I honestly would not give this 1 star. In order to make a review I had no choice. This once was a nice park. That's why we moved there. We loved our home. And took pride in what we accomplished. Then new management took over. And also different neighbors who we thought was our friends. Suddenly that all changed. Management was taking sides of neighbors who purposely stabbed us in the back. For reasons unknown. There is way to much drama and people complaining about nothing. This community is a revolving door. Most do not stay for very long. We are friendly people and nice to everyone. It's really shameful for a manager to take sides and not listen to the real truth behind all of this. My advice to everyone looking to buy a home here. Run the other way. Until something is done with management and her sidekicks. This is the worst place I've ever lived in. Never in my lifetime of living in Florida, have I ever had issues with neighbors or management. My retirement starts elsewhere. Living healthy and happy.

The people that live here are very nice. The staff however lie to us every chance they get. I do not recommend living here.

About 2 months ago My Wife and I were house hunting and happened across a Beautiful Mobile Home in this 55+ community for a really good price. I have to admit that I did not check out any reviews about this place, the neighborhood, maintenance, management etc before visiting. There were plenty of Red Flags. Unfortunately I ignored them because my wife was so excited about getting this house. Even though neither one of us had ever lived in a mobile home or seen one as nice as this was on the inside, we decided to buy. I made a offer meeting their asking price. Along with My offer, I gave a $1,000 down payment to let them know that I was serious. Here is where things started to go weird. I'll spare you all the details of their weirdness but they accepted the offer but denied me residency. Yeah, I didn't understand at first either. So in plain English, we could buy the unit but I couldn't live there because they 'claimed' that My credit score was too low. After about a week they sent a letter that incorrectly showed My credit score as barely 600. This was wrong and I had proof but they refused to talk about it or reverse their decision. I tried to ask questions as to how this could be but they rather coldly refused to discuss it. I spoke with an attorney friend that explained that their refusal had nothing to do with my credit and everything to do with my 'Good Tan' as in 'No Black Folks Allowed'. My lawyer friend said that they can't plainly tell me that they don't allow Blacks. They have to go through the motions for legal reasons but they will always make up a reason to keep us out. The good news is that we found a much nicer place in a community that isn't concerned with our race or nationality. If you are one of those I would Far Right, Racist types then this is the place for you. If you are a Decent Black, Brown, White or any other kind of American then recommend you Never live in this place.

This is about Lot 235 in Shady Lane Oaks. UPDATE: ELS has turned over a bogus balance to collection. They're charging me for a full month plus fees even you I was only there nine days. Do you really want to rent or buy from this company? I rented Lot 235 for two years and two months always paying my rent on time. I received notice that the corporation that owns this park would not renew my lease because they wanted to sell the property. When I left, I was told I had to pay rent for the entire month even though I was only there nine days. They would not take a pro-rated check. It had to be ACH debit for the full month. They tried to take the full amount out of my bank account. When that didn't work, they added a $40 return check fee and a 10% late fee. My total is now $1937.10 for nine days. This is a 12 billion dollar corporation with multiple active lawsuits. They don't care about people. They only care about money. The office staff is hated by the community especially the manager. She is known to scream at people and threaten evictions. She does regular inspections and threatens eviction if work is not done. There are rules for everyone except the park which is in disrepair because of the corporation's unwillingness to spend money. The lot rent is up to $900 a month for new residents. The house on Lot 235 is only three years old and looks good from the outside, but the inside is made up of extremely cheap materials. They're asking $114K for it and that's on top of the monthly $900 in lot rent. These are the problems I noted with this property after living there 2 plus years: 1. The paint is peeling off the cabinets in the kitchen and master bathroom. 2. The kitchen sink is stained and rusted and the sprayer does not work. According to a plumber, both are the result of cheap materials. 3. The oven temperature is not correct and the broiler does not work. Also the surface is stained and scratched even with the use of the correct cleaning tools and products. 4. The dishwasher does not dry. 5. The countertops are glued on and starting to come off. The countertop is chipped...again from cheap materials. 6. Some of the strips on the island are also starting to come off. 7. There is glue on the floor in the kitchen. It was there when I moved in, and even though I have tried repeatedly to remove it, I was not successful. 8. There is glue on the floor along the living room carpet. 9. There was garbage left underneath the living room carpet. 10. The carpet is rolled up in the bedroom and worn in some areas. It's thin, cheap carpet. 11. The finish is coming off the floor of the walk-in shower which is very small. 12. The flooring is damaged in the kitchen. The floor is thin and easily damaged. 13. If the wood on the porch was ever treated, it's not now and the wood is cracking and becoming warped. 14. The dust is excessive even with dust air filters. 15. There are no back splashes...anywhere. 16. An electrician said there is an illegal piggybacked electrical device at the back of the house. 17. The bathtub is not finished correctly and is scratched. Think twice before buying this property. Besides the many problems with it, you don't want to be one of the many unhappy residents already there.
