approach will help ensure that expectations align with the reality of living in this established Junction City community.
Riverview Mobile Home Community is located at 364 Grant Ave, Junction City, KS 66441, USA. Our was a 1969, and we could not get a washer or dryer in either door." The reviewer also mentioned, "It's a credit scam, supposed to be reported every month, yet since we moved in, nothing has been reported.to credit agencies." For residents of Kansas, particularly those in the Junction City area or connected to Fort Riley, Riverview Mobile Home Community presents a housing option with a unique set of considerations. Its suitability for locals depends heavily on individual priorities, particularly regarding affordability, community atmosphere, and a willingness to engage thoroughly with the property management.
One aspect that might appeal to locals is the park's long-standing presence in the community. An 11-year resident indicates a degree of stability and establishment, which can be reassuring for those seeking a more permanent living situation rather than transient accommodation. The reported "clean up in the park" initiatives suggest that efforts are being made to enhance the living environment, which could lead to an improved experience for current and future residents. Furthermore, the positive mention of Renee and Michelle as "very nice ladies" suggests approachable and helpful management, which is a key factor in resident satisfaction.
For military families or personnel stationed at Fort Riley, the location in Junction City offers practical proximity to the base, potentially reducing commute times and offering a more affordable housing alternative compared to traditional rentals in the area. This affordability is often a primary driver for choosing mobile home living in Kansas.
However, it is crucial for local Kansans considering Riverview Mobile Home Community to approach any potential residency with significant diligence. The concerns raised in one review regarding the condition of older trailers (insulation, plumbing, internal space), unexpected utility costs ("more there than my townhouse"), and alleged unfulfilled promises (credit reporting, prorated refunds) are serious and warrant careful investigation. For locals, this means personally inspecting any unit before committing, getting all terms and conditions (especially financial ones) in writing, and asking explicit questions about maintenance responsibilities and policies.
In conclusion, Riverview Mobile Home Community could be suitable for locals in Kansas seeking an affordable, long-term housing solution in Junction City, especially if they value an established community with ongoing improvement efforts and approachable management. However, potential residents must be proactive in verifying property conditions and clarifying all contractual agreements to ensure their living experience aligns with their expectations.

Trailers are worn down, "supposedly" fixed up, which is a lie. Our manager at the time guaranteed that our trailer was worth the 14,880. Our was a 1969, and we could not get a washer or dryer in either door. Hallways very narrow, they charge sewer & water to you, which is more there than my townhouse where we moved after the trailer. Xouldnt keep it heated in the winter because allnthenair ducts had soccer ball size holes where the vents were. Tub was held up by 1 2x4& was always falling through the floor. It's a credit scam, supposed to be reported every month, yet since we moved in, nothing has been reported.to credit agencies. Things get stolen all the time outside. No insulation so in the summer, it's about 105 in the trailer. It is in the 50's once winter time starts, if not colder. Pipes feozw first time it was in 20's, we were not told we had heat tape that had to be plugged in.The manager asked for a 5 star review, but its a 2 star to me , & not valuable for that's price.
