Location and Accessibility

Seaway Ranch MHC is conveniently situated at 50 Mack Ave, Marysville, MI 48040, USA. This address places the manufactured home community within the city of Marysville, Michigan, a pleasant and often quiet community nestled along the St. Clair River. Marysville is known for its scenic waterfront, parks, and a generally peaceful residential atmosphere, making it an attractive location for those seeking a more relaxed pace of life while remaining connected to essential services.

The accessibility of Seaway Ranch MHC is a key factor for its residents. Mack Avenue itself offers straightforward access to local roads within Marysville, which in turn connect to major thoroughfares in the region. This ensures that residents can efficiently travel to various destinations for work, shopping, education, and leisure. Marysville's location in St. Clair County provides good connectivity to neighboring cities like Port Huron and Fort Gratiot, allowing residents access to a broader range of amenities, including larger retail centers, hospitals, and entertainment options.

For Michigan residents, the proximity to the St. Clair River also means potential access to recreational activities such as boating, fishing, and waterfront parks, which are hallmarks of living in this part of the state. Services Offered

Seaway Ranch MHC, like most manufactured home communities, offers a foundational set of services aimed at providing residents with a place to live. While some aspects of resident experience have been highlighted in reviews, the core services typically include:

  • Lot Rentals: The primary service is the rental of individual lots or spaces where residents can place their manufactured or mobile homes. In this model, residents generally own their homes but lease the land from the park. This often presents a more accessible path to homeownership compared to traditional stick-built housing.

  • Community Management: The park has a management team responsible for overseeing operations, enforcing community rules, and handling administrative tasks related to resident tenancy. The reviews indicate the presence of office staff who manage daily interactions and community policies.

  • Utility Infrastructure: While residents are typically responsible for their individual utility consumption and billing, the park provides the necessary hookups for essential utilities such as water, sewer, and electricity to each lot. Residents would then establish their own accounts with local utility providers.

  • Common Area Maintenance: Management generally undertakes the maintenance of common areas within the park. This includes internal roads, shared green spaces, and general infrastructure upkeep to ensure a functional and orderly environment. However, one review noted perceived shortcomings regarding the upkeep of the park for kids, indicating that common area maintenance might be a point of discussion for prospective residents.

  • Rules and Regulations Enforcement: A significant part of community management involves establishing and enforcing rules (e.g., regarding bike storage, yard upkeep) to maintain a consistent environment and address resident behavior. This is evident from the feedback regarding notices about items in yards.

Prospective residents should directly inquire about specific services, current policies, and details on utility responsibilities to ensure they have a complete understanding of what is provided by Seaway Ranch MHC.

Quiet community, I will keep that but you have to make sure you don't have kids that like to ride bikes to live here if they are in the yard you'll get a notice that they need to be put away even if they are hidden behind your porch and not noticable from the road. Lot rent and water bill go up yearly so in October lot rent goes up because of the water and in January because of the people that own it. The park for kids is laughable used to have basketball net but now just an empty slab rings are missing from the playscape.

The people that work there are not very nice especially the lady in the office during the day. She is really picky toward certain people in the park and she use to have a lot of political signs in her front yard (which I personally don't think someone who work's for a company should do) and the rent goes up every year.

Management is a joke. The place is gross. They hire random people to fix issues in the cheapest ghettoest ways possible to save them money. I live over by there and had a few complaints about what I’ve seen but you can only go into the office Monday/Wednesday/ Friday between 10 and 1. It’s so unprofessional. I thought they were trying to build this place up but the managers house looks the most gawdy and deserves the white-trash award.

I would stay clear, the owner is really clueless to about alot of things, I was told they would do a soft pull on my credit it was a hard pull. I had a bk discarded in 2017 it shows up on my credit report as such and she said she needed a copy of the discharge from my lawyer, she said something about there being a law that says if some one asked me for it I have to by law provide said form, um sorry this is the 21 century USA not France 1710 I'm Johnvaljohn (did I spell that right). We just needed a cheap temporary place to hold up while we open a new business location. Oh yeah that was a issue as well, she wanted 3 years of tax returns and bank statements proving income to rent a 800 a month double wide with no a/c. The application said all she needed was 2 paycheck stubs. If she is this difficult to work with now image the first time you contact her with repair issues. I would stay clear if I were you. There are better options.

The managers or owners, or whatever they are (deb and her husband) are so rude, and unprofessional. My name was still on a title of a trailer that my ex husband ended up not paying rent on and they forged my signature on the title and never contacted me to handle the situation. I left because he was abusing me, and there was 3 calls into MV police about abuse and by law they had to contact me, but never did. They kept the abuser in there who did lines of coke and crushed up prescription pills on the kitchen table and what do u know, he got kicked out a few months later for non payment of rent. Lol
