Royal Palm Mobile Home Park About

For Floridians exploring housing options in the Stuart area, Royal Palm Mobile Home Park may appear as a potential community for manufactured home living. Historically, mobile home parks have offered an alternative pathway to homeownership, often at a more accessible price point than traditional single-family homes. Residents typically own their manufactured home but lease the land it occupies, paying a monthly "lot rent." While this model can be appealing, it is crucial for prospective residents to conduct thorough research and understand the nuances of the community they are considering, especially concerning management and tenant experiences.

Recent reviews from residents of Royal Palm Mobile Home Park highlight significant concerns following a change in ownership to Lakeshore Management. These experiences suggest a shift in the community's operations, with reports of substantial increases in lot rent, the introduction of new fees for services previously included, and a reduction in amenities. Such changes can dramatically impact the financial stability and quality of life for residents, particularly for long-term homeowners who have invested significantly in their manufactured homes. For Floridians considering Royal Palm Mobile Home Park, understanding these reported challenges is essential for making an informed decision about your potential future home. The emotional and financial stress described by current and former residents underscores the importance of due diligence before committing to a purchase or rental within this or any mobile home community.

Location and Accessibility

Royal Palm Mobile Home Park is located at 9190 SW Ackel Dr, Stuart, FL 34997, USA. This address places it in the desirable area of Stuart, Florida, a vibrant community nestled on Florida's Treasure Coast. Stuart is known for its beautiful waterways, charming downtown, and access to the Atlantic Ocean, making it a popular choice for both retirees and families.

The community's location provides reasonable accessibility to various local amenities. Situated in Stuart, residents are within reach of shopping centers, grocery stores, dining establishments, and healthcare facilities. Major roadways in the area facilitate travel, connecting residents to the wider Martin County region and beyond. Stuart itself boasts a variety of recreational opportunities, including boating, fishing, and access to numerous parks and natural areas.

While the physical location offers access to the general benefits of living in Stuart, potential residents should weigh this against the reported operational concerns of the park. The convenience of the location provides proximity to daily necessities and the quintessential Florida lifestyle, including beaches, golf courses, and various community events often found in South Florida. However, it is vital to balance these locational advantages with the feedback from current and former residents regarding the management practices within the park itself.

Promotions or Special Offers

Given the extremely negative nature of the provided customer reviews, there is no public information or indication of any current promotions or special offers that would enhance the appeal of Royal Palm Mobile Home Park under Lakeshore Management. The reviews explicitly detail a situation where existing residents are facing significantly increased costs and reduced services, rather than any beneficial promotions for new or current residents.

Instead, the "promotions" reported by residents appear to be adverse changes:

  • Increased Lot Rent: Residents report significant, frequent increases in lot rent, sometimes every six months.
  • New Fees for Previously Included Services: Charges have reportedly been introduced for services such as trash collection, water, and lawn service, which were previously part of the lot rent or not charged separately.

Prospective residents should be extremely cautious and directly inquire about all current and projected fees, rental agreements, and any long-term financial commitments before considering Royal Palm Mobile Home Park. It is highly advisable to seek legal counsel specializing in mobile home park tenant rights in Florida to understand all terms and potential risks associated with residency under the current management. There are no beneficial "promotions" to highlight based on the provided data.

Contact Information

For direct inquiries regarding Royal Palm Mobile Home Park, potential residents should contact the park management.

  • Address: 9190 SW Ackel Dr, Stuart, FL 34997, USA
  • Phone: (772) 872-6320

It is strongly recommended that anyone contacting the park be prepared to ask detailed questions regarding current lot rent, all additional fees (including those for utilities, trash, and maintenance), lease terms, and the availability and status of any community amenities. Given the serious concerns raised in customer reviews, it would also be prudent to request written documentation of all terms and conditions and consider consulting with a legal professional specializing in mobile home park leases and tenant rights in Florida before making any commitments.

Conclusion: Why This Place May Be Unsuitable for Locals (Based on Reviews)

Based on the overwhelming and consistent feedback from multiple current and former residents, Royal Palm Mobile Home Park, under its current management by Lakeshore Management, presents significant concerns that may make it unsuitable for many Florida locals seeking a stable and affordable housing solution. While the physical location in Stuart offers access to desirable Florida amenities, the operational issues described by residents appear to severely outweigh these geographical benefits.

The primary and most critical issue highlighted is the drastic and frequent increase in lot rent, coupled with the introduction of new charges for services previously included. This financial instability can be devastating for residents, particularly those on fixed incomes, as evidenced by reports of military veterans and elderly families being unable to afford living there after rent hikes. The reported practice of management allegedly aiming for foreclosure on homes due to inability to pay lot rent, and then claiming homes are "abandoned" despite ongoing mortgages, points to highly aggressive and concerning business practices.

Furthermore, residents report a significant decline in the community's quality of life and amenities since Lakeshore Management took over, transforming it into a "total trash place" with "low maintenance" and "all amenities gone." This directly contradicts the expectations many have for a pleasant mobile home park community. The emotional distress, "stressful situation," and "heartbreaking thing" described by residents, including becoming "homeless" due to eviction while still holding a mortgage on their manufactured home, serve as stark warnings.

For Florida locals, the cautionary tale shared by those who have lived through these changes underscores a critical lesson: owning a manufactured home on leased land puts significant power in the hands of the park owner. The advice to "DONT BUY SOMETHING ON SOMEONE ELSES PROPERTY!" and to instead purchase a "real house that I own the land and put my future back in my hands" is a powerful testament to the risks involved. While mobile home parks can offer affordable entry into homeownership, the experiences at Royal Palm Mobile Home Park suggest that under current management, it may not provide the secure, affordable, or amenity-rich environment that many Florida residents seek. Prospective buyers and renters are strongly advised to exercise extreme caution and seek independent legal and financial advice before considering residency here.

Renter or Buyer BEWARE! I am still in shock since becoming homeless on 3/7/25 due to being evicted from Royal Palm Estate I NEVER in my life experienced the most stressful situation and heartbreaking thing dealing with Lakeshore management and its staff. I purchased a brand new home 4 years ago before lakeshore took over .2022 First time I became late on the rent during COVID and they lakeshore became new owners. I spent over $10,885.00 , less than half of that was the lot rent the majority of it was Their Attorney fees to keep from losing my . This is just the short version of horror with lakeshore. Currently I have been evicted from thier property I still have mortgage on the mobile home. My attorney emailed me and told me their goal was and is to cause a foreclosure and own your home. Which I knew ALL ALONG. The managers of royal palm email the lender on the 3/11 and said that my home was ABANDONED!!!! Smh My heart goes out to elderly families and residents that are struggling and have to deal with this type of Greed and corruption. After reading other articles and reviews this is a practice of lakeshore management . There’s so much more to my experience with them in full detail that gets worse but others need to BEWARE of Althea #37

Total trash place. Lakeshore management ownes this one, need I say more? High rent low maintenance this is the meaning to trailer park! Everything was good until Lakeshore management purchased this and then all amenities gone in a blink of an eye while raising rents every 6 months then charging for trash charging for water and even charging for lawnservice... Update: sold purchased a house, a real house that I own the land and put my future back in my hands... So happy and will strongly advise this is what you get when you buy something that can't be legally moved and it on someone else's property. They make the rules , you follow or get thrown out.. should be against the law... I've witnessed military vets thrown out of the trailer because rent went so high he and his wife could afford... And we question why are so many older people now seen living on the street or more accurately in the woods? I've seen what Lakeshore management does and will continue to do.. keep reading the news this is happening everyday everywhere, DONT BUY SOMETHING ON SOMEONE ELSES PROPERTY!
